"They came in last year and installed the requested water heater. The contractor offered pvc drainage plumbing to lead away from the crawl space and cut a hole in the crawl space entrance vent. A bit tacky and a nuisance to undo when entering the crawl space, but hey, it was a free upgrade and I guess I can’t complain. Thank you for the professionalism and the heater is working amazing. Very well installed and area was cleaned when you finished."

Customers say: True professional

"I stared to look for a plumber after I found water under my water heater. I jumped on Angi and posted my issue. With in minutes....Art messaged me and said he can be her 1st thing in the morning. BTW. This was 10pm at night. His quick response was a plus for me. I had one other respond but he over extended himself to my need. He came at 7amd and said....you need a new water heater. I can got get one and install it now. I was a bit reluctant and he said call me when your ready and left. My wife said his prices looked fair and he seemed like a good plumber. I called him back and said lets dance. He was back at my home in a hour and 1/2...and started the work. He protected my carpet and placed plastic on it. He warned my that maybe the cost might go up due to the age of the pipes and valves. He had the old one out and the new one in an an hour or so. He was quick, clean and polite. I paid him and shuck his hand. I recommend Art for your household plumbing needs. He was excellent."

Plumbing questions, answered by experts

Differentiating between plumbing and other repairs requires examining the symptoms closely. San Pedro experiences heavy marine layers, meaning water stains near windows indicate weather intrusion rather than pipe leaks. Foundation dampness on hillside properties points to grading issues instead of slab leaks. Conversely, persistent slow drains in older homes indicate root intrusion in your sewer lines. Always call the gas utility company immediately if you smell gas to ensure safety.

Helpful?

A final inspection sign-off proves your work meets local codes. In CA, proper installation requires water heaters to feature double strapping at the upper and lower thirds. Professionals will also install earthquake-rated flexible connectors on gas lines. Because of the coastal salt air, exposed pipes and fittings should feature corrosion-resistant materials. Finally, thorough plumbing includes clear video inspection reports for sewer laterals and proper cleanout access points installed at required intervals.

Helpful?

Start by checking if your property sits in a seismic hazard zone, as San Pedro features coastal soil instability that impacts underground pipes. You should confirm whether your home connects to the city sewer system or relies on a private septic tank. Always call 811 before digging to locate underground utilities. Finally, verify if your project requires a licensed professional to ensure your plumbing meets all local codes and safety standards.

Helpful?

As homes age, original galvanized steel supply pipes corrode and require full replacement. In historic San Pedro properties, clay sewer laterals suffer from root intrusion and need lining. Over time, seismic activity creates small joint stresses that cause hidden leaks. Additionally, coastal salt air accelerates corrosion on exposed exterior fittings. You must also update aging fixtures to comply with mandatory water efficiency ordinances across California during any plumbing renovation.

Helpful?

Start by documenting the year your home was built and locating your main water shutoff valve. Gather any previous sewer scope reports and check your local permit history for past repairs. Note whether your symptoms correlate with the San Pedro marine layer season, which helps professionals distinguish plumbing leaks from weather intrusion. Finally, record any recent utility bill spikes and photograph visible water stains before calling a professional.
