Eric and his crew kept everything peaceful and clean! We didn’t barely know they were here until the last day of work with some slight banging lol My floors are now beautifully leveled! The company was very informative and willing to answer any questions we had! Everyone who had their own parts in helping with our home were on time and very professional! "Tarheel encapsulated our crawlspace. They cleaned out the bulk of the debris and sprayed fungicide. They also managed to knock over a post jack. The second day they put a sump pump and replaced the old insulation They installed reinforced plastic sheeting, including over the base of the fallen post jack. The insulation began falling within a few hours of the crew leaving. They did send a second crew to fix this. Our older furnace depends on the under-house vents to breathe. These were all sealed up. The furnace pulled combustion air out of the house until I cut the vents open. In digging the sump well (at one of the highest points of the crawlspace) they cracked the sewer line, which let gravel fall in. Whenever the drains back up enough, the sump pump sends raw sewage out to the front yard. I am currently waiting for an estimate from the plumber to replace the broken sewer pipe and move the sump pump. I have called to discuss this and hope to eventually get a return call."

The only real negative when encapsulating a crawl space is that the cost is high. It can cost several thousands of dollars to do this project. However, it protects your house and those in it by providing an energy-efficient space instead of one that frequently pools moisture and causes damage through mold growth in your home. While less common, another disadvantage could be encapsulation making access to pipes and electrical slightly more complicated in certain crawl spaces.

Yes, crawl spaces can attract bugs, especially since moisture tends to build up in the space, and moisture attracts pests. A good way to prevent pest infestation in your crawl space is to install a vapor barrier—called crawl space encapsulation—on the interior to seal the space, along with a French drain or some other kind of foundation drainage system outside to keep runoff out of your crawl space. You can also seal foundation cracks and repair damages to cut off access to pests.

Topical sealers adhere to the surface of concrete to create a protective layer. In many cases, this is all you need for concrete that sees light to moderate traffic, such as your basement. Penetrating sealers, on the other hand, bond with the free lime in the top layer of concrete to form calcium silicate, which prevents liquid from passing through. This type of sealer protects the surface from water, oil, and gasoline spills.

Typically, waterproofing a basement should last up to 10 years. However, it’s worth noting that with proper maintenance and depending on the waterproofing method and installation quality, you can probably squeeze another decade out of it.

Venting the crawl space can be a good alternative to encapsulation if you live in a dry climate and the moisture problem isn’t severe. You could also try a dehumidifier or install a vapor barrier on the floor, leaving the walls exposed. A new drainage system may eliminate the moisture problem if it is not caused by humidity.
