I spend 4 hours on an inspection (maybe longer) and take pictures of all issues I observe. Statements are provided in the report for each issue noted and are reiterated underneath the respective photos with annotations (most inspectors compile a list of photos at the bottom of each section without captions or annotations). My reports are informative and descriptive, and I rarely receive a phone call for further information. Some of my handy tools include an ExTech moisture meter, Flir C2 thermography camera, infrared thermometer, voltage/amp meter, foundation level device (100 ft cord), and 20-foot telescoping ladder.
