Interlocking Pavers for Patios, Walks & Steps Installation
The Cascadia team did a nice job replacing my old cement patio and one stone pathway and one gravel walkway with used brick. They use Mutual Materials as their suppler for the brick. Even though Mutual Materials design book shows this brick being installed as pavers for a driveway, I was disappointed at just how many of the brick they delivered were broken, chipped, or deeply cracked. I selected a different brick from the same line for the border, and those brick were much harder and in better shape. Steven later explained this as being a fact that because I had selected the so-called used brick, that it had been tumbled to give it that used look and was more fragile and meant more for vertical walls, chimneys, and such. If that was the case, I wish sales rep, Nick, had mentioned that up front. The job started on time, and for the most part it went according to plan. There was supposed to be a project lead that could manage and communicate with the workers that would be on site. Unfortunately, that did not happen, as the lead contracted Covid the day before the project started. As a result, there were some issues with communication that made it necessary to remain available and watch for problems in an effort to prevent re-work and contact the business owner, Steven, whenever I saw a problem, had a question, or concern. The project had a few challenging areas to work around and the team seemed unable to work through them in a way that I found both functional and esthetically pleasing. Steven said he would come do that work personally, but that never happened, so I ended up finishing those last few areas myself. The final task was to sweep sand into the joints. I was expecting them to use polymeric sand but ordinary play sand was used. Further, there was no use of a plate compactor with a pad afterwards to get the sand to fully fill and settle the brick. Steve said polymeric sand couldn’t be used on brick, but I’ve seen numerous brick patios that used polymeric sand with no issues, provided you use one of the newer products designed for narrow joints and little or no haze. As a result, within three weeks and some rain, I’m already seeing a number of gaps where the sand has either settled or flowed out the sides. I guess I’ll be blowing and pressure washing the rest of it out some time and be putting down something like Dominator Polymeric sand myself in order to prevent weeds and ants from getting a foothold between my bricks. One other thing I had discussed with sales rep Nick was that I absolutely wanted my new brick patio and walkways sealed as soon as weather permitted. I made the mistake of assuming he included that in the written proposal I signed, but later I learned he had not. So that is going to be something else I will have to do, or another $1,500-$2,000 to have Cascadia do it. In the end, I believe I got the patio, walkways and lighting I envisioned, and it came at a fair price, but it did require more oversight from me than I was expecting and did create a bit more stress and frustration at times than it should have. While I would recommend Cascadia Outdoors to others without reservation, I would advise that they carefully read the proposal for explicit detail of everything that will be done and insist on discussing it with Steven. The process Nick described to me during his sales pitch, is not the process the workers followed at my home. When I questioned Steven about this he explained why he felt this or that step wasn’t necessary in my case. Having been an engineer for Boeing for 32 years, I take processes very seriously, so when steps are skipped, I get concerned. Also be prepared to deal with communication issues and if you feel uncomfortable about anything, don’t hesitate to call Steve to work it out before it goes too far. As with any big project, there will always be some issues, but I found Cascadia and Steven to be some of the best I’ve worked with.

Steve showed up quickly to give us a bid on a new pathway. He had some great ideas and a the middle bid. He showed up on the date he said he would and got started right away with a 3 person crew. The 3 person crew turned to 1 by the afternoon and one person worked on the pathway by himself for the rest of the week. Steve said it would take a week. It look almost a month. He had other jobs going at the same time that were either more lucrative or more interesting. The pathway looks good, but we were just ready to be done with it.

We obtained several bids from differing companies and ultimately decided on Cascadia just because of their bid. However, we could not have been more pleased with the quality and professionalism that we Steve and his crews delivered. Very easy to work with, communication back and forth was timely and the attention to all details was outstanding. Would highly recommend this company if you are looking for one to design and install a paver patio (including step/stairs).

I had Cascadia install a 10' x 16' paver patio. The installer crew arrived on schedule and worked quickly, but they didnt build the patio according to the plan shown in the contract, which had a curved corner. To their credit the problem was corrected by Cascadia after a few days. Quality of work was ok but the installer needed better supervision to get it right the first time.

Steve, Nick (designer) and the construction crew were great to work with, and we are very pleased with the outcome. We wanted to transform our backyard (spread across two levels) and side yard, and Nick's design was the best of the lot - it was well thought out, comprehensive (included lighting, counter area for our oven/grill etc.) and provided a seamless flow across the upper/lower patios, the lawn area and our side yard. Combining this with Steve's knowledge/know-how and the skilled construction crew helped make this transformation look fantastic. We love our new backyard and side-yard. Their crew was diligent, hard-working and very friendly. The day to day communication between us, the business and the crew could be better, but this is a minor concern, as they were quick to follow-up on questions or clarifictions etc. Pricing is competitive and they are easy to work with in terms of payments via check or credit cards (note they charge 2% for credit cards). Overall, we are very happy with their service, and will be using them for future work.

After receiving several bids, we decided to go with Cascadia. Nick and Steve were easy to work with. Steve communicated with me constantly on any delays (unhealthy smoke in the air, heavy rain, etc). They came on a Saturday to finish the job. They never left personal trash on the job site. There was no scope creep and we got exactly what we asked and paid for. Due to the various weather issues, the job took a about a week longer than expected. We do need to seal the pavers but that wasn’t in the scope of the bid. Steve collaborated with me from the very beginning on how to get a back patio off the French doors and install two paver circles. We would recommend them and hire again.

The expectations were laid out at the beginning. They were not met. Repeatedly late and poor communication. We couldnt be more disappointed with our experience with Steve. We hired him to build a small retaining wall, re-stain our deck and do a couple of other small projects - replace some shrubs and re-build a ramp to our shed. His sub-contractor started on the retaining wall while we were away helping our mom recover from knee surgery. We came home to discover that they had used the wrong colored pavers. We asked Steve about this and he assured us that in fact it was same and if we sprayed the pavers with water or sealed the pavers later it would look more like what we wanted. It never looked right - It turns out that was the least of our problems. His subcontractor didnt use concrete adhesive to secure any part of the paver wall!! Steve admitted that this was a problem and that he would fix this. This is where the whole project went sideways. Steve said he would be back to our house the following Tuesday morning at 9 with his crew to fix this and continue with the project. He didnt show at 9. He texted that he would be there after lunch. He then said he would be there later in the afternoon. He didnt show up until after 5pm!! He didnt come with his subcontractor - he came with just his young son who couldnt be more than 10 - as he said then, to install lights. When we asked him about the concrete adhesive he totally had a complete melt down and started shouting. We were totally shocked by this behavior. Im not sure if he had a bad day or what? He admitted again that his subcontractor made a mistake. We asked him - before he did anymore work - to put a plan in writing. This made him really angry and he began voice-recording his intent to email us some options on his phone. And he stormed off. He wrote us a very stern email offering us 3 very unsavory options which included walking away or paying more money before any other work was started. He also threatened that if we gave him a bad review anywhere he would put a lien on our house. (Note: Making this kind of threat is illegal and against FTC guidelines!!). Additionally, he offered an option to do some of the originally contracted work but only if a lien could be applied for the duration of the project. $4300 paid down immediately, 45 days passed, and not much to show for it. A useless paver wall and none of the other projects completed. The fundamental problem was that Steve simply did not want to be here, doing the job. Every indication, every interaction from the beginning, every non-response confirmed this fact.

I have given this company high reviews in the past, but recently things seem to have fallen apart. (See the review from another customer below about unfinished work.) The pavers along the edges of the large patio they installed have become loose, and many have popped off. The pavers just inside the border stones has sunk a quarter to a half inch all along the length of one side. I have had regular responses to my queries for repairs, but always the same: The owner is in Florida on another project, and promises to get to it next month. This has been happening now since summer. I would prefer he just got someone out here to fix things, and be done with it. The company is licensed and bonded, but I hope I do not have to resort to that. The next step is the BBB, but I cannot wait much longer for promised redress that never comes. Update: To this company s credit, they have in the last week sent a crew out to do the repairs I have been asking for. As of today, they are 90% finished. Super late response, but at least they are honoring their commitment to stand by their work. That counts for a lot.

Beautiful patio, but Steve and his crew left the job unfinished (i.e., not sealed). He said they had to wait through the winter until it was--warm enough-- to apply the sealer. When I contacted him this spring to finish the job, he said he had a 2-month job in FL and --knew someone-- who could apply the sealer. Despite requests, he has not supplied the name of the person, and our patio remains unsealed. We now need to find someone to finish the job Steve started.

I am beyond impressed. I was contacted initially by Nick. He asked me when would you like me to come by for an estimate? I said ASAP and he was at my house in 20 minutes. After all the measurements he designed A beautiful front yard for my townhouse. Way beyond what I had visualized. Jamie calls me and asked when would you like this done. I say ASAP. He calls me and asked can we start tomorrow? Three days later I have a beautiful front yard. They worked from 8 AM to 5 PM. I highly recommend this team/company.

Update 8/26/18 5:50pm. Steven was as a good as his word and got the materials cleaned up a few hours after we had spoken. As stated, really pleased with the work and with the resolution of the removal of the pavers, we are golden. Update 8/26/18 3:50 PM: I spoke with Steven, the owner. He is working to rectify the situation by end of day Monday. I will provide updates as they occur. I appreciate the effort that Steven is making so far to correct the situation. There are two parts to this review. We hired Cascadia Outdoor Living Space to create a hybrid patio and parking space for our townhome. Work Quality: The actual work quality of the paving and the gate was top notch. We were very satisfied with the quality of the work. Timeliness of the project: The project ran on average a day late for starting most of the phases of the project. E.g. digging was supposed to start on a Monday, It started on a Tuesday. The carpenter for the gate was to show up on Saturday. He showed up on Sunday. Project Cleanup: This is the main pain point. 11 days after the paving stones were installed and 7 days after the gate for the patio/parking area were completed, we still have two pallets of pavers in the work area preventing us from parking our car in the area. We don't have an ETA on when they will be removed. Overall, the inability to cleanup the pallet of pavers after completing the project lead us to ding Cascadia quite heavily. Not being able to use our space as we had planned for at least a week, if not more (we still don't know when the pallets loaded with pavers are going to be removed) Defeats the work that was done.
