Some places want you to schedule the cleaning, after which they will perform an inspection and tell you what else needs to be done. Another place told me I needed another $2000 of repairs that I'm pretty sure are unnecessary. Gem came out quickly for an estimate for the cleaning and identified the limited crack repair, new caps, and waterproofing that would keep my chimney cap protected.
