"I was referred to Phani at AxisTerra Design by structural engineer I hired for my home renovation project to remove load bearing walls in living room. The referral is like god send in a stressful state where my home renovation project permit is pending for 2 months and San Jose city came back asking for kitchen architectural plans for permit issuance. Phani very quickly helped and provided the design plan in two days. He followed up with me multiple times to get all the details needed to avoid back and forth iterations. Phani shared the plans on the same night at 10 P.M. Once, I confirmed the next, he shared the stamped plans. I already referred AxisTerra Design to a friend for his home renovation project, and without any doubt or hesitation recommend AxisTerra Design for any home renovation project."

Structural Engineering questions, answered by experts

San Francisco’s seismic activity and coastal climate shape structural engineering decisions. Earthquake-resistant designs and deep foundations are crucial, especially in areas with bay mud or liquefaction risk. The moist, foggy air can accelerate steel corrosion, so protective coatings are important. While freeze-thaw cycles are rare, variable soil types require thorough structural assessments to ensure long-term stability and resilience against local environmental challenges.

Helpful?

In San Francisco, structural engineers often recommend steel moment frames, high-strength reinforced concrete, and advanced rebar for earthquake resistance. For challenging soils, helical piers and micropiles provide stability. Base isolation systems and fiber-reinforced polymers are increasingly used for retrofitting older buildings. When planning a project, discuss with your structural engineer which materials best address seismic risk, corrosion from coastal air, and your property’s unique soil conditions.

Helpful?

In San Francisco, homes built before 1978, those with soft-story designs, or properties in liquefaction zones often benefit from a structural assessment. Look for signs like foundation cracks, sloping floors, or doors that stick. If you’re planning renovations or haven’t had a seismic retrofit, schedule a structural engineer to evaluate your home’s foundation, framing, and overall stability for earthquake readiness.

Helpful?

San Francisco offers a variety of structural engineering specialists, including seismic retrofit contractors, residential structural engineers, and experts in high-rise or historic building reinforcement. You’ll also find geotechnical engineers for soil analysis and contractors skilled in deep foundation work. When selecting a contractor, ask about their experience with local seismic codes, soft-story retrofits, and building reinforcement for your specific property type.

Helpful?

In San Francisco, project timelines depend on complexity and permitting. Residential structural assessments and design typically take 2–4 months, while commercial or multi-unit projects may extend to 6–18 months. Construction for seismic retrofits often lasts 1–6 months. Factors like permit approvals, neighbor notifications, and required geotechnical studies can add time, so consult your structural engineer early to set realistic expectations.
