Banks was our subcontractor for our new home and installed everything. We moved in December of 2015. On Thursday, December 24, 2015, the alarm for our septic tank was going off. That indicates that the tank is full. When we called, they advised that we should look into the tank, which we did, and see how full it was. Based on that phone call and conversation, they advised that we had "a couple of days" worth of room and not to take long showers or wash clothes. That response was QUITE disappointing. They also advised us to have someone check the power on the pump. (Also disappointing having just spent thousands of dollars). We did that. The builder came out on Saturday and advised that we did have power and called Banks again. Banks came the following week (after days of being afraid to take a shower or wash any clothes) and found that the sensor was the problem and they repaired it. Overall, this incident wasn't devastating. It was certainly a hassle over Christmas and their response was slow. They were absolutely willing to pass the blame. Third problem arises in January 2016. We can smell sewage in our yard and in our home. It seems to worsen when we wash clothes. But the odor starts in the back yard. The bad part is that it is intermittent. On bad days, it smells in the basement. On worse days the smell in on the second level and you have to sometimes leave the house. The plumber met with us and the builder to recheck everything. Buider advises Banks but they advise they don't need to come out unless we find that it is definitely their problem. Very disappointing. We are hoping to get all of the contractors to our home to figure it out. So, plumber and builder return and we run smoke through all of the plumbing in the house. That shows if there is a leak or if someone perhaps nailed through a line in the house. Tests show no leaks inside the house. Sewage Odor persists. Always starts in the back yard. Then, as it worsens, creeps into basement, then upstairs. February: We are journaling it now to see if there is some correlation between activity and the odor. Builder is communicating with Banks, (Matt) about what we are doing. March 1: Builder hires a third party to also smoke the lines in the house to see what we could be missing. Plumber insists it has to be Septic but continues to come and try to resolve with us. Banks does not come for this smoke test either. The only place that the smoke "leaks" (which is supposed to indicate where the smell is coming from) is from all three lids from our septic system in the back yard . Banks suggests that we removed the extenders that they installed, install concrete lids, and bury them. Banks does that. We are very hopeful the smell will go away. The smell persists. Our builder comes here 3-4 days a week to confirm that he can smell it. We are all searching for answers and cannot figure it out. It is still very strong in the back yard. Neighbor tells us he can smell it. Then, a call from our builder. Banks knows what is causing the problem. They had just pumped our neighbors tank a few weeks back and now they have water from their lines leaking and literally springing into the air. They advise, that must have been our issue the entire time. April 9, arrive home from vacation and can't smell anything. Hooray! Maybe it is gone. Start washing clothes and dishes and using our home and the smell is back. Week of April 12. Still have the odor. Still too embarrassed to have anyone over to our new home because we never know when it is going to smell like sewage. Ask builder to have Banks and third party that "smokes" the home come on Monday April 18 to test again and all be here to work on a resolution. Meeting is set for Tuesday April 19. Banks does not come. Matt was tied up. Third party runs smoke through drain fields to see if there is a leak there. Smoke is coming out of the ground over drain fields in four different places. Builder gets Matt on phone and Matt says to call the county because they permitted it. I am so upset that we have this terrible odor in our home. I am VERY DISSATISFIED with BANKS because they seem to care less. I have of course paid them for all of their services and now they are not coming out here to help us resolve the problem. The plumber came time after time although he didn't believe it was his issue. Banks will not come. I am SICK that I didn't follow my instinct and run from this company after our first bad experience. A service company is only as good as they respond when things are NOT going well. And, here, things are NOT going well. Banks seem uninterested in our problem. "Call the county" is an unacceptable response. They have their money. Now, we feel like they have absolutely washed their hands of us. I would NEVER recommend Banks. It's easy to have good scores if all goes well. But, for us, when the problems arise, they are not here to stand behind what they have done to help us find the source of the issue. Contacted Banks to get exact dates on work orders and they advised they only have one on file from December. Gary was just a pleasure to work with and follow through the home my wife and I are trying to purchase. They also exhibited very poor customer service. Our rebuilding process was slow to start due to permitting process. Rebuild began early July 2014 with the removal of roof. Work had to stop due to heavy rains moving in for the next 5 days. SRG instructed the subcontractor, a framing company, to tarp the roof, to prevent water from entering our house. The tarp was poorly installed, hence heavy rains caused water intrusion in the home. No one from SRG was checking on the house during all the rain. We, the homeowner, discovered the severe amount of water damage to the home and had to call SRG as they had not been to the house to do any form of inspection. SRG admitted fault and claimed they would make it whole again. The total damage to the house at this point is approximately 80%. We had a severe mold issue as well. SRG attempted to rebuild the home and used lesser quality materials than we had agreed to. The new roof trusses were not correctly installed as well as the new sub flooring. We hired our own Structural Engineer to detail all the problems in the home. The list is extreme to post. We released SRG as the builder of our home in Oct. 2014. To date, we have not yet received any funds from SRG for all the damages that occurred, due to their negligence in July 2014. This does not include all the problems we will have to have fix based on the Structural Engineers Report. The first bad experience we had with Banks was in our previous home. Our "septic system" failed. All we knew was that we had sewage backed up into our home, covering the basement floors, and coming in through the shower drains on the main level. Banks gave us a proposal for 19,000 and...

"I gotta tell ya, Roger is the man! He recently had his crew did some work on my back porch, installing screens, plexiglass, and a door, and boy, did he knock it out of the park! The screens weren't his, and neither was the door - he got 'em from a different company. But Roger and his men? They didn't bat an eye. They took those pieces and made 'em fit like they were made for my porch. Now, my porch has several imperfections, and the frames were not even. But that didn't stop Roger. He worked around all those bumps and chips, fitting in the screens and plexiglass like a pro. Not a gap in sight when he was done! And let's talk about communication. Roger kept me in the loop the whole time. No fancy jargon or anything, just straight talk about what he was doing and how he was doing it. Made the whole thing feel like a breeze. Now, I know what you're thinking - this must've cost a fortune, right? Wrong! Roger's prices were super reasonable. I mean, considering the top-notch job he did, I would've expected to pay a lot more. So, if you're looking for a contractor, give Roger a call. He's a straight-shooter, a hard worker, and he'll get the job done right without breaking the bank. Trust me, you won't be disappointed!"

"PLEASE READ: Mark was great to work with in the beginning. After I did calculations for some items, Mark became angry and stopped communicating. Before construction could continue, I needed to get an electrician out because there was a real issue. Mark insisted there wasn't. After I insisted and called him out on his lack of communication, he said he was sending over his electrician the next morning. I cancelled plans and stayed home to wait on electrician. I never heard from Mark and he did not respond to texts. I called and he said there was nothing wrong and a new switch was installed. I called an electrician. There was an issue and the new switch was not installed. We also agreed that I would pay for flooring materials on main floor(lvp and underlayment) and Mark would demo and level kitchen and provide transition and baseboard. The floor is sloped in an area and there is a random square board and cuts in wood in more than one area. Mark used my old cheap laminate as a transition board on the stairs. This is not a joke or exaggeration. In addition, Mark did not use the underlayment that I purchased at his recommendation. Mark’s company cut and painted flooring on my gray stained covered porch without putting anything down. I have this on blink video occurring all day. There was paint and dust all over the porch. Mark does not apologize ever. The area had sharp small nails on stairs that were not even worked on. Mark said my request to correct this is ridiculous and said he would not repair slope. I’ve given him every opportunity to repair. I asked for an additional contract so we could let the contract guide us instead. Mark refused to add repairing of slope area and ignores me about underlayment. I asked him not to continue work or send his guys back for other work(He is doing insurance work on bottom floor.) Mark sent his guys twice after this and they just came into the house. I sent them home on Labor Day and texted Mark that I explicitly asked him not to be on the property until we had a signed agreement. His response was they could just work in garage. Update: 9/9/24! Mark is now demanding I take the reviews down or he won’t repair floors. The nightmare continues. He said he is putting a lien on my house. He says I am preventing him from doing the work but that is a complete lie. Read all details above to understand."

FAQs for home building projects in Duluth, GA
One starting point to find a local home builder is to collect suggestions from friends and neighbors. However, it’s still wise to do some more research before you hire a builder. Read reviews to supplement any word-of-mouth recommendations. Check sources like Angi that have standards and criteria in place to screen the pros it lists can also help you find more reputable local home builders.
The pros and cons or advantages and disadvantages of building a new house include:
Pros:
It’s all new, so you should have several years before you need to pay for major repairs like a new roof.
It’s under warranty, so many fixes within that warranty period should be covered.
You get to build the house to your specifications.
It can take a lot of work to stay within your budget.
Building can be more expensive than buying an existing house.
Typically, it’s more affordable to buy an existing home than it is to build a new one. New construction loan interest rates tend to be higher than interest rates for traditional mortgages. Additionally, the cost of materials is likely higher when building a new home than it was when an existing home was built (unless it’s a very new one). You’re also paying for all new appliances, finishes, permits, inspections, and connections for water, gas, and electricity.
The average price per square foot to build a house is about $150 per square foot. Overall, the cost to build a house ranges anywhere from $100 to $500 per square foot, depending on where you build. The primary cost factors include location, size, and style of house you build.
Hiring a contractor to build your home is a big commitment. So be sure to ask as many questions up front as possible. Here are a few questions to ask a prospective home builder:
How many years of experience do you have?
Are you licensed, bonded, and insured?
Do you have worker’s compensation?
How long have you worked with your subcontractors?
How do you handle garbage and waste disposal?
Do you provide a guarantee or warranty on your work?
Do you give free estimates?
Do you offer design services?
How do you handle change orders?
Can you provide at least three references?
Can I see some of the work you’ve done?
