"We evaluated 12 contractors for our project and selected Brother and Brother. They were not the least expensive (in the top 4) of total cost, but their gallery photos, ratings, and reputation was unexcelled, in our evaluation. Brother and Brother did a marvelous job updating our home. We initially had a limited scope of work to update a couple of rooms. After seeing their portfolio and discussing ideas, we decided to update our entire home. We really couldnâ t be happier. Our project manager, Daniel, was super responsive. As we went through our project, he kept in contact and was always available quickly to discuss ideas and needed changes. The construction team had incredible, high-quality execution â super quality work throughout with excellent attention to detail. The team achieved our timeline exactly for completion â even though they had to work extra hard because of additional items we wanted to add to the project. And everything was done right. We havenâ t had to call to address any issue or problem. They did it right the first time. And of course, it is beautiful. If you are looking at their galleries of photos and projects, you can have confidence that yours will look that nice too. We have some more work in mind in the future and we will no doubt work with Brother and Brother again."

"It was a challenging time to undertake this project between COVID, engineering errors (not the builder), labor shortages, and the price of lumber. I would not say it was easy, but the end result is a very well built, comfortable, attractive, and energy efficient living space. I learned a lot from this project and provided feedback to the contractor about what I didn't know about the process when we began and what others would benefit from. One key item is a clear list of what the "finishing" materials are and a schedule indicating when these materials are needed. I recommend that anyone working on a building project of this intensity insist upon a detailed list as part of the contract and in advance of the work beginning. Since our work was done, this contractor has hired two additional people to focus on those types of needs. The people performing the labor were always polite, friendly and respectful of masking and social distancing. We felt comfortable with them around our home. One thing that could have been better is more orderly disposal of materials and separation of recyclable and non-recyclable items."

Customers say: True professional

"Working with Kris & Aaron is a true pleasure, which is unusual when working with contractors. They are lovely men who are honest and trustworthy and who also take huge pride in doing things correctly. No cutting corners or cheap stuff for them. They have done things like replace my skylight, build fences, add electrical lights/outlets/etc. I would trust them with anything. Because they are also excellent landscapers, they actually know plants and landscaping and have done wonderful things with my gardens. Thank you Kris & Aaron!"

Small jobs welcome

"Eric took over a partially completed remodeling job. The job
included framing a new floor where there had been a sunken conversation pit,
hanging doors, replacing the old baseboards and completing a wall with new drywall.
His bid was very reasonable and he completed the job quickly and efficiently. I
would use him again and I would definitely recommend him to others.

"It's difficult to trust contractors these days. We had a bad experience in the past with another contractor and we were very hesitant to use one again. However, we decided to give Tech Line Construction a chance because our friend recommended them. We are so glad that we did! They painted the exterior of our house and handled a bigger project for our property. I admire how Luis always kept us in the loop and he was always available to answer our questions. We'll pass the word to our friends and family about this company. They're the real deal!"

In framing, studs are placed at 16-inch intervals to coincide with the typical spacing of wall materials such as drywall or plywood. This spacing is called "on-center" and is necessary for maintaining structural stability and efficient use of materials. The 16-inch spacing also helps to distribute the weight evenly across the building's structure. For those looking to cut material costs and improve energy efficiency, 24-inch stud spacing can be employed through a method called "advanced framing". This requires careful planning and adherence to local building codes to ensure structural integrity.

Bump-out additions can extend anywhere from 2 to 15 feet from an existing room. The right size will depend on how you plan to use the new space. For a cantilever bump-out, which doesn't require additional foundation support, the limit is typically 24 inches (2 feet). If a footing and foundation are part of the project, a bump-out can be much larger, even encompassing a whole room. It's also important to remember that many residential properties have limits on the total house size relative to the lot size.

The average cost of DIY window framing is about $40 to $60 in materials. If you hire a window treatment professional, you’ll pay for materials plus labor costs—anywhere from $250 to $800 per window. The final cost is highly dependent on the window size, as larger windows are heavier and more difficult to install, as well as the type of window framing material.

You may need a permit to install your window seat. Even though it's an indoor modification, some municipalities require permits for any built-ins added to homes. Check with your carpenter or, if you're DIY-ing, do some research on your city's requirements.

Balcony construction or replacement typically requires a building permit from your local permitting authority. Safety and building integrity are the main reasons for the need to obtain a permit and the subsequent inspections. In some cases, especially cantilevered balconies, your municipality may also require the oversight and signature of a structural engineer.
