"First, I was asking for a strucrural evaluation of my home's earthquake preparedness. Next, I wanted advice about a retaining wall at the rear of my property. In both inatances Kelly Turbin gave clear, concise answers to some complex (for the average homeowner) structural questions. Additionally, he freely offered creative design solutions to renovate a bathroom/bedroom my wife and I are plannining to start in January of 2011. I am comfortable with both his evalution process and his ideas about the best way to proceed. I want Kelly Turbin involved in my home improvement project. Joe D"

"John and his crew at Momentum AE were wonderful from start to finish. John helped me design my first residential home and ADU (accessory dwelling unit) in Santa Cruz. His knowledge of architecture and engineering made the design portion of the home a breeze.

I would recommend Momentum AE to anyone that is looking for an Architect/Engineer/Real Estate Brokerage in Santa Cruz. I can officially say Momentum AE is a one stop shop when it comes to residential or commercial development

Thanks again John!!!!!"

Structural Engineering questions, answered by experts

While concrete walls do not need to "breathe" in the traditional sense of the word, they do require waterproofing and dehumidifying methods, particularly in basements below the water table. Concrete both contains moisture from its initial installation and can absorb water when exposed. Ensuring proper basement ventilation , installing a vapor barrier, and controlling water exposure are all important tasks.

No, a structural engineer is not the same as a builder. A structural engineer is an expert in all things related to the structural integrity of a building. The structural engineer is responsible for calculating the correct materials in terms of load-bearing capacity and overall structural safety. Structural engineers do not perform the actual building of the house or other structures. Rather, the builder executes the plans and designs specified by the structural engineer.

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

Water can seep into porous materials like wood beams, floor joists, and roof rafters within minutes, but they’ll need to see prolonged exposure before you have structural damage. Mold can start growing within 24 hours, and mold can eat away at the structural components over time. Wood rot is more of a concern, though. Wet and dry rot are fungal infections that set in in moist conditions and rapidly deteriorate wood, causing major structural damage within just a few months in some cases.

Yes, professionals reinforce the foundation with additional supports or piers to prevent future sinking.
