"Purchased a 1906 home in North Portland with an uneven foundation that had been patched for 60 years, but needed serious stabilization work. I contacted multiple foundation contractors in the greater-Portland area and Ram Jack was the only team that provided a full worse-case estimate that included everything that I may need to permanently stabilize the home's foundation. Other contractors' estimates were higher, omitted some of the features of Ram Jack's estimate, and involved greater excavation work around the home. While I was collecting estimates, I had multiple contractors check the levels on the house and could see the home was continuing to sink as much as half and inch in some areas within only a few months, so I knew I had to do something soon as the hotter summers are causing significant erosion to the clay soil in north portland. After paying the 50% down payment, I was quickly in touch with multiple project managers and structural engineers who were able to answer my questions as the work plan developed. I work from home and have two cats, so I was a bit worried about the noise and needing to leave at certain times during the work. Ramjack devised a plan of installing 12 helical piers from the basement and 2 outside for a small crawl space area as well as replacing most of the piers in the basement that had water damage. During the excavation and pier installation, I didn't have to leave my house at all, my cats were fine, none of the utilities ever needed to be turned off and none of the neighbors said they heard more than the hum of the generator outside; insane professionalism. The work team kept me informed at every step of the excavation and pier installation and was able to recover an inch of lift with only a few drywall cracks that I patched in a day. I could have gone further, but wanted to avoid any potential damage to the sewer pipes and stay within my budget. During the lifting, I was standing with the lead construction manager who kept me informed of every risk as we lifted the house bit by bit. During the excavation my basement looked insane with mounds of dirt everywhere, but the construction team cleaned everything flawlessly; all I had to do was a quick mop and the basement was good as new again. Overall had a great experience with RamJack; the 20 years in business shows, most everyone I dealt with had been working with them for years; the construction manager had been doing pier installation for 15 years. The work was expensive, but cheaper than the other local contractors, and certainly way cheaper than replacing the entire basement foundation. Ramjack was even able to take a few grand off the intitial worse-case estimate for solutions not needed. Glad I was able to repair my 120 year old home; here's to another 100 years. Big thanks to Pancho and Stephen, as well as the structural engineers and project managers; I'm very happy with the work."

"Groundworks were contracted to encapsulate the crawl space, with a dehumidifier, intellijacks & sump pump. The inspector showed us pictures & videos of what the work would look like on completion, & explained how each solution would be installed. They tried to charge me more for vent covers until I showed them the contract covering this part. The foreman told me there was a reset button for the sump pump to be installed on an exterior wall, but they did not install it, instead said they would put in a service order. I haven’t heard anything about this issue yet. When they installed the moister barrier, they excluded the cement pads I was told it cost extra to have them covered. When I signed the contract, I was never told there would be extra charges for vent covers or cement pads to be covered. The contract I signed covered a complete encapsulation, but this is not what I got. This is a bait & switch. I would not recommend Groundworks."

"Was not a simple house to have built, the design had way to many errors. Elevation was not to scale and once built it started to show, that it was not to scale. If you like looking at A post out your window or a gutter in front of your window. Then this is the team for you. Fascia from gable almost touching the door trim. Just a mess. Luckily the framers could fix some of it. They did a quick redesign of the roof."

"My husband and I just completed a phased 2 year complete remodel of our 1935 Tudor home in the Magnolia neighborhood of Seattle with the assistance of Carlisle Classic homes. Phase I finished last December 2018 and was a complete studs out renovation of the first and second floors; including a full kitchen remodel, two fully renovated bathrooms, rebuilding the stairs to current code, and the addition of a new dormer to add square footage and head height to the second floor. Phase II was completed in October of this year and was fully finishing out the basement; including a new bathroom and laundry room, converting one space into a legal bedroom, and waterproofing and plumbing improvements. When we started the process I was specifically looking for a firm that would respect the historic nature and details of the property while simultaneously being able to bring it into the 21st century. After interviewing several companies, we settled on Carlisle. I was impressed with their book of work on Houzz as well as their approach to the process. They also had a good book of referral partners and through their recommendations I also found an architect and a designer to work with on our project. It was a collaborative process from the beginning with Peter our Project Manager and John our Site Supervisor. Being an older home there were some definite quirks to overcome and some challenges with the permitting process, they rose to the task and solved problems as they came up. I wanted to preserve my existing original stained glass windows, but somehow make them more energy efficient. Peter found a great solution with new window units using the original stained glass as decorative ‘art glass’ on the interior. They were also receptive to the changes we made during the process to keep more of the historic charm intact; which is what drew us to the home in the first place. More than anything I was impressed with the fact that they treated the home as if it was their own and their attention to smallest details…it’s hard to tell what the original woodwork is and what is the new recreated to match the old. The whole process was well managed with weekly meetings and the utilization of the online tool BuilderTrend; I never felt in the dark or left out in any stage of the remodel."
