AZA Repair & Brenovations HVAC Are the Worst Landmark sent AZA Repair for my refrigerator, and they left it worse than before?still not working, scorch marks from a blowtorch, copper lines sticking out, tools and oil left behind, and no receipt. Then Landmark sent Brenovations HVAC for an AC motor replacement, and that turned into exposed wires, bolts hitting fan blades, missing parts, and complete disregard for safety near my kids? play area. Most home warranties cover either home appliances or home systems, and some cover both. Appliance packages will usually include protection for all kitchen appliances, like refrigerators, ovens, stoves, built-in microwaves, and dishwashers, with some covering washing machines and dryers. Systems-only plans normally cover the plumbing, electrical, and HVAC systems, as well as most of the components. Combination plans cover the major appliances in addition to home systems.

Homeowners' insurance covers water heaters under certain circumstances. If your water heater is damaged due to a covered event, like a fire or burst pipe, your policy may pay for repairs or replacement. However, insurance won’t cover wear and tear, old age, or neglect. If a malfunctioning water heater causes water damage, your policy may help with cleanup and repairs, but not fixing or replacing the heater itself unless the damage resulted from a covered event.

The answer is mixed when it comes to whether you can expect your home warranty to cover a shower pan leak. While a home warranty is designed to cover costs for the repair or replacement of appliances and major home systems, most plans don't cover water damage. However, plumbing may be covered. When looking at home warranty versus home insurance, it's helpful to know that most homeowners insurance policies do cover sudden and accidental water damage originating from inside the house. 

The standard HVAC warranty is around five years. Still, many brands offer an extension to 10 years if you register the product within a specific timeframe, typically 60 to 90 days post-purchase or HVAC installation. Over the past decade, warranty periods have substantially increased, shifting from 3-5 years in the 90s to the now-prevalent 10+ year warranties. Both warranty types cover parts failing due to manufacturer defects, incurring no additional costs. Some manufacturers provide extended warranties surpassing the usual 15- to 20-year window, though these often involve extra fees. 

You may be able to negotiate an as-is purchase, but many sellers who list their homes as-is aren’t willing to lower their asking price since they’ve already accounted for the price of repairs. Homes are often listed as-is for a quick sale, so there’s a chance a seller may negotiate in order to make the sale—it never hurts to ask.
