I sent her my $2000 deposit and she confirmed receipt of the payment, soil test results and the architectural plans on 5/12/2015. She stated in an email on that day she will start the design process. On May 21st, I sent her an email inquiring about the status and she responded the following day that she doesn't have all the plans and has not started yet. I was furious, because I did not receive one email from her over the past 10 days telling me she was missing anything (even though she had all the plans). After several emails and phone calls to her telling her I do not wish to have her draft the plans any more. She ignored every one of my emails and continued emailing my architect requesting the plans, even though she had them all already. Eventually I had my architect email her again the plans, which at that point she said she would have the plans ready by the 23rd of June. I replied back to her that I have no choice but to wait since she is obviously holding on to my money and she has already delayed me over a month on starting my construction, but I would like her to agree to a $500 penalty for every day she is late delivering the plans after the 23rd. She sent me an email the following day stating she is going to be refunding me the deposit minus the time she spent reviewing the soil test results and corresponding with me, because of "my rudeness, anger and hostility" I exhibited. Really? I am the rude one? She obviously lied about that as well, because several days have gone by and no check has arrived in the mail yet. (we live in the same town - mail would arrive the following day). Dealing with Vera Green was a horrible experience, that I wouldn't wish on anyone. She lied in all her emails and stole my money. getting the engineering plans was suppose to be the first step in building our dream home and she managed to turn it into a total nightmare. Envy Exteriors was pretty busy this summer, but we got on their schedule early, and I guess that's a good sign that they were in high demand. We had several meetings with Josh, Envy's landscape architect, to develop the plan. The plan had several phases, and included a summer kitchen and pool which we hope to have Envy complete later. Our house was built by Kurk homes, and we sub-contracted with Envy for the landscaping. They did the grade work on the lot, drainage system, sprinkler system, sod, bull rock, barriers, flagstone landing, moss rocks, mulch, shrubs, bushes, and flowers. The second phase was the exterior lighting. This consisted of 15, 10 degree LED Kichler lights on a low voltage transformer with a photo-electric timer. It looks really good.
Justin is the owner and personally supervised the entire operation. For a few days there were two crews (irrigation and landscaping) and over a dozen Envy employees working on our lot. They did a great job, and made several forward looking modifications to accommodate drainage from gutters that weren't even installed yet. We had a great experience working with Envy Exteriors, and we are very pleased with the finished product. We plan on using them in the future, and would recommend them to our friends.

I knew my existing American Standard system needed to be replaced, and I already had a trusted provider of AC services, so I originally intended to get just a price comparison. Phil Musial, the owner of Woodlands Heating and AC came over and examined my old system, and discussed at length with me a number of options. As an Architect I was immediately impressed by his technically sound advice and his no-nonsense approach. He explained above and beyond what was necessary for a sale. I asked plenty of pointed technical questions and he delivered honest answers every time. Furthermore he did not try to up-sell me the highest-end system he had, or even any particular system...but instead discussed with me several scenarios and the best bang-for-buck approach with an old home like mine...leaving every decision to me with a balanced, sensible array of options. Like me his view was not black-and-white or in any way pushy, instead he also considered the pros and cons of various solutions. It was as though he was my next door neighbor evaluating the same scenarios that he might install for his house. Here's an example; I was considering a dual zone system (1st and 2nd floor), or even the highest end systems available, multiple zone, double (or dual-stage) condensers and humidity control enhancements. Any of those would have been 50%-100% (or more) expensive. I indicated I was open to anything and he gave me bids for those more expensive options, too. But Phil pointed out that a wood framed developer-built home like mine that is 20+ years old probably won't see major efficiency benefits from either of those higher-end systems, at least not enough to convincingly justify the large price difference. A house like this just isn't insulated and sealed well enough. Likewise in terms of air quality he advised placing an air filter box right at the input where the duct work enters the air handler. Why? Because once again an old house is leaky in all kinds of areas so the best way to improve air quality was to filter the incoming air right at the air handler. The older system almost certainly had plenty of input air bypassing the air filters that I was installing from Walmart. And the new filters are actually less expensive than the old ones. Likewise the old duct work was almost certainly hurting system efficiency because it was squashed in several areas and probably had plenty of internal airflow resistance. Phil also mentioned how going to Home Depot and renting a machine to blow in insulation into the attic is a great cheap way to improve efficiency. This and other practical advice made absolute sense and my original provider did not mention any of these points. For a solution I opted for a mid-range Carrier Performance system coupled with a high-end internet-connected electronic thermostat (NEST V2, ~$250). I also replaced my old squashed duct work, and installed the new filter box. The goal was to get maximum bang-for-buck efficiency, better air quality, and some added convenience features for a reasonable price. Instead of going for the much more expensive total system, the NEST V2 thermostat ($250) might offer a measurable advantage for the whole system because its price is comparatively low vs. the whole installation. After all, the most efficient AC system out there is the one that's turned off, right? Plus the NEST added all kinds of convenience measures like being able to adjust it on my phone from bed, or on vacation, etc. But as an example of Phil's approach he did not try to up-sell me the fancier proprietary AC systems with their elaborate custom systems and thermostats. Likewise he did not distribute the NEST as a company and so he didn't get to markup that sale. Instead I purchased the NEST on Amazon.com for the best possible price and his guys installed it for me free of charge. How cool is that? This is what it was like to work with Phil, like some neighbor who happens to be a subject matter expert and is also carefully considering all the options from the standpoint of you; the home owner. He considered with me the overall best approach...not just the one that benefits his company and his profits. Do you know many contractors or installers like that? I don't, and I'm an AEC industry professional. Then there's his workforce. His guys are hardworking full-time exceptionally smart installers who also know their business. I don't expect the HVAC installers to be college-level graduates with a polite and professional demeanor. And I don't know if they're actually college graduates, but they certainly deliver that impression. Totally professional, polite, hard-working and knowledgeable. Phil's got to have some genius instinct for finding and keeping great employees...this is another sign of his quality value-oriented business, its totally above what I'd expect. Typically with contractors and installers you find the head guy is knowledgeable but his employees are unmotivated, underpaid (and often temporary) workers. That's a serious liability for the owner because the slightest lack of oversight means you're going to get screwed by the guy that doesn't understand or care about his work; that final work is in fact what you are really buying. In fact, that's the single biggest problem in the entire construction industry, even on giant commercial projects on which I've been a project manager. You the owner, are almost certainly going to get the lowest common denominator of quality because the guys doing the actual work don't understand or care about what they are doing. Rest assured that is NOT the case here. For the original install several guys showed up and clearly paid attention to the details. They didn't track crap through the house, they were fast and thorough, they were polite and professional. They cleaned up after themselves. They even parked sensibly without upsetting the neighbors. Brian was the lead installer who worked on my home for the install and afterwards and he leaves one the impression that one day he'll be a top guy in the company. There's a smooth transition in this company in terms of expertise from top to bottom and from the boss to the execution. There's a fine gradation of professionalism throughout, and that's rare and essential. So now about my chosen Carrier hardware. I read up a lot beforehand on the various HVAC manufacturers and I felt as though they all have some good reviews and some completely horrible reviews. Its tough for me to objectively say if Trane or Carrier or American Standard is better. It may well depend on the specific model, and/or system. I've found that's the case with manufacturers, Company A has two great models and two mediocre ones. Company B has two (different) great models and two so-so ones. The high end from one company might be outstanding while the low end might be great. Or vice-versa with the competition. And these things change over time. However one thing is certain; final performance with an HVAC system most definitely depends heavily on the installer. A great system badly installed will give one the impression that the manufacturer is bad and vice-versa. If you read reviews out there or get advice from contractors or homeowners be careful to discriminate, its easy to mix and match installation vs. hardware and blend impressions from the two. That leaves you as the end user with real confusion; its really tough to tell if there are objective differences in terms of the manufacturers and systems. "Well, what can I say about Colony Builders? Well, this will be kind of long... but they get full marks from us. We were looking for an enclosed patio for our backyard that joins onto the house. Mainly due to the breaker box being outside and the royal pain of going outside in the pouring rain to flip the breakers every time the power goes off. We also wanted a nice place where we could make the area look nice with potted hanging plants and planter beds. We searched online at various sites including Amazon for what we wanted. The pricing of such a patio online was around the $5,000 range and the reviews were just awful due to the bad workmanship and lack of instructions, so it was there I decided to look up local building companies, and that's when Colony Builders popped onto my screen. We made an appointment online, and within a couple of days we were paid a visit by business owner Ali, who politely sat with us and from there we discussed our ideas of our vision of what we wanted. He worked with us and offered suggestions of his own for an enclosed patio. When we were done, he quoted the price, which was 4 times the amount of the shoddy kit patios we were researching earlier. Unfortunately it was out of our price range, so after he left, we thought about it for awhile before deciding we didn't need it enclosed. After contacting them again, Ali's nephew Mahdi came out to meet with us to discuss this different route. Mahdi is a born people-person and was wonderful to talk things through with. He was respectful and treated us like good friends instead of potential clients. He also understood perfectly of the changes we wanted and offered suggestions to help us save more money on the project. For instance, we have a concrete slab outside our back door. It is standard for townhomes in our area. We also wanted a tile floor on the patio which would be expensive. He offered the faux-tile stamping option, which was much cheaper. Basically stamping tile patterns into the freshly-laid concrete with different powdered colors to give the perfect illusion of tiles, which was perfect for us on a budget. From there we were certain we wanted to go ahead with the project. We decided on an open design patio on sturdy posts with a roof to match our existing roof tiles. All this on a new slab of concrete, much longer than the existing slab with a beautiful rustic mosaic tile-stamp pattern. They could even leave the existing slab in place. A deposit was asked upon agreement of a few thousand dollars up front. Our patio would cost $14,380 all up with no more to pay. Still more expensive than I would like but the craftmanship would be much better. They offer finance through Medallion which gave us the lowest interest rates, and we can even set up automatic payments online. We financed for 144 months to reduce the monthly payments but we have the option of paying more without penalties. Next step after our ideas were laid out was having the architect come over and draw up plans several days later. Madhi was also present for this. He literally was with us for every step of the way which was awesome. Plans were submitted to the HOA. Of course, they were rejected (I hate HOA's!). Apparently our HOA won't allow any structure to be built directly on to the house. So, ok. Mahdi came back over and we discussed further options for approval. The architect came out again... We planned it 3 feet from the wall instead, leaving a nice gap for the rain to fall through, but we'll figure something out later to stay dry. Also 4 posts instead of 2, as it was now free-standing. This time our second HOA rejection. We were getting frustrated at this point and were seriously thinking of scrapping the entire idea. The HOA's newest reason? The entire structure had to be at least 3 feet from the wall. Well, we thought it was! What they were talking about was the roof overhang, it would protrude closer than 3 feet to the wall. Once we redid the plans a 3rd time and kept the roof overhand 3 feet away from the wall, the project was finally approved. Within a few days the concrete guys came out to start the project, it was all happening now! They did a great job and had the slab laid within a day with the tile-stamp pattern already embossed into the concrete, it looked great! They also dug out the corners where the posts were to go, to 2 feet deep. They filled them with rebar and completely filled them with cement, these were for structural support to balance the posts. The second day, they power washed the new patio floor and weather-sealed it. Job done, and we were very happy with it. So were they, as they were often caught dancing away on our security cameras while they worked. They love their job also! A couple of days later, the framers arrived to start on the actual patio. Very quickly they put up our patio and roof tiles and did a great job. The posts themselves were fixed in place by hurricane straps, so it would withstand hurricane-force winds in a storm. The posts were sealed with James Hardy seal. Basically, the wood posts were encased in a super-strong material that protects it from the weather and rotting. It kind of resembles drywall, but much stronger. We were also told this in the planning stage, that we couldn't hang hooks or anything on it because it would crack the seal if we did. The builders would hang them for us using James Hardy nails and hardware. which they did with no worries. It turns out there was a slight miscommunication between us there. You can use normal screws in the wood after it has been sealed, it won't crack it, but can only use the James Hardy nails as they are stronger. They gave us some nails for future use if we want to add more hooks or a trellis. The builders did put a hole in our window screen, which we reported. Mahdi came out right away with a screen he had lying around the office to see if it would fit and replace the damaged one, which it didn't. A nice gesture. The next day the framers/builders finished the job and painted it to the colors of the house and it looked amazing! They also replaced our screen with a new one with no problems. Mahdi and Ali came out that day to see the final result and to make sure we were happy with it, which we were. Mahdi in particular was so helpful throughout this entire (ordeal) project, he was always there for questions and suggestions. He even showed us many ideas of designs for the patio and also the tile-stamp patterns. At no stage was there any doubt of where we all stood on the project, we were always on the same page at all times for every step of the way, and that was exactly what we needed, as this was our first real costly project, so many thanks to you Madhi, you made our life much easier! Your pleasant attitude, extreme patience and kind nature was so appreciated by us so much we can't express. Thank you to Ali too for making this project happen and for offering improvement suggestions along the way. To sum up, this was our first project and we are glad we chose Colony Builders, they work with you every step of the way and never once did they make us feel like they were pressuring us into "selling us something". I would highly recommend them for any project, they get top marks from us. By the way, they offer a 5 year warranty on the patio and base, then a 30 year manufacturers warranty on the roof. We can't argue with that, any hopefully will never need it. This patio is sturdy! Now, all we need is to find a good quality rain guard for the back door and breaker box... We will be using them again to build a small kitchen window box in the future, but that's another review for another day. Thanks again guys, you all did a great job! "Well, what can I say about Colony Builders? Well, this will be kind of long... but they get full marks from us. We were looking for an enclosed patio for our backyard that joins onto the house. Mainly due to the breaker box being outside and the royal pain of going outside in the pouring rain to flip the breakers every time the power goes off. We also wanted a nice place where we could make the area look nice with potted hanging plants and planter beds. We searched online at various sites including Amazon for what we wanted. The pricing of such a patio online was around the $5,000 range and the reviews were just awful due to the bad workmanship and lack of instructions, so it was there I decided to look up local building companies, and that's when Colony Builders popped onto my screen. We made an appointment online, and within a couple of days we were paid a visit by business owner Ali, who politely sat with us and from there we discussed our ideas of our vision of what we wanted. He worked with us and offered suggestions of his own for an enclosed patio. When we were done, he quoted the price, which was 4 times the amount of the shoddy kit patios we were researching earlier. Unfortunately it was out of our price range, so after he left, we thought about it for awhile before deciding we didn't need it enclosed. After contacting them again, Ali's nephew Mahdi came out to meet with us to discuss this different route. Mahdi is a born people-person and was wonderful to talk things through with. He was respectful and treated us like good friends instead of potential clients. He also understood perfectly of the changes we wanted and offered suggestions to help us save more money on the project. For instance, we have a concrete slab outside our back door. It is standard for townhomes in our area. We also wanted a tile floor on the patio which would be expensive. He offered the faux-tile stamping option, which was much cheaper. Basically stamping tile patterns into the freshly-laid concrete with different powdered colors to give the perfect illusion of tiles, which was perfect for us on a budget. From there we were certain we wanted to go ahead with the project. We decided on an open design patio on sturdy posts with a roof to match our existing roof tiles. All this on a new slab of concrete, much longer than the existing slab with a beautiful rustic mosaic tile-stamp pattern. They could even leave the existing slab in place. A deposit was asked upon agreement of a few thousand dollars up front. Our patio would cost $14,380 all up with no more to pay. Still more expensive than I would like but the craftmanship would be much better. They offer finance through Medallion which gave us the lowest interest rates, and we can even set up automatic payments online. We financed for 144 months to reduce the monthly payments but we have the option of paying more without penalties. Next step after our ideas were laid out was having the architect come over and draw up plans several days later. Madhi was also present for this. He literally was with us for every step of the way which was awesome. Plans were submitted to the HOA. Of course, they were rejected (I hate HOA's!). Apparently our HOA won't allow any structure to be built directly on to the house. So, ok. Mahdi came back over and we discussed further options for approval. The architect came out again... We planned it 3 feet from the wall instead, leaving a nice gap for the rain to fall through, but we'll figure something out later to stay dry. Also 4 posts instead of 2, as it was now free-standing. This time our second HOA rejection. We were getting frustrated at this point and were seriously thinking of scrapping the entire idea. The HOA's newest reason? The entire structure had to be at least 3 feet from the wall. Well, we thought it was! What they were talking about was the roof overhang, it would protrude closer than 3 feet to the wall. Once we redid the plans a 3rd time and kept the roof overhand 3 feet away from the wall, the project was finally approved. Within a few days the concrete guys came out to start the project, it was all happening now! They did a great job and had the slab laid within a day with the tile-stamp pattern already embossed into the concrete, it looked great! They also dug out the corners where the posts were to go, to 2 feet deep. They filled them with rebar and completely filled them with cement, these were for structural support to balance the posts. The second day, they power washed the new patio floor and weather-sealed it. Job done, and we were very happy with it. So were they, as they were often caught dancing away on our security cameras while they worked. They love their job also! A couple of days later, the framers arrived to start on the actual patio. Very quickly they put up our patio and roof tiles and did a great job. The posts themselves were fixed in place by hurricane straps, so it would withstand hurricane-force winds in a storm. The posts were sealed with James Hardy seal. Basically, the wood posts were encased in a super-strong material that protects it from the weather and rotting. It kind of resembles drywall, but much stronger. We were also told this in the planning stage, that we couldn't hang hooks or anything on it because it would crack the seal if we did. The builders would hang them for us using James Hardy nails and hardware. which they did with no worries. It turns out there was a slight miscommunication between us there. You can use normal screws in the wood after it has been sealed, it won't crack it, but can only use the James Hardy nails as they are stronger. They gave us some nails for future use if we want to add more hooks or a trellis. The builders did put a hole in our window screen, which we reported. Mahdi came out right away with a screen he had lying around the office to see if it would fit and replace the damaged one, which it didn't. A nice gesture. The next day the framers/builders finished the job and painted it to the colors of the house and it looked amazing! They also replaced our screen with a new one with no problems. Mahdi and Ali came out that day to see the final result and to make sure we were happy with it, which we were. Mahdi in particular was so helpful throughout this entire (ordeal) project, he was always there for questions and suggestions. He even showed us many ideas of designs for the patio and also the tile-stamp patterns. At no stage was there any doubt of where we all stood on the project, we were always on the same page at all times for every step of the way, and that was exactly what we needed, as this was our first real costly project, so many thanks to you Madhi, you made our life much easier! Your pleasant attitude, extreme patience and kind nature was so appreciated by us so much we can't express. Thank you to Ali too for making this project happen and for offering improvement suggestions along the way. To sum up, this was our first project and we are glad we chose Colony Builders, they work with you every step of the way and never once did they make us feel like they were pressuring us into "selling us something". I would highly recommend them for any project, they get top marks from us. By the way, they offer a 5 year warranty on the patio and base, then a 30 year manufacturers warranty on the roof. We can't argue with that, any hopefully will never need it. This patio is sturdy! Now, all we need is to find a good quality rain guard for the back door and breaker box... We will be using them again to build a small kitchen window box in the future, but that's another review for another day. Thanks again guys, you all did a great job!
