"communication with the staff was pretty lousy. But once work began everything seemed good. My only issue was we were told that an inspector would come out and check work for and remove the building permit of the door, and they would send pictures of the work they did that never happened. We are still having the same problems. Plus the vapor barrier was destroyed and wanted us to pay to replace it. we thought it was new pretty much. Bottom line we never saw the inspector."

"Alan did a great job. We had bluestone stepping stones added to a pathway, River stones placed around a pavilion and completed with mulch. He was dependable, honest and was easy to work with. We highly recommend Landmark Design Landscaping. They do excellent work."

"Jon, Mark, and their crew did an outstanding job! We had obtained another estimate, and both were nearly identical, but we decided to go with Hutchins and they did not disappoint! Jon and Mark were both on site when work began and checked on the progress as work was happening. Jon came back the day after the work was complete to ensure we were satisfied. Multiple neighbors stopped to ask for business cards, and commented on how great the patio looks. Pavers for patios are in short supply right now, which Mark warned us about, but he was able to secure us what we wanted much more quickly than expected. Carmen is very quick to respond to emails and clearly keeps the office running well. Highly recommend! Will hire again for our next hardscaping project."

"The project was to refresh older landscaping around the house and install a stone pathway with grasses to prevent runoff. They spent time with us going over the options, finding the right plants, and scheduling. They are busy so you need to be patient. Day of the work was excellent with a lot of attention and competent workers. Thanks for the good work!"

Masonry questions, answered by experts

In Durham, homeowners often overlook the impact of clay soil on masonry foundations, leading to settling issues. Failing to install proper drainage, using the wrong mortar mix for local weather, and starting brick repair projects during the wet season are frequent errors. Ignoring the need for permits and not accounting for freeze-thaw cycles can also reduce the durability of stonework and patios.

Helpful?

Your Durham home is ideal for masonry work if the foundation is stable, drainage is effective, and existing brick or stonework shows only minor wear. Homes built before 1980 or those reflecting Durham’s historic styles often benefit from brick repair or patio installation. Address any signs of foundation settling, poor drainage, or invasive tree roots before starting new masonry projects.

Helpful?

In Durham, repair is usually more cost-effective if less than a third of the masonry is affected and the foundation is solid. However, widespread water damage or ongoing settling may require full replacement for long-term durability. Historic neighborhoods often favor repairs to preserve original stonework. If repair costs approach the majority of replacement, investing in new masonry work is often the better choice.

Helpful?

When tackling masonry work in Durham, begin projects early to avoid peak heat and humidity, and watch for sudden summer storms. Use stable scaffolding on uneven ground, wear dust masks to minimize allergen exposure, and ensure proper ventilation when mixing mortar. Always follow local building codes, respect neighborhood noise restrictions, and keep first aid supplies accessible for everyone’s safety during stonework or brick repair.

Helpful?

In Durham, small brick repair jobs may take just a few days, while patio installations or medium stonework projects typically last one to two weeks. Larger undertakings, like driveway construction or major structural repairs, can extend over several weeks. Weather delays, permit processing, and contractor schedules often affect timelines, especially during Durham’s busy spring and fall home improvement seasons.
