After meeting with Micah, I did a little checking on what he had told me and contacted another plumber we had used before, who was not able to do the work as soon and the price would be higher. Micah scheduled the excavation crew for the next morning, and when it was pouring rain, called me to discuss options and potential consequences. Micah took personal responsibility for making sure we had water during the holidays, even though this was our first business contact. He got the necessary permit and repaired the line on Christmas Eve day and restored water service to us, although he couldn't close up the trench until the City had inspected the repairs. When the temperature dropped below freezing, we were concerned about the open pipe, and he promised to repair it at any time if it should freeze and break, with no additional charge. After the City inspection, he promptly had the trench filled. The damage to our yard was amazingly minimal, in spite of having the work done when the yard was muddy from the leak plus the rain. Every contact with this company has been very friendly, helpful, and trustworthy. The owner was on time and friendly but the cost was not discussed upfront. The service was performed but tech had doubts if it would be permanently successful and suggested the problem may be a broken line. But this was mentioned only after the completion of the line being routered. He offered camera service but it would have been an additional $300. As it was late in the day he would have to come back another day. I was shocked at the cost of the service and relieved I didn't have the camera work done. I have since had camera done by another servicer and it was only $65.00. The sewer line is indeed broken.
Overall the service was good for what it was but the prices were off the chain. Second plumber, who had been used by family gave me $1200 AND he would go in through Master Closet which is carpeted leaving minimal repairs as he cut carefully the hole in the wall and replaced. When he got to the vent pipe reported to be separated it had been repaired appropriately when bathroom was redone with new flooring about 2-3 years ago. To be sure he sealed again just in case a microscopic hole was letting in gas. Sewer gas smell returned for a week or so then went away when the city 'blew out the sewer lines" in my area. And I heard the air through my pipes to affirm! My preferred plumber checked ptraps, toilet seating etc. He was hesitant to start destroying things again until he was sure what the issue was. As it turned out several neighbors had experienced my issue with no plumber (after spending copius sums) finding the reason. It appears with the city working on sewers in my area that may have been the cause. So far no smell for a month. I waited to review until I was pretty certain the cause had been located, which of course was not vent pipe separation with a bill of $3200 plus construction costs!! It did cost me $1200 but had a real professional with my best interests in mind searching out the problem and resolution. Advantage showed up on time, put in a first-class French drain that exited further (at the drainage at my property boundary) for $2,650. We had record rains today. "In August 2022, after hearing about DFW Improved on a home improvement radio show, we entered into two contracts with them for a roof replacement and interior water damage repair. These contracts were based on insurance-approved scopes following the 2021 ice storm. DFW Improved began the roof replacement project first. Following the replacement, the roof continued to leak due to their failure to replace the flashings. Despite corresponding work items in the insurance scope (confirmed later by the insurance adjuster's email), the DFW Improved salesperson insisted that flashing was not part of the roof. He threatened legal action if further payment was not made. Prior to this, they presented two identical model shingles as choices, which their own roof subcontractor on-site disclosed. Upon our inquiry via email, instead of addressing the issue, the salesperson accused us of defaming their company. Furthermore, they quoted $900 for a non-existent siding hole and estimated $25,000 for a bookcase, which their own designer valued at $6,000 to $7,000. While the roof leaking issue was still unresolved, DFW Improved began interior work. Instead of submitting the agreed supplement request as agreed, they skipped necessary steps to cut water-damaged drywall. To prevent wasted effort, we instructed workers to stop. The salesperson responded, stating that workers would not proceed with any work not approved by insurance. However, he emailed the insurance company claiming that the work had already been completed, causing significant confusion for us. During the halt period, we sent out numerous issues such as broken air pipes, cracked roof rafters, missing insulation, roof holes, missing felt paper, and a leaking roof. However, we received no response other than prevaricate explanations and demanding for money. We escalated to the DFW Improved upper manager who responded that they are their best team members and disregarded our request for an alternative project team. DFW Improved abandoned the projects and warranties, and initiated separation in December 2022. Both parties engaged in negotiations over separation costs. During this process, DFW Improved unexpectedly sent four individuals to our house, claiming to inspect texture work and demanding payment. Subsequently, DFW Improved placed a lien on our house, and their lawyer sent a demanding letter stating they would auction our house and (quote)“sue Vigorously” if payment was not made, despite the mediation/arbitration clause clearly outlined in the contracts. Under this pressure, we filed a claim in Tarrant County Small Claims Court, where the lien was placed. Later, their lawyer filed a motion to transfer the case to Collin County, where DFW Improved is based. We refused to comply with a demand for $5,000 and the confidentiality requirement during mediation. DFW Improved filed a new case simultaneously in the higher Tarrant County District Court, demanding a new amount of $59,845 and seeking to enforce the lien, providing no explanation for this amount. According to their co-owner's email, their accounting book calculated that we owed them a total of $1,260 (detailed below). During pre-mediation discussions, their lawyer attempted to justify their request for $8k, citing that a significant portion was allocated to attorneys' fees. We did not engage their lawyer to send us a threatening letter containing false statements about suing us without mediation. Their lawyer also declined $65 public mediator service provided by the Tarrant Small Claims Court. Additionally, they unilaterally escalated the dispute to a higher court. We have never been late with their payments. In fact, DFW Improved made a math error by crediting the blind work twice. When we brought this to their attention, DFW Improved spent extra time correcting the invoice, and their salesperson initiated an internal investigation. Any delay was certainly not caused by us. DFW Improved filed a lien attempting to collect the costs again, despite already receiving payment. However the only negative comment is the price, I thought the price charged to be very excessive see break down Locate Leak $465.40 Access Panel (Cut into sheet rock 2 times) $679.48 Run single loop of 60ft of nylon hot water pipe $4413.53. Taking in account $200 for raw materials, correct me if I am wrong and 30 minutes for lunch break, a total of 5 hours. The labor rate works out to be $1071.68 per hour for 1 plumber and 1 laborer. This I believe to be unacceptable labor rate I have requested a justification but as yet I have not had a reply"
