Customers say: Super punctual

"Martin and Great Lakes are consummate professionals. They are incredibly knowledgable about structures and the factors and variables that can affect them -- both internal and external. For our work, they excavated along the foundation to allow us to analyze our foundation. We highly recommend them to preserve the structure of your facilities new and old."

"Linda was excellent! Knowledgeable, great communicator and honest. We were told structural work was needed on our 100+ year home but after a thorough assessment, Linda recommended tuckpointing only!"

"Marc did a great job on our garage expansion project! He was friendly and professional, taking all of our ideas and criteria and combining them into a great layout. The drawings themselves look great. We are still shopping the plans around to contractors, and Marc is always helpful with advice or ways to reduce cost. Would definitely recommend him to anyone looking for an architect."

Customers say: True professional

"Thank goodness we found Faron & Associates, Inc. Our 97 year old home had structural problems that were out of the expertise of the 9 contractors that we had contacted. After explaining our dilemma to Home Advisor, they recommended Faron & Associates. Communication with Michael Faron was immediate. He returned our phone call the same day. We agreed to meet the next day and evaluate our problem. Mike arrived the next morning right on time and took measurements and pictures. He said that there were several ways to solve the problem and would prepare two alternative estimates. We received the estimates within the next week accompanied by a recommendation for contractors that could handle a very complex job. Mike was always available to answer questions and attended our meeting with the chosen contractor. Work was started within the week. Everything was done professionally and timely. The job turned out beyond our wildest expectations. The result was perfect and done start to finish in about 10 days with little disruption to our daily routine. Weâ ve already recommended Mike to a friend seeking a structural engineer. Thank you Michael Faron."

"Architect Kristin Kollias has provided me with professional and responsive help in the renovation of a vacant single family bungalow in Chicago that required extensive repair for compliance with the City of Chicago codes. She assisted in guiding me in obtaining required site plan for the residence; addressed the structural, electrical and plumbing details required; drafted and created the architectural floor plans that fit my vison of interior space; and facilitated in obtaining the necessary city permits from City of Chicago. Clearly she is a true professional and her services are greatly appreciated."

"We met with owner/senior architect, Firmin Senga to join us in the viewing of our desired property. We wanted to have an architect on board with us for reassurance that the updates we plan will work before we make an offer. He was very helpful."

"I am having a full master bath and kitchen remodel done with new layouts in both rooms and knocking out a wall. Evolution worked with me to quickly get a drawing done of the new layouts so that the contractor could get started on the project. They made sure to include me in the process so that the design would be done exactly as my wife and I envisioned. They communicated effectively throughout the process and were always courteous and professional. I recommend them to anyone with drafting needs."

Structural Engineering questions, answered by experts

New homeowners in Oak Park should start with a professional foundation inspection, focusing on signs like bowing walls or water intrusion. Review basement beams, main floor joists, and chimney stability. Assess the roof structure for snow load capacity, and inspect porches and masonry for safety. Confirm that previous renovations meet current code, especially for egress and accessibility, to ensure your home is safe and compliant.

Helpful?

Many Oak Park homeowners underestimate the time needed for permit approvals, especially in historic districts. The area’s clay soil can require unexpected foundation and drainage solutions. Older homes may reveal non-standard framing or hazardous materials, which add complexity. Seasonal weather, like freeze-thaw cycles, can delay work or material delivery, so planning ahead and allowing for contingencies is important for a smooth project.

Helpful?

Homeowners in Oak Park often decide on repair versus replacement, especially when balancing historic preservation with modern safety standards. You’ll choose materials that match local architectural styles, prioritize which repairs to tackle first, and determine if work should be phased or completed at once. Timing is key, especially for foundation work affected by seasonal weather, so clear communication with your structural engineer is essential.

Helpful?

In Oak Park, be wary of quotes with vague project scopes, missing details about permits or soil testing, or unusually low estimates. Avoid professionals unfamiliar with local building codes, clay soil challenges, or historic preservation needs. Watch for generic solutions and poor communication. Choose someone experienced with Oak Park’s review process and who understands the unique requirements of historic homes and dense neighborhoods.

Helpful?

In Oak Park, structural engineering needs change as homes age, especially with many historic properties. Early years focus on monitoring for settling and moisture control. By 20-50 years, foundation waterproofing and masonry crack repairs become crucial due to local clay soil. For homes over 50 years, expect timber deterioration, shifting foundations, and roof structure assessments. Historic homes often require thorough structural reviews and code-compliant upgrades.
