"Ty came out and after talking to me and taking some measurements, since the whole house was on a tilt from front to back, respectfully suggested that it would cost too much money to repair and that it was probably not worth it on an older home. He suggested that if we can live with it, that we should just do some cosmetic repairs. He even made some suggestions on how best to make these repairs by not just spackling, but actually replacing sections of drywall since the points were already weak. I really appreciated the honesty and feedback on how best to proceed."

"I found a good sized crack in my floor when I pulled up the carpet for new flooring. I called Herculese Foundation out of Austin and made an appointment. They were very professional. and the came and checked the foundation with a meter and even with the crack there was only about an 1/8 of an inch difference in the in the corners of the house. I was very relived that I was not facing a large repair bill and now I continue with installing new flooring."

"My elderly mother's house has many cracks in the walls, and the front door at times is very difficult to close and lock. She even got locked out of the house once because the key wouldn't turn in the door, which has been raised and lowered repeatedly. That scared her and she sought an estimate of how much it would cost and what would be involved in getting the house leveled again(It had been done in 1987, too). Her contractor arranged for the man from Olshan to come out, which he did.
After carefully looking at the cracks and asking questions about the house's construction, he used an electronic device to compare the changes in the levels of the various parts of the house. He found as much as 9 inches difference from the front to the back of the house. He said that a newly constucted 30ft wall should have no more than 3/4and quot; change from one end to the other.
We sat down to talk about the situation and he told us the house and the whole neighborhood were built on an area of expanding clay (we already knew this) and that although the 1987 work done by another company was pretty good for the technology available then, unless the concrete pillars they installed had reached down to solid rock(and this clay is as much as 14 ft deep in some areas), the cracks would return and continue, which they have.
Now here is where his honesty and integrity really kick in---he said that because there was no way to guarantee the work (Olshan does a lifetime guarantee), they would NOT do a foundation and quot;Repairand quot; on the house. He talked about the seasonal nature of the clay's expanding and contracting, and told us if they were to do the work, the presence of the concrete pillars from the previous work would make it even harder to put in their piers (they would have to drill through the old ones--very expensive!). He said we could spent a lot of money and have cracks again within six months. So this young man apologized and declined to do the job! WOW! Honesty and integrity! We were impressed and thanked him."

"This company is excellent in what they do. First they let you know exactly what time frame it will be done in and they were a day ahead of schedule. Secondly the price was honest and competative with a great warranty. Foundation work is messy and the had to dig in my flower beds and put everything back as they found it. Justin didnt try to sell me anything more than what was needed to correct the foundation. The bid for the job was what we owed at the end nothing added. Company has integrity and great customer service. The office personnel go above and beyond to help you. They even helped recommend a good plumbing service to fix the plumbing under the house. Cant say enough about them. Would highly recommend them to anybody that needs foundation repairs. 5 stars and above. Thanks to them our home is back in shape."

"The concrete supporting the deck around the pool was sinking, causing the flagstone to crack and split away from the pool coping. Southern Concrete Raising performed grout injection around the perimeter of the pool, raising and stabilizing the surface. The job took several hours. Everyone at the company was nice, punctual, excellent communicators, and easy to work with."

Foundation Repair questions, answered by experts

New homeowners in Spring should begin with a comprehensive foundation inspection to identify any early signs of settlement or soil movement. It’s important to assess drainage patterns, check for under-slab plumbing leaks, and ensure gutters and downspouts direct water away from the home. Addressing minor cracks, improving yard grading, and installing soaker hoses to maintain consistent soil moisture are proactive steps that help prevent future foundation issues in this region.

Helpful?

In Spring, recurring wall cracks, sticking doors or windows, and uneven floors often signal that earlier foundation repairs may not have addressed underlying soil movement. Exterior symptoms like widening cracks in brickwork, gaps around window frames, or a leaning chimney are also red flags. Persistent drainage issues, such as water pooling near the foundation or damp crawl spaces, suggest the need for a thorough foundation inspection and possible rework.

Helpful?

For a smooth foundation repair process in Spring, start by selecting reputable local contractors with experience in the area’s soil conditions. Document your home’s current state with photos, review any neighborhood or HOA guidelines, and plan for equipment access around mature landscaping. Schedule repairs during drier months to minimize weather delays, call to have utilities marked, and set aside a contingency budget. Always request detailed warranties and clear maintenance instructions.

Helpful?

In Spring, foundation repair projects often feature pressed piers and helical piers to address the area’s expansive clay soils, which are prone to seasonal movement. Homeowners are increasingly combining slab repair with advanced drainage solutions, such as French drains and surface grading, to prevent water accumulation. Integrating landscaping that diverts runoff and using polyurethane foam injection for minor settlement are also popular trends for long-term soil stability and protection.

Helpful?

The longevity of foundation repair in Spring depends on a detailed soil analysis to account for the region’s expansive clay and sandy loam soils. Effective drainage management, such as proper grading and gutter placement, is essential to prevent water intrusion. Using high-quality, moisture-resistant materials and ensuring piers are installed below the active soil layer are critical. Employing experienced professionals familiar with local soil movement patterns also ensures durable results.
