"Kirkwood Plumbing was very responsive, sending a highly qualified technician within 24-hours. He did an incredible job replacing old cast stacks and vents to our 2nd floor bath. The further comment that I would make is they are not cheap. I'm still trying to reconcile their cost for a 7-8 hour job, but the results couldn't be better."

"Maplewood Plumbing was the 2nd company I called to replace a garbage disposal after the first company was blatantly trying to rip me off. The plumber they sent was on time, friendly, honest (he didn't try to upsell me models) and was less than a third the price of the 1st company I had called. Thankful for a company I can trust, I will absolutely use them again in the future!"

Plumbing questions, answered by experts

The success of plumbing in Ferguson relies heavily on weather and soil conditions. Freezing winter temperatures and freeze-thaw cycles stress exposed pipes and joints. Additionally, clay-heavy MO soil expands and contracts, putting pressure on underground lines. Because many local homes date back to the mid-twentieth century, existing galvanized steel or cast iron pipes degrade over time. Ensure all updates meet current building codes to guarantee your system lasts.

Helpful?

Build a reliable seasonal routine for your plumbing by preparing for local weather shifts. In late fall, winterize outdoor hose bibs and insulate pipes in unheated crawl spaces before Ferguson experiences hard freezes. During winter, monitor exposed lines and keep exterior sewer cleanouts clear of snow. When spring arrives, inspect cast iron drains for cracks and check basements for flooding. Finally, monitor water pressure fluctuations during the hot summer months.

Helpful?

Several warning signs indicate your plumbing requires a complete redo. Orange or rust-colored tap water points to severe corrosion inside older galvanized steel pipes. Recurring sewer backups and strong odors in your basement signal a failed drain line or compromised lateral connection. Additionally, visible joint separations on exposed pipes occur frequently as older Ferguson homes settle on expansive clay soil. Always address unpermitted work to keep your property safe.

Helpful?

After finishing your plumbing upgrades, schedule a final county inspection to close out your permit. Request as-built documentation showing the exact locations of new underground pipes. Monitor your water pressure and drain flow for two months, as local clay soil settlement shifts newly disturbed lines. Following basement work in Ferguson, check the area for moisture intrusion during the next heavy rainstorm to ensure your home remains completely dry.

Helpful?

Start your plumbing project by securing the necessary county building permits and verifying your professional holds an active MO license. Assess your existing pipe materials early, as older homes often contain outdated cast iron or galvanized supply lines. Submit your permit applications four to six weeks in advance during the busy spring season. Avoid scheduling major underground excavation between December and February, as frozen ground makes digging difficult and inefficient.
