"When we decided to update and refresh our condo in the Marina District, we got bids from several contractors. We felt that Luis, from R. M. Design, best understood our vision, his bid was reasonable, and his timeframe for starting the work coincided with our schedule. We very much appreciated that throughout the process Luis listened to our ideas while also giving us his expert advice. We know what we like, but he has a good eye and lots of experience. We know that his input and suggestions greatly improved the outcome of our project. We have always loved our place, but now we love it so much more. Also, Luis and his crew worked very well with our HOA association which has several rules and regulations regarding contractors and improvements. We had no complaints from the HOA nor our neighbors. That was much appreciated by us."

Unfinished Carpentry questions, answered by experts

Living in a termite-infested home isn’t just annoying—it’s risky. These pests can quietly chew through wood, weakening your walls, floors, and even the structure of your house. On top of the safety concerns, there’s the financial stress of repairs, not to mention potential health issues from mold or allergens stirred up by termite activity.

Most of the time, you’ll want to use screws on your subfloor rather than nails. Nails can actually weaken plywood, whereas screws can easily penetrate without damage. They also form a more secure connection because of their shape, preventing squeaky floors and tightly holding the subfloor in place. That said, some contractors do prefer nails depending on the type of floor covering because they allow for more flexibility.

Not all wood that’s been softened by termites needs to be replaced. You may be able to salvage wood using a wood hardener instead of replacing beams. However, you’ll need to hire a structural engineer to assess the damage and the overall stability of the wood before making a replacement plan.

Modern brick houses are really stick-built homes with a brick facade for aesthetic purposes only, so most have framing. With genuine brick construction, most homeowners install furring strips over the interior of the brick and then install drywall over those strips to cover the brick wall, so they don’t have traditional framing.

Yes, joists are considered structural, as they support the flooring or roofing above them and help distribute the load to the beams, which, in turn, distribute that load to weight-bearing walls or foundational supports directly below them. Joists not only help distribute the load evenly to your beams, but they also provide direct support to the subfloor in flooring systems, which helps reduce creaking and the risk of uneven flooring.
