We were blindsided, lost our buyer, and suffered major financial and emotional stress. Groundworks later admitted they hadn’t measured the front. Their rushed “final inspection” months later felt reactive, not professional. When asked for a partial refund, they refused. We feel misled and abandoned. Avoid."

"Natural Vibrations Inc. just completed our second project with them, conversion of a 1960s rumpus room into a junior ADU, including bedroom, bathroom, kitchen, and dining space. It required thoughtful design, placement of lengthy sewer and water lines, extensive new electrical work, addition of a window, HVAC heat pump system, removal and replacement of new sheetrock, insulation, porcelain flooring, quartz countertops, appliances, fine carpentry including custom shelving, restoration of antique stained glass windows, tiling, and a versatile lighting system with spectrum-adjustable LED illumination. This was accomplished with minimal disruption and maximum attention to our input at every stage. We enjoyed their cheerful company and parted, once again, on the best of terms."

They did a good job explaining and triple checked for leaks before they left. Of course they tried to upsell and gave us a metal trap they did not quote us upfront for. We would have chosen it over plastic, but price difference would need to be cleared upfront. That's the only negative. Otherwise, thus far we are very happy with the result. "⭐ 1 Star – Unsafe, Unlicensed, and Untrustworthy Contractor I hired Fernando Soto / 360FSC Inc. for an ADU and home extension in Millbrae, and it has been one of the most stressful and costly experiences I’ve ever gone through. From the start, Soto relied on unlicensed workers for critical trades. Electrical work was unsafe and failed inspection — indoor panels were installed outside, wires were left unsecured, and essential safety breakers were missing. Plumbing was just as bad: instead of replacing the pipes as I requested on day one, his crew tied old cast iron, clay, and PVC together, even forcing larger pipes into smaller ones. This caused sewage leaks and backups. Independent inspections later confirmed major issues: Flooring – failed inspection and needs to be completely redone. Foundation – the new extension has already sunk by about 3.5 inches, creating serious structural risks. On top of that, the project stalled for months after May 19th, billing was vague, and Soto even threatened to rip out work I had already paid for. He hides behind a P.O. Box in Belmont instead of a real address, which says a lot about accountability. This contractor cuts corners, uses unlicensed trades, and leaves unsafe work behind. Do not make the mistake I did — avoid Fernando Soto and 360FSC Inc. One more red flag: a glowing “review” on this page was written by Rachel G — who is actually tied to his business. That tells you everything about how much weight to give positive reviews here."

"Isaac and team were incredible in getting a bunch of updating old and out-of-code plumbing work done on our tricky 100-year-old house. They took time to really dig in and assess the right game plan to make sure not only that all the plumbing and vents were done properly, but that they looked great given some would still be exposed / visible under our porch. The team was communicative and courteous. Our new plumbing is working like a charm. The tankless heater and smart shutoff are cranking. And everything passed on first inspection. "The plumbing technicians came out as promised to assess the leak. They were both very courteous and kind and assessed the damage. I am giving three stars because they estimated the cost to be almost 250% higher than what the actual cost was to fix the issue. I am sure there are customers out there that would just accept any bid however, please get multiple beds for these projects, especially when working with this company as they will inflate the cost to take advantage of the situation. I ended up only paying for the $79 estimate."
