Add a deteriorating wax seal to this, and you have a recipe for disaster. The best solution is to shut off the water valve, replace the toilet flange, and seal it with a new wax ring.

The most expensive part of adding a bathroom will always be the wet areas, such as the toilet, sink, and shower. Considering a half bathroom won’t have a shower, you’ll save quite a bit of money there versus adding a full bath with a shower or tub.
