"Discovered a hole in the yard near septic tank when it was time for the tank to be pumped. Bowen's pumped the septic tank and diagnosed a collapsed outlet pipe as the problem. I received a no-pressure quote for the repair. Bowen's returned about a week later and completed the repair. The price I was quoted, was the price paid. There were no surprise charges and the work was done quickly. Gabe and David arrived timely both times and were courteous and efficient."

"Purchased this house a few years ago. Appeared tank had not been pumped in 8-10 years, and as holiday was approaching with company coming and downstairs toilet being temperamental about flushing, decided it might be a good idea to go ahead and get the task done even though I was afraid there could be other more expensive issues. Matthew and sons arrived as scheduled, calling before heading my way, and arrived promptly. Got there, located tank and got the job done in less than an hour. He also gave me more information about the tank, repair information previous owner(s) had not left any record of, and what could happen in the future to be aware of between now and next pumping. Advised me of other things I could do but did not pressure or try to upsell. Gave good advice, and I felt better about the system overall after his evaluation of it. Would definitely use them again next time, which hopefully will not be for another several years. Be prepared, however, to have plenty of straw on hand to cover up dirt/mud that digging up tank leaves behind."

"Very professional. They were on time, thoroughly explained what needed to be done and going beyond the scope of the job, as well as doing an awesome outdoor cleanup (saving me from having to deal with it), which no other company has done before, in my 32 years of septic experience. They also have finance options, if needed, for major repairs. I highly recommend Ernie."

Septic Tanks questions, answered by experts

Cisterns can be used as septic tanks, but septic tanks can’t be used as cisterns. This is because cisterns need to meet FDA standards for drinking water, but septic tanks aren’t required to meet those standards since they are only used for wastewater.

A cistern works by collecting rainwater from your gutters and downspouts and storing it in a holding tank. The holding tank can be installed above or below ground, and the size will depend on your household needs. The stored water can then be used for household tasks, watering your garden, and even for drinking water.

The average cost to replace a septic tank or install a new system is typically around $7,350, with a broader average range of $5,000 to $12,000. However, total project costs can vary widely, from $5,000 to as much as $22,500. Key factors influencing the price include the size and type of the septic system, the tank material, and the size of your house.

It's important to distinguish between the cost of the tank itself and the cost of the entire system installation, which is significantly more. For the tank alone, costs vary by size:

  • A tank for a one-bedroom house typically costs $500 to $900.

  • A 1,000-gallon tank, suitable for most one- to three-bedroom homes, costs between $900 and $1,500.

  • A tank for a five- or six-bedroom home generally costs $1,200 to $1,600.

To prevent septic tank problems, save on repair costs, and keep your home running smoothly, it's essential to perform regular maintenance. Have your septic system inspected by a professional every one to three years, or annually if possible, to spot potential issues before they develop. You should also have your tank pumped every three to five years, or more frequently if recommended by a professional based on your household's usage. Additionally, be mindful of what goes into your system. Avoid flushing items like paper towels, wet wipes, and feminine hygiene products. Do not dispose of other inappropriate substances, and try to avoid excessive water usage at a single time.

Saving money on property taxes and having direct control over your waste system are both pros when buying a house with a septic tank. However, it’s easier on the house and the yard if a home can be hooked up to a municipal system, which is why septic tanks are best for homes where that isn’t an option. Expensive repairs, potential odor issues, and regular maintenance are all cons of septic systems.
