"This project was completed Summer of 2020 after the worst flooding our basement had ever seen. Thankfully, we haven't had the chance to test the new pit and drain tile until today, so I wanted to finally leave a review! After torrential downpours today, our neighborhood sewers couldn't keep up - our new drain tile and pit has been running for the past 2 hours, and has kept our basement completely dry. I could not be happier! I deducted a star only because the crew who completed the work left our basement an absolute mess after the work was done. It took us a long time to scrape concrete off the floor, walls, and even the ceiling."

"We used Atlas Restoration for new interior drain tile, sump pump, window well drains and connection to public storm system. The entire process was smooth from estimate through installation. Gary Milligan was very knowledgable, helpful, and available whenever we had questions. The installation crew, led by Ruben, was phenomenal. They took extra care while working in our home and focused on cleaning up each day. Overall, our expectations were exceeded and we would recommend Atlas to friends and family."

"Called company on Monday and got an appointment for an inspection on Wednesday. That following Monday, the technician arrived and went through each step is sealing off the concrete foundation to the water leak. The fix worked well and was put to the test with the recent record rains. Not one drop of water came into the basement."

"My husband and I had a wonderful experience with The Real Seal in July 2024. They fixed a bowing foundation and waterproofed the basement for future finishing. Their team was prompt, respectful, organized and thoroughly educated us on the drainage tile system, installation process and prevention. Thank you, Real Seal for being the flawless first step to our dream basement/family space!"

"Terrence Spranger was my plumber. His quote was fair. He was on time to the job. He replaced my hot water tank and shut off valve. He suggested placing a tray under the tank that has a drain hose just in case the new tank eventually leaks then it won’t run all over my basement. He had the model and serial numbers added to my receipt for insurance purposes. He was very personable and put the customer first. He went beyond what was expected of him to do. Thank you"

Foundation Drain Installation questions, answered by experts

Submersible and pedestal sump pumps are two popular types of sump pumps. Submersible models are covered by water in a sump pit, which helps keep the motor cooler and quieter. Pedestal sump pumps stick out of the sump pit, so the motor stays dry and is easier to access. Submersible sump pumps are the pricier option, but they also have longer life spans.

Signs include persistent dampness, mold or mildew presence, musty odors, and visible water stains. If any of these occur, it is advisable to contact a professional for an inspection.

Installing a battery backup for your sump pump is recommended, particularly if you live in an area with frequent power outages or severe rainstorms. A sump pump requires electricity to function, and a battery backup ensures it can continue to move water out of your home if the power goes out, providing crucial protection against flooding. Additionally, frequent power outages can create electrical surges that might damage the sump pump's motor. A battery backup system offers an additional layer of protection, ensuring your basement stays dry.

Yes, professionals ensure proper grading and drainage to prevent water pooling.

The type of stormwater drainage system you need depends on your area’s storm severity and frequency. Your property’s location should also be considered, including the surrounding soil type, nearest roads, existing drainage systems, and slopes and hills. Your property’s structure, such as decks, walkways, crawl spaces, and foundation, also affects what drainage system will work the best.
