"Mr. Ohi came to our home to inspect the foundation and support walls prior to us doing home renovation work. He did a thorough visual inspection and level measurements and located some small issues, but, thankfully, recommended that no foundation work be done. Mr. Ohi was pleasant to be with and knowledgeable about residential support structures."

"Having major remodel on lower level. Contractor tried to rope me into major work (and project delay) suggesting normal cracks on cinder block walls indicated a foundation issue. When I pushed back, he put project on hold stating I needed a structural engineer to certify. I called the first two people on home advisor locally and Omid got back to me in 2-3 min, was at my house within an hour and delivered a certified report within 3-4 hours. He listened to the situation and spoke with my contractor to hear his assessment before beginning his assessment measures. He directly pushed back on what contractor stated and provided simple solution for one crack that was more than hairline. Report was meticulous, he spoke with contractor directly, and saved this project. It was more affordable than what was suggested on average costs. While I couldn’t divorce from the unethical contractor mid project—I would have been stuck with no out without the work of Omid!"

"We have several disconcerting cracks on the walls, around window frames, and around the fireplace, both horizontal and vertical, and we wanted a structural engineer to evaluate. A&A Structures responded extremely promptly and the engineer, Yahya Alibadi, agreed to come the same day. He was a pleasure to deal withâ extremely knowledgeable, friendly, and down to earth, patiently answering all our questions, no matter how tangential.. He spent more than two ours inspecting the house inside and out, explained what he saw, the options for fixing the problem, and followed it up with a long, thorough, and clear report that we will share with the contractor who will be doing the repairs. We later had an email exchange and phone conversations to clarify some points further, and he continued to be extremely helpful. We are planning some construction work on the house soon, and we will definitely hire A&A again. Highly recommend."

"Bashir and Noorullah were a pleasure to work with. They were very detailed, providing a full set of plans to have a load-bearing wall removed in my home. Bashir was attentive and he and Noorullah answered all my questions. I would have no problem providing a strong recommendation for Structurist for any structural engineering needs especially when it comes to your home."

"Terry, Noor, and the whole team were incredibly professional and helpful with my project. I needed them to draft plans for an existing structure and they produced an outstanding bundle for me to submit to the county. The process was collaborative and they kept me informed on how things were going and what additional information they needed, and they also were great about including elements I wanted to see reflected in the plans. I highly recommend them and will likely hire them again if and when I decide to put an addition on my home."

"We have been working with Todd Willoughby since early in 2018. We had purchased a piece of land along the Chesapeake Bay and wanted to build a small but thoughtfully designed contemporary garden cottage for our retirement. After speaking with a number of architects we chose Todd and we have been very happy with that decision. Over several months, we worked have closely with him through the several design phases, culminating in a very complete set of construction documents, that we are now using for bidding. Throughout the process, we have found Todd to be personable, smart, perceptive and creative. He has been able to translate our ideas into working drawings that one of the contractors noted was called the most detailed he has ever seen. Todd has captured our vision for an environmentally friendly house with solar and rainwater harvesting. We have met with him many times talk through the many details, choices, and constraints you inevitably face. He has done all the coordination needed with the other specialties the engineers, surveyor, and solar energy firm. Having enjoyed this first part of the collaboration, we are hiring Todd to help us through the bid evaluations and construction admin phases. The best recommendation would be our actual house, but until we get there we can say Todd has done an excellent and professional job getting us this far, and we look forward to working with him through to a completed project."

I am a licensed Professional Engineer providing structural engineering services for residential and small commercial projects. I work with homeowners, contractors, and design professionals to help move projects through the permit process by providing structural calculations, drawings, evaluations, and engineering letters as needed.\n\nIn-person structural inspections are available in Maryland, DC, and Northern Virginia. Remote structural consulting is available in Delaware and North Carolina.\n\nTypical projects include load-bearing wall removal, beam and header sizing, additions, decks, foundation concerns, and framing evaluations. My goal is to provide practical, code-compliant structural solutions that are clear, efficient, and tailored to the project.

"They were excellent. They quickly made a draft that only needed 3 minor adjustments. The final product was exactly what I needed. They referred me to a structural engineer for review. The whole process took half of the time that they initially estimated. I would definitely use them again."

Structural Engineering questions, answered by experts

Completing structural engineering projects in Washington offers immediate benefits like improved safety and compliance with local building codes, which can streamline the permit process. Over time, these upgrades boost your property’s value, enhance earthquake resilience, and strengthen foundation stability—especially important for older homes. Thoughtful structural improvements also make future renovations simpler and help your home meet historic preservation standards unique to Washington.

Helpful?

Washington homeowners can choose from large engineering firms, boutique residential structural engineers, and contractors specializing in seismic retrofitting or foundation repair. Some general contractors have expertise in structural upgrades, while others focus on historic renovations. For complex projects, you may need specialists in underpinning, steel fabrication, or concrete work, especially if your home is older or located in a historic neighborhood.

Helpful?

In Washington, consider whether your property falls within a historic district, as this may affect design choices and approvals. Evaluate soil conditions, especially if your area has clay or high water tables, which impact foundation repair strategies. Be mindful of zoning restrictions, flood risks, and neighborhood notification requirements. Also, plan for limited street parking, strict construction noise rules, and seasonal weather that could affect project timelines.

Helpful?

In DC, expect the design and permitting phase for structural engineering projects to take three to six months, particularly if your home is in a historic district. Construction timelines vary: foundation repair might require several weeks, while full structural renovations can take several months. Weather delays and high demand during peak seasons can extend schedules, so always allow extra time for inspections and approvals.

Helpful?

For structural engineering projects in DC, high-strength concrete and advanced waterproofing systems are crucial for stable foundations, particularly in areas with clay soil. Engineered lumber and steel beams provide strong, reliable framing. Moisture-resistant materials and effective drainage help manage the local climate. If you’re renovating a historic home, reclaimed wood and traditional masonry techniques maintain structural integrity while preserving original character.
