Small jobs welcome

"Pat has designed a number of homes of which I have lived in or have built for sale. Along with the structural engineer, everything worked well as planned. I can say for sure the design department is a real value as I have built other architect, drawn homes that cost much more to build not to mention the design fees. Pat has the experience , and the eye to design any type of build . DB now retired homebuilder."

"We purchased a home and needed help with remodeling as well as designing our new home. Alma was amazing, she found all the contractors and ensured they did an excellent job on our flooring as well as a full kitchen and 3 bath remodel. On top of that she found all of our furniture and decorate everything within our budget. The process was seamless, stress free and done within the promised time frame. Highly recommended!"

"American Construction and Remodeling did a wonderful job with my bathroom remodel. Dennis, the owner, was very communicative from start to finish. He was prompt and on time to inspect the bathroom, provide a quote, and get the job started and finished. The crew was very respectful, positive, and made a point to keep things tidy each day. Whenever an aesthetic decision was needed, the crew made sure I was involved. It was clear that my happiness with the end product was of importance to them, which I greatly appreciated. We have been using our bathroom for a little over a month now and everything works great!"

"Engineer was knowledgeable and efficient. He noticed that the door frame mounting boards were pulling away from the wall and fixed them with new lag bolts. My 45 year old door runs like brand new."

"They put moldings over a closet and punctured the tracks so the doors couldn't slide.  That created an extra job for my husband who had to redo it.  One window they framed and did a good job the other had a few gaps that I can fix with caulk.  The closet they framed was uneven by about a half inch on one side.  So good job for getting a few things finished but not very detail oriented.

"The Willco guys went out and got started quickly. While the bid was not the cheapest, as a Property Management company with over 350 homes their price was right. They determined the front entry/porch had rotted away in the last 100 years and needed replacement. I verified their assessment and agreed. They rebuilt it and it is now solid - good for another 100 years.
The paint job was excellent, The paint covers well, and looks great.
The guys at Willco were easy to deal with and responded fast. We have used them on other smaller jobs (like painting house trim) they always come through.

"Our house is not an ordinary house...  It was built in 1888 and any work done on it is an adventure. Jeff and his team at Prograss Home Services helped us create an awesome new kitchen, great room, pantry, and bake center. We removed an existing wall and completely tore everything down to the studs and started over. His team helped us from beginning to end, letting us do what we wanted but giving us expert advice along the way to avoid common mistakes. They installed new hardwood floors, doors, walls, cabinetry (which they made in their shop), fantastic slide-outs in the drawers and pantry, and built an impressive island which is the center piece. We showed him pictures, met with a designer, and turned them loose. We tell people the best thing we ever did was decide what we wanted and then got out of the way and let Jeff do the rest.
Jeff and his team were wonderful to work with, always showing up on schedule and cleaning up at the end of the day. I won't lie, the intrusion was not fun, but Jeff and his team are true professionals, and we entrusted our home to them while we were at work and we never had an issue. We would highly recommend Prograss Home Services for any remodel job, large or small.

"We appreciate the high quality of John's workmanship, his integrity, reliability, and his reasonable prices. His work is a good value at $50-60 per hour. We know from experience that he stands by his work 100% and for up to four or five years. We had one inexplicable shower leak, and John spent hours and hours of his own time determining the cause and repairing the problem, at no cost to us. That's integrity! We were never without a bathroom to use. Because we were happy with John's work, we allowed the extra time for him to complete the job himself to his high standards. This included such things as leveling the subfloor in one bathroom before he could proceed to set the tile. It also included moving existing plumbing to accommodate an extra sink and moving existing ones. Details of the job: Master Bath (stone and glass shower, two sinks, toilet): Gutted the room: floor, shower/tub, cabinets. Relocated, replumbed, and built shower, closing off a window and repairing exterior siding. Installed stone shower and floor and heated mat in floor. Also relocated new sinks and electrical fixtures. Installed toilet and mirrors. Bath 2 (tile shower, two sinks, toilet): Tore out fiberglass shower, vinyl flooring and vanity. Built new tile shower, tiled floor, baseboards, and countertop. Replumbed sinks. Installed new sinks, toilet, full-wall mirror and sconces above vanity. Bath 3 (tile shower and tub walls, two sinks, toilet, tub): Tore out fiberglass shower, toilet, vanity and flooring. Built new tile shower, tiled floor, baseboards, and tub walls. Replaced plumbing and electrical fixtures. Installed full-wall mirror, new tub, toilet. Bath 4 (powder room, toilet, sink): Tore out flooring, vanity and toilet. Tiled floor and framed mirror with glass border. Replumbed faucet. Installed sink, toilet, mirror and sconces. If we had more remodeling to be done, we wouldn't hesitate for an instant to hire John Erickson Construction."

FAQs for architectural service projects in Corbett, OR

While you might think that architects only draw blueprints for buildings, they are much more involved in the overall construction process than you might realize. While they aren’t the ones swinging the hammers, architects do the following:

  • Communicate with the homeowner on the project request, including assistance when exact plans aren’t known

  • Develop computer-aided models and blueprints of the requested design

  • Ensure that the design incorporates form, function, and safety features

  • Provide the contractor with the agreed-upon design

  • Supervise the general contractor and any subcontractors throughout the project

  • Communicate any needed changes to the project with the homeowner and draw new plans accordingly

Before settling on and hiring an architect, it’s beneficial to you as a homeowner to ask some questions to familiarize yourself with their work. After all, you wouldn’t want to spend time and resources on a professional that doesn’t specialize in exactly what you want in a house. Some questions to ask your architect include:

  • How do you charge for services? Is it on an hourly basis, based on square footage, or based on project size?

  • How do we work together to stay on budget for this project?

  • Do you anticipate any future challenges with this project? How are these communicated?

  • What is your project management style? If you are not handling the day-to-day details, who is my point of contact?

  • Can I see previous similar projects that you’ve completed?

  • Do you have any specialty experience, like working on historic homes or using sustainable building materials?

The average cost to hire an architect for your home project ranges between $2,200 and $10,500. However, depending on location and project type, you might end up paying as little as $600 or as much as $45,000 or more. For example, the average cost of hiring an architect in North Carolina is between $1,800 and $2,000, but in California, that price tag jumps to $3,600 to $15,200

The price you pay for your architect also depends on their experience level. For example, a principal architect, the firm's owner, typically charges $150 to $250 per hour. However, an intern architect with three to five years of experience usually only charges $45 per hour.

After you’ve spoken with your contractor and agreed on a project, they’ll draw up blueprints, or plans, that the construction crew will use. The blueprint process can take between four and six months to complete. While this can seem like a long time, remember that the architect must communicate with your municipality to determine codes, communicate with you as the homeowner with any changes or adjustments, and coordinate with the construction crew.

If you simply remodel your home or add an addition, the time to draw up the plans will be shorter since fewer permits and surveys are required. Even still, it’s best to plan for a few months for the architect to complete this part of the project.

Knowing if you need an architect for your project can be tricky, especially if you've never worked with one before. In general, small remodeling projects like replacing fixtures typically don't require the expertise of an architect. However, larger projects, like moving walls or adding an addition to your home, should include an architect to ensure the project is structurally sound.
