David was on time and very professional. He spent an appropriate amount of time evaluating the 2 areas we had requested. He documented the inspection w/ photos, measurements, and sketches. He provided a verbal preliminary report and is to provide a written final report w/ specifications for the mods we are proposing. (Removing a wall upstairs and a post downstairs.) We were happy to hear that our mods were going to be less complicated than originally thought and consequently less expensive. We have the peace of mind that the proposed changes are structurally sound and will be done correctly.

"Working around the house initially made us nervous but it was clear then and throughout the project that Suncrest?s engineers are incredibly skilled and excellent builders. Work started in June and finished in September. We were sad to see them go! Bryan, the foreman, was fantastic throughout, and communicating regularly and making sure that our lives were minimally disrupted. He answered every question we had ? even going out of their way to research energy issues not relevant to the work they were doing.
Although there was an expected hiccup of a re-design based on what they found after starting, Suncrest tackled those as timely as possible. They responded to every request or question with a can-do attitude.  In fact because of the extra time spent waiting for plans to be re-done and re-assigning crews to finish the job, they elected not to charge us some of the overrun charges that come with a job of this scale.
The stairs far exceeded our expectations; we were completely blown away. To say they installed new stairs is like saying Michelangelo painted a church ceiling. Every detail was addressed with top-of-the-line materials. When we explained we were concerned about paint fumes, they didn?t hesitate to specially order water-based stain. They matched our existing stairs as much as possible (handrails, paint color, floor molding, even bar railing) and covered their work throughout the house so that it actually looked better than before.
All in all, I would highly recommend working with Suncrest.  They are professional, ethical, friendly and will work with you to find the right design. They do it all, from electric, to woodwork, to plumbing.  We would not hesitate to use them again.

"During the normal inspection for a home purchase, the inspector found a crack in an exterior wall and suggested we consult a foundation expert.  The foundation person we contacted looked at pictures of the crack and said that we needed the expertise of a structural engineer.  He referred us to Andres Carvallo of Soil & Construction Consulting, who was wonderful.  We had a tight timeframe to complete the inspection.  We contacted Andres on a Monday morning; he replied promptly and found time to inspect the home that afternoon.  His inspection was thorough and thoughtful.  He determined that there was a water drainage issue, and he looked for similar problems elsewhere in the home.  He provided us with a comprehensive solution and a price estimate to give to the seller for negotiation purposes.  He also answered all of our questions with patience, which we greatly appreciated.
The cost of the assessment was $350, but a written report was extra $75, which we paid.  I gave this firm all A ratings except for Price because other outfits seem to include a report in their comparable $350 fee.  That said, we were so pleased with Andres' work that it was worth it.
I'm not sure what is going on with the other review of this firm, but it looks like it should be removed from Angie's List.  Our experience was extremely positive.

Structural Engineering questions, answered by experts

If you’re building new construction or adding onto your existing home, hiring a structural engineer is not only worth it but it’s probably required by your local building department. Structural engineers will ensure you aren’t making your home unsafe in the building process, which is crucial from a safety perspective but also a legal one. It’s also worth hiring a structural engineer if you’re making changes to structural components, like removing a load-bearing wall.

The depth of any foundation style depends on your climate and how deep the frost line is, as building code requires that the footers of a foundation—which are built into a monolithic slab—sit at least a foot below the frost line. At the southern tip of Florida, for example, a monolithic slab foundation would only need to sit 12 inches under the soil at the widest parts. On some parts of the Canadian border, the frost line is 100 inches, which would mean a minimum of 112 inches, which is prohibitively deep for a monolithic slab.

If your home's foundation was damaged due to shifting soil, the same problem will reoccur unless you stabilize the structure by adding posts in the bedrock.

By careful planning and reinforcement to maintain structural integrity.

On average, 6 inches of concrete can hold around 150 pounds per square foot, but the exact weight that 6 inches of concrete can hold depends on factors such as the type of concrete, the reinforcement method, soil conditions below, and structural design. If you’re concerned about the longevity of your concrete patio, walkway, or driveway, hire a professional to help you choose an appropriate concrete thickness and reinforcement method for your needs.
