Home warranty claim - All-Temp was company's preferred HVAC vendor
Came home from work on Friday and the house was cold, furnace kept trying to start but would not run; when did run, it would shut off after a few minutes. Opened a claim with home warranty company that evening.
All-Temp called back Monday and tech arrived as promised later that morning. After determining the severity of the problem, tech said he would recommend complete replacement of the furnace to home warranty company. Paid the $100 deductible for this bad news.
Knowing that the home warranty company would likely replace the old furnace with a similar (90% efficient) model, I asked All-Temp tech to also quote me the cost differential on a more efficient (at least 95%) unit.
Received a call from home warranty rep Tuesday morning, All-Temp could replace furnace with a similar off-brand model and my out-of-pocket to All-Temp would be $1100 (for various non-covered charges - duct work/exhaust modifications, removal/disposal of old unit, etc). I did not authorized the work. I asked rep about replacing furnace with a more efficient unit, but they would need to contact All-Temp again to get this information - I voiced my displeasure because I had asked All-Temp to have this alternative ready. I reminded them that furnace was declared unsafe by All-Temp and we were keeping the house warm with a gas fireplace, electric oven & space heaters.
Fortunately, I had already started to gather quotes on furnace replacement from other HVAC vendors on Angie's List. Forwarded these quotes to the home warranty company for evaluation.
Contacted All-Temp by phone daily, no one answered each time, left increasingly frustrated messages. With this level of non-response for a quote - what would it take to actually schedule the installation work?
On Thursday, I negotiated a direct cash payout with home warranty adjuster and selected my own HVAC vendor to install a name-brand 96% efficient unit on Saturday - no extra weekend charge!

Excellent customer service!
On Monday morning, another HVAC vendor had diagnosed and recommended replacement of our furnace to our home warranty company, but they were not responding to my repeated requests for a quote on replacing the furnace a more efficient unit for several days. Our furnace was declared unsafe, so we had no heat and were using the gas fireplace, electric oven and a couple of portable electric heaters to keep the house warm.
Fortunately, I had started using Angie's List immediately and got quotes from various other HVAC vendors to get prepared for battle with the home warranty company. SquareOne was recommended by a friend and also checked out on Angie's List.
I called SquareOne Wednesday afternoon but the receptionist said no one would be available until tomorrow. I pleaded that with her that we had no heat, so she would see what she could do; she called back that Steve would drop by late in the day after finishing up with another appointment. As promised, Steve showed up that night and prepared a quote on a several options. His quotes were very reasonable and in the ballpark with those of other vendors.
Steve also works with home warranty companies and advised me to negotiate a cash-out payment with the adjuster directly, rather than wasting time trying to get their bureaucracy to switch the furnace replacement work to him. Steve also prepared me by correctly estimating how little cash the home warranty company would actually pay out, based on his previous experience with them - he was right!
SquareOne could also do the install that coming Saturday for the same price, where other HVAC vendors had provided "earliest possible" standard install dates well into the following week (one vendor was scheduled out under after Christmas!). Emergency installs would be nearly double the standard install quote.
SquareOne service techs arrived on-time Saturday morning, as expected, and had the furnace replaced & running in just under 3 hours. I did some on-line research and wanted Bryant furnace to have its two-stage heating & dehumidifaction modes controlled by our existing Nest thermostat, which required pulling new 7 conductor thermostat cable; the techs hooked everything up and it all works perfectly!

This company does not have good customer service when it comes to warranty service or follow-up. I contacted them 4 times since October 13, 2022, and they have still not scheduled a repair or returned a phone call.

"Buyers Beware – Total Waste of Money We purchased the premium home warranty package through Home Warranty Inc (homewarrantyinc.com) when we bought our home in October 2024, including the add-on for sprinkler system coverage. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

FAQs for home warranty projects in New Berlin, WI
Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.
Pros
Peace of mind of home repair coverage
Incentive for buyers
Transferability to new owners
Prevent post-sale issues
Cons
Expensive cost
Exclusions of certain features or appliances
Coverage limits
Often difficult to understand
Potential wait for claim service
On average, a home warranty costs about $1,100, ranging from $80 to $8,300, depending on your home size and its features, type of home warranty plan, and the coverage included. Your home’s location also factors into the cost of a home warranty, with areas with a higher cost of living experiencing increased warranty costs.
Additional cost to consider include:
Deductibles: $75–$125 per call
Add-ons: $2–$35 per month
Premiums: $200–$1,200 per year
Several factors make a home warranty worth it or not, especially the age of your home and the condition and age of the appliances in it. If you buy an older home with most or all original appliances, a warranty may be worth the investment as these home features are more likely to need repairs or replacements. However, if you’re buying a new-construction home, a warranty may already be included, and you may not need to use it for several years. In this case, purchasing add-ons may not be worth the cost until a few years later.
Offering a home warranty when selling can make your property more appealing to potential buyers. The warranty gives them peace of mind that many systems or appliances will be covered if they need to be repaired or replaced in the near future. Additionally, the home warranty may cover problems that arise during the home sale, such as a leaky roof or water in the basement.
The main types of home warranties cover the basic essentials, but additional plan types focus on specific areas such as:
Appliance plan: This plan covers typical household appliances like refrigerators, stoves, washer and dryer, built-in microwaves, and dishwashers. It costs $360 and $540 per year.
System plan: Costing between $360 and $540 per year, this plan covers central home systems like HVAC, plumbing, electrical, and water heaters.
Combination plan: This plan type covers both systems and appliances, costing between $545 and $1,500.
