"This is a long overdue review and brought to my attention by Mike when he requested a review for a retaining wall just completed. Three years ago MFS Masonry reconstructed our pool deck and pool area. I did not know what exactly I wanted except that I wanted it to look great. He has such experience that he was able to suggest a lovely plan for the deck to surround our 16 by 32 in ground pool and river rock for landscaping. His crew worked tirelessly breaking up and removing concrete, shaping and reinforcing for the new concrete deck, and making it look perfect. They were prompt and respectful of our property and completed the job in two or three days. More to point, that pool job was the third time they did a job for us. Can't recommend them enough."

"

I called Luis of  L & Z Masonry Corp.  As usual, Luis got back to me immediately, and then came out to check out the problems that needed to be addressed in my basement.  The portion of my basement that needed to be repaired is approximately  a  500 square foot section with a ceiling height of approximately  17ft  to  20 feet.  My house is over 110 years old,  and  the  walls were in terrible shape.  Luis  came in  with his extremely  competent, respectful,  and very professional team of workers.  For 2 days, they worked on the walls in the basement removing all cracks and loose cement,  and pointing the bricks where it was needed.   They finished the job by installing,  and smoothly applying cement stucco to the foundation of the basement.  The end product was outstanding. This  whole  process  gave a  new life to the walls in that area of our basement.

Luis and his team of workers  at  L & Z Masonry  maintain high standards  and  their workmanship  is excellent.  Luis is a people's  person.  He  is very friendly, knowledgeable,  professional,  sensitive to the need of his customers and respectful of  your home. The work  in our basement was done neatly and the basement was dusted and left clean at the end of the job.

I highly recommend L & Z Masonry,  and  I will use them  again for my future masonry  projects.  Their prices are reasonable.  In addition,  their workmanship is superior.  L&Z  is  a  Trustworthy  Company.    Each time we have used this company, their assessments of  the  problem  and  their suggested  approach to  make the repair  have  been  honest and accurate.

Masonry questions, answered by experts

When painting brick, each application method has pros and cons. Spraying is much faster but may not penetrate the porous surface of the bricks. Rolling is effective for getting paint into the bricks but doesn't work as well on the mortar. Brushing is very time-consuming and also won't penetrate beyond the surface. For the best results, a combination of spraying and rolling is often recommended. If you use a roller, choose a thick option (at least a half-inch) and ensure the paint gets into all the crevices for even coverage.

The cost of masonry work varies widely depending on the type of masonry along with common cost factors like size, complexity, location, and season. Most exterior masonry work done in freezing temperatures tends to cost more because of the preparation and protection involved to keep the masonry from freezing before the mortar cures properly. The average price ranges per project or square foot for different types of masonry include:

  • Brick wall (fence, garden wall, etc.): $10–$45 per square foot

  • Natural stone wall: $40–$110 per square foot

  • Manufactured stone veneer: $20–$40 per square foot

  • Brick home exterior: $10–$30 per square foot

  • Brick siding: $3–$10 per square foot

  • Stone siding: $35–$50 per square foot

  • Brick step replacement: $20–$30 per square foot

  • Brick wall repair: $20–$40 per square foot

  • Chimney repairs: $160–$750 per project

  • Tuckpointing: $5–$25 per square foot

Yes, masonry is more expensive than concrete because the labor is much more involved. With masonry, your expert will build your project from the ground up, one piece at a time, ensuring they use the proper amount of mortar or grout during construction and keeping the project level or plumb. Pouring concrete can also be labor-intensive, but it’s a bit less involved. It requires building a mold, pouring the concrete, and letting it cure. The less intensive labor makes concrete a more affordable option in most cases.

Yes, you can do German schmear on stone. You can account for the more textured and rough surface of stone by using a large paintbrush instead of a putty knife. A brush allows you to drag mortar across the stone to get it into all the cracks and crevices. However, a brush will cover more of the surface, so you may need a wet sponge to scrub excess mortar and expose more of your stone.

Stone can last anywhere from 15 to 100 years before it needs to be restored. You should clean your stone flooring or countertops regularly using cleaners designed for stone surfaces. Stay on top of vacuuming to prevent scratches from deteriorating stone faster, deep clean your stone surfaces using a pH-neutral cleaning solution at least once a year, and reseal the stone every one to five years, depending on foot traffic or usage.
