Customers say: Super punctual

"Martin and Jake are the absolute best to work with. They were thorough, efficient, professional and so easy to work with for our basement structural work. They took time to explain what needed to be done, coordinated with different contractors (plumbing, electrical), and were able to complete our project on time while we were out of town for just a week(!!). I can't recommend Great Lakes Builders more - they were a pleasure to work with and we will absolutely be using them again for any future work we need. 5+ stars!"

"I would (and almost certainly will) work with AGGO again! We are buying a house and something came up where we needed a structural engineer to inspect something on very short notice. I reached out though Angi's to any company that might possibly employ structural engineers and Linda, a Structural Engineer with AGGO got back to me right away, first thing in the morning and was able to squeeze us in that very night. Linda was thoughtful and thorough. She careful looked over everything and even brought a large, bright light since it was after dark. She took her time, answered all of our questions, and gave us advice on other concerns and things to watch out for as well as reassuring us about things we didn't need to worry about in this situation. Even though she was probably working past her normal work hours to squeeze us in, nothing felt rushed or hasty."

To use 12 ft steel beam with 2 post column instead of load bearing wall in bed room. Thank you"

"Marc did a great job on our garage expansion project! He was friendly and professional, taking all of our ideas and criteria and combining them into a great layout. The drawings themselves look great. We are still shopping the plans around to contractors, and Marc is always helpful with advice or ways to reduce cost. Would definitely recommend him to anyone looking for an architect."

"We met with owner/senior architect, Firmin Senga to join us in the viewing of our desired property. We wanted to have an architect on board with us for reassurance that the updates we plan will work before we make an offer. He was very helpful."

Customers say: Quick response

"Susan was hired to produce drawings/plans for stairs in order to obtain a permit. She is professional, knowledgeable, and a pleasure to work with. Susan guided me through the whole permitting process. She really listens and answered all my questions. I don't know what I would have done without her. Susan cares about the project as much as you do. Without hesitation, I would hire her again."

Structural Engineering questions, answered by experts

Yes, walls on the top floor can be load-bearing if stacked on the floor’s foundation.

Signs of structural damage include foundation cracks, roof leaks, bouncy floors, crumbling concrete, and cracked or leaning chimneys. Structural damage can make itself apparent in various ways, and sometimes, there may not be obvious signs. Inspect your foundation and roof annually to stay ahead of potentially serious structural problems.

Yes, you can build over a stump if the roots are no longer alive. Living roots will continue to grow and may damage your new construction over time. Similarly, you should also remove rotting stumps because they may continue to attract pests and even cause new structures (especially those made from wood) to decompose as well.

First, most contractors will have a structural engineer create a report and plan for your project to ensure it’s safe to cut into the load-bearing wall. The contractor will then excavate around the wall, if necessary, measure the opening—allowing for additional space to fit and level the door, and then cut the doorway out. They will likely install a steel lintel as a header over the door for support. Once the doorway is cut out, they’ll demolish the concrete using sledge hammers and masonry chisels, clean up the surrounding concrete, and seal around the door with masonry mortar.

Yes, ceiling joists are typically load-bearing. However, their primary function is to support the weight of the ceiling and loads applied to it, like lighting fixtures and ceiling fans. They can also help support the roof, especially if they’re part of truss systems. Remember, the load-bearing capacity of ceiling joists depends on the material, size, and space between them.
