Small jobs welcome

"I put my info on home advisors. We had multiple roofers out to estimate the roof repair. Jon, owner of York roofing, did not try to upcharge or fix what did not need fixed. He gave a very reasonable price to fix the roof. His crew was out 2 days later at 0730 just like he said. They were done by noon. They also did lots of extras they found when working and did not charge for them! The roof is beautiful top notch job. Jon is truly a fair, honest man and has an incredible crew! Will be calling York again for painting the house!"

The cost to replace your roof is often significantly more expensive than the cost to repair it. On average, homeowners will spend between $5,890 and $12,800 to replace a roof. The size of the roof, the roof’s pitch, and the number of stories the house has will significantly affect the overall cost. You can expect to spend upwards of $46,000 for large, high-end roofs.

This all depends upon size, type and complexity of the actual sloped areas of the roof.  An accurate estimate with detailed lists of covered and additional items is imperative when purchasing and protecting yourself during the process.

In Mesa, a building permit is required for most roofing work, including roof replacement and significant repairs. The Mesa Building Safety Division oversees permit applications, and the Arizona Registrar of Contractors sets contractor licensing standards. Structural changes may require engineering plans. Always confirm requirements with both authorities before starting, as inspections are mandatory at key project stages to ensure compliance with local building codes.

Helpful?

During roofing work in Mesa, homeowners may encounter unexpected costs such as repairing decking damaged by past monsoon storms or addressing code upgrades required by the Mesa Building Safety Division. Permit fees and costs from meeting updated wind resistance standards can also arise. It's wise to consult with your contractor about potential issues specific to Mesa's climate and regulations before starting your roofing project.

Helpful?

Roofing work in Mesa typically takes several days, depending on the type of roofing material and seasonal weather patterns. Tile roof replacements often require three to seven days, while shingle or flat roof projects may be completed more quickly. Monsoon season can cause delays, so scheduling outside of peak storm months is recommended for a smoother roof replacement process in Mesa.

Helpful?

Regular maintenance is essential for roofs in Mesa due to intense sun and seasonal storms. Schedule professional inspections after monsoon season and in the spring to check for wind or sun damage. Keep gutters and roof drains clear, replace cracked tiles, and reseal flat roofs as needed. The Mesa Building Safety Division recommends periodic maintenance to extend your roof's lifespan and prevent costly repairs.
