David was on time and very professional. He spent an appropriate amount of time evaluating the 2 areas we had requested. He documented the inspection w/ photos, measurements, and sketches. He provided a verbal preliminary report and is to provide a written final report w/ specifications for the mods we are proposing. (Removing a wall upstairs and a post downstairs.) We were happy to hear that our mods were going to be less complicated than originally thought and consequently less expensive. We have the peace of mind that the proposed changes are structurally sound and will be done correctly.

"Outstanding,........Randy and Terrel were extremely attentive to every detail of the project. I competed 5 different contractors for the job and Terrel was the only one to actually show me CAD displays of the project. When it came down to choosing between the final two contractors, he pushed me over the edge by convincing me that I would be extatic with the results. The price helped too as it was very competitive. He showed an extensive breadth of knowledge in design and had very good ideas on what would look best. They were a little delayed in starting because of hurricane Sandy but when they started work the construction crew was extremely polite, skilled and attentive to how the job site looked every night when they left the site. The thing that stood out the most is their attention to detail. Even the smallest job was done right, or redone until they were satisfied. Randy came several times and one time convinced me to vary from the original plan to put solid walls instead of lattice. He was right and it looks amazing. One of the critical features I wanted was no "rafter ties"',,,,,,,,,I wanted an open vaulted ceiling space. This was a problem with the structure being as big as it was. Randy and his team came up with a solution of an engineered main beam that allowed . I was extremely pleased. Next they brought in a sub-contractor who replaced the entire roof. It looks amazing. We have gotten more compliments than I can count. Their team was courteous and they knew it was a big commitment. We are extremely happy with a screen porch we have dreamed of since we bought the house. My hat is of to Randy and his team. I will post pictures soon.

Structural Engineering questions, answered by experts

Yes, an LVL beam is more affordable than the cost of a steel I-beam, totaling between $50 and $200 per linear foot as opposed to the $100 to $400 per linear foot you’d pay for a steel I-beam. Not only is the wood material more affordable than steel, but it’s also more similar to traditional wooden beams and doesn’t require as much retrofitting to connect joists.

Whether you’re building a new home or building an extension on your existing property, you will likely need both a structural engineer and an architect. A structural engineer will determine what loads your foundation and framing can safely handle, and an architect will draw plans according to those structural calculations to simplify the building process. You can start by contacting a structural engineer near you, as many work alongside architects and can get all of the prep work done at once.

The National Association of Home Builders requires repair of any foundation crack of more than one quarter of an inch, although local regulations may vary. In general, any visible crack that is growing in size, allowing water through, or that you have just noticed, is a good reason to call a structural engineer. Cracks can be a sign of a sinking foundation, so an inspection is a good idea for your peace of mind.

While concrete walls do not need to "breathe" in the traditional sense of the word, they do require waterproofing and dehumidifying methods, particularly in basements below the water table. Concrete both contains moisture from its initial installation and can absorb water when exposed. Ensuring proper basement ventilation , installing a vapor barrier, and controlling water exposure are all important tasks.

A few hours for inspection, with a detailed report following in a week.
