Please consider me for your home inspection needs. I serve Onondaga, Cayuga, Oswego, Cortland, Madison, and Saratoga counties. Many have found comfort in knowing that their home is being inspected by a mechanical engineer with a dozen years of engineering experience. Others have found comfort in knowing that I have several investment properties in the area and that I do all my own work. I use a continuous radon monitor so I can have lab-analyzed radon results to you in 2 days, as opposed to 7-14 days with charcoal filters. I have eKey access so I don’t need a realtor to let me in/out of the home. I do home inspections, radon inspections, well flow testing, septic dye testing, and water quality testing. My goal is to point out all safety issues and to find costly defects that you can use as leverage to lower the price of your purchase.

We recommend scheduling routine plumbing inspections once a year for an average house. Older homes may need more frequent inspections, while newer homes might get by with less frequent inspections—every two years. Homes with many mature tree species known for extensive root systems also benefit from more inspections, as roots are a common culprit for cracked sewer and water lines.

A dryer vent inspection is simply the process of checking the vent for the possibility of damage or clogs. You can do it yourself or hire a pro. Pull the dryer away from the wall and inspect the portion of the vent that’s behind the appliance for lint buildup or kinks. Check the connection of the vent to the wall for loose parts or lint that’s escaping the vent. Check the exterior exhaust vent for signs of damage or lint blockage. A pro can check the length of the vent inside the wall for you. 

Stucco should be inspected yearly or every few years, depending on where you live. Stucco homes in wet or humid climates are at higher risk for damage and should be inspected once per year. Homes in drier climates can wait longer between inspections, and get one every three years or so.

In many cases, you can sell your house if it has aluminum wiring, but you are likely required to disclose that fact during the sale. In some cases, your city or area may have banned the sale of homes with aluminum wiring, so you’ll need to update the wiring or arrange for its replacement as part of the sale. In some cases, it will benefit your home sale to replace the wiring system before putting it on the market.

Prepare to leave your home for a long absence by making sure small appliances and electronic devices are unplugged. You should also shut valves to your sinks, dishwasher, and washing machine. Set your thermostat closer to outside temperatures or a minimum of 55 degrees Fahrenheit, stop your mail (or have someone pick it up), and put at least one light on a timer.
