"If you want a home inspection you can trust hire Lee. He is thorough, knowledgeable, and qualified. He explains things as he inspects the property. He encourages the buyer to participate in the inspection. He explains what will be in his report and then provides you with a well written, detailed report with pictures."

"We were contracted with Cerl for a home inspection. Do not use them. They are not accredited and do their own test. I would NEVER let them in my home! They tore apart our home and there was no bad mold! They are a nightmare!!!"

"Carlos was very precise in his evaluation of the condition of my roof and what work was necessary to replace a section of the roof and repair the other areas that needed attention. I want to emphasize that his work crew were extremely professional and courteous; they also answered all of my questions about the repairs they were performing. After the job was done, they cleaned up and removed all of the debris. I recommend New Mexico Roof Experts without hesitation; as a matter of fact, I am going to have NM Roof Experts repair another section of my roof in the near future."

Small jobs welcome

"Complete re-stucco on single story home with walled courtyard. 15 year old home with original bad stucco job which was beginning to fail. Couldn't be happier and house looks great. All hand applied and can really tell the difference. Crew was wonderful and really cleaned up with no debris left. Will call these guys again for other home repairs. Very reasonable price for quality job well done."

"Clint Roberts came over the day I contacted them and after a complete inspection and explanation, we arranged to have the roof replaced. He was very helpful in arranging everything. They were here within 2 weeks and only took 8 hours to do all the work and clean up. The guys were awesome- fast and professional."

"Our second story decking was leaking water into the house and the red wood decking was rotting. Sandia Buiding Solutions was extremely diligent in repairing the roof, double coating the entire area and leak testing. They recommended and installed a Trex Decking System in an expert manner. Excellent customer service, the owner dropped by on mulitple occasions to inspect the work. The outcome is exceptional."

"I originally was going to go thru insurance and then after Jordan and Brian came by I saw the difference in what quality means. I did not want insurance to tell me what kind of roof I was going to get. It is my house and my family. The workmanship was incredible and was done in a good time. I know have a 50-year roof that I can pass along to my loved ones. Thank you, Jordan and DaBella you really allowed me the opportunity to upgrade my home!"

Home Inspection questions, answered by experts

Home inspectors may look briefly at your roof, but certified roof experts will be more thorough. Hiring a roof inspector can give you a better sense of any underlying concerns as well as longevity. That said, a roof inspector won’t look at the rest of your home. The inspection may or may not include the attic, where problems can be hidden if they aren’t already visible on the surface of your roof. It’s important to clarify exactly what you’re getting with your inspector so there are no surprises.

Structural problems with the foundation or roof, water damage, and significant plumbing or electrical issues are all considered major red flags in a home inspection. Of these, a structural problem related to the foundation is often the most severe. Foundation repairs are typically the most expensive and intrusive to carry out, averaging around $5,000 but sometimes reaching up to $16,000. Because these problems can pose safety risks and be costly to fix, you should ask your inspector detailed questions about any identified issues. You will need to carefully consider how major problems affect what you’re willing to pay for the home, or if you want to proceed with the sale at all.

To determine if your house has dampers, inspect the ductwork for levers or handles, particularly near the main trunk line of your HVAC unit. Dampers are typically found in homes with ducted heating and cooling systems, but not all houses have them, as some builders may omit them to save on construction costs. If you cannot find any dampers or wish to have them installed, it is best to contact a local HVAC professional. While you can install them yourself, it may require significant work and could involve a partial air duct replacement, potentially costing $1,000 or more.

Through detailed analysis of load paths, materials, and existing damages.

It’s a good idea to be present for a home inspection so the inspector has access to anything they need for the inspection and so you can ask the home inspector questions if necessary. You don’t need to shadow the inspector while they’re conducting the inspection—in fact, it’s better if you don’t—but don’t go too far in case they need access to something or have any questions.
