"Todd has been a pleasure to work with. We asked him for help in designing plans for a renovation for our 1960s home. The existing home had a one-car garage, and we wanted to expand that to a two-car garage and add an extra room for a second work-from home office, as both my husband and myself work remotely. After reviewing our lotâ s survey, it was discovered that we were too close to the property line to expand the current garage, which necessitated putting the new garage on the other side of the house. This added another layer of complexity to the project, as we now needed to incorporate the existing single-car garage space into our home as usable living area. Todd listened to our ideas for repurposing the space, and provided good recommendations of his own. As others have mentioned, he worked well with our builder and quickly answered questions from the county permit office, expediting the permit approval process. We would have no hesitation in using Todd for our next project."

"

David was on time and very professional. He spent an appropriate amount of time evaluating the 2 areas we had requested. He documented the inspection w/ photos, measurements, and sketches. He provided a verbal preliminary report and is to provide a written final report w/ specifications for the mods we are proposing. (Removing a wall upstairs and a post downstairs.) We were happy to hear that our mods were going to be less complicated than originally thought and consequently less expensive. We have the peace of mind that the proposed changes are structurally sound and will be done correctly.

"I've used Academy multiple times over the years (garage door install) and have never been disappointing. Came out the next day after I called (would have come out that day but my schedule wasn't open) when it sounded like my motor was laboring- once the weather turned cold, it struggled to lift and stopped about halfway. Mario came out - he was great - didn't try to sell me anything like a new part or motor, but said I just needed to grease the trolley area and side tracks and spring (which he also tightened). Honest and gave me good advice for preventing this issue (if anyone reading this has similar issues, remember to use grease and wd-40 once a year or when the track is dry to save you a repair visit). Used the mailer $20 coupon which is always available. Recommend them very highly."

Structural Engineering questions, answered by experts

The National Association of Home Builders requires repair of any foundation crack of more than one quarter of an inch, although local regulations may vary. In general, any visible crack that is growing in size, allowing water through, or that you have just noticed, is a good reason to call a structural engineer. Cracks can be a sign of a sinking foundation, so an inspection is a good idea for your peace of mind.

On average, 6 inches of concrete can hold around 150 pounds per square foot, but the exact weight that 6 inches of concrete can hold depends on factors such as the type of concrete, the reinforcement method, soil conditions below, and structural design. If you’re concerned about the longevity of your concrete patio, walkway, or driveway, hire a professional to help you choose an appropriate concrete thickness and reinforcement method for your needs.

The average cost to hire a structural engineer is about $550, with prices generally ranging from $200 to $1,500. Structural engineers may charge a flat rate, by the project, by square footage, or an hourly rate, which is typically between $100 and $250. Many jobs, such as inspections and structural calculations, are billed at a flat rate, which often falls between $300 and $800. The final cost depends on several factors, including the project's type, scope, size, complexity, ease of access for inspection, and your geographic location.

The essential difference between an architect and an engineer is that architects typically focus more on the aesthetic design of buildings, although not without consideration for the structural integrity of the building. Engineers focus more on the structural, technical, and practical aspects of whether and how an architectural design can be built as drawn. You may need to hire both types of professionals if you’re designing and building a new home.

Indications include cracks in walls, uneven floors, and sticking doors or windows that suggest foundation movements.
