Home & Real Estate Inspection Reviews Near You

The president of the company was rude and hung up on us when we questioned how and why the appraisal came in lower than a previous appraisal 3 months ago and REFUSED to even discuss our appraisal with me. Told us that his client is NOT us, and that they report to he lending institution and if we have questions to discuss with them. IF you are ever in this situation, request another appraisal company. This company SUCKS.

KEY Inspector
Kevin was professional and arrived early for the inspection. He was pleasant and easy to understand during the inspection and his report was thorough and well-explained. As a result of Kevin's work, the seller agreed to fix all of the items that came up on the report. We are very pleased and would hire Kevin again!

Mark arrived at the property early to get started on the inspection. When I arrived, he brought me up to speed on the items that he had observed, and was very thorough and detailed. He patiently itemized and explained everything to me and utilized layman terms where the jargon was too confusing for me. He filled out a thorough report of every system and explained any issues or condition that hindered his inspection. I have a thorough knowledge of the property, how to fix and maintain the systems and am very confident in the property assessment.

Enlighten Home Inspections, LLC
Isaac was able to do a home inspection for us on short notice, and we're extremely thankful for his time and skill. He performed a thorough home inspection (including a tight squeeze through the attic) and presented us with a detailed report. In addition to the short notice for the inspection, Isaac also turned around the report for us in a flash. We had it in our inboxes, annotated with dozens of photos and notes within two hours. Since we were extremely close to the expiration of our inspection contingency deadline, this was much appreciated. I would hire him to do another inspection without reservation (though hopefully we'll be in our new place for quite some time) and would recommend him to others without reservation.

HomeTrust Inspections
Inspector was a very nice man. Prompt response. A little disjointed when it came to scheduling the inspection, but overall professional. The inspection itself was less than what I'm used to. I was having the inspection conducted for purposes of purchasing a home, but I have all my properties inspected every few years and have thus worked with home inspectors more than a dozen times. This inspection was, shall we say, very "average" compared to what I'm used to. I had to identify multiple items of concern because he ignored them. And he called out a couple of issues that I would have expected a well-qualified inspector to be better versed about. Many items in the report called out issues that "required a professional" to further inspect and review. Leading to several hundred dollars in unnecessary additional costs for licensed electrician or HVAC personnel to verify that there was no problem. Overall, he found things I wouldn't have and that I'd expect a good inspector to identify. But he also missed things. And identified "potential problems" that cost a chunk of change to verify were "okay" and that I'd expect a good home inspector to know inside and out. I liked him personally. But personal style does not a great home inspector make. I'm afraid I can't say I'd use the services again.

I scheduled a Home Inspection, and the inspection was done the next day. The report was received in less than 48 h.

ProTec Inspection Services
The inspection report of my old home included speculative criticisms that were financially damaging to me in its sale. The owner stated that it is "unfortunate" that buyers use inspections to negotiate, but the inspection report practically instructs them to do so, stating "many people use the inspection and report as a tool to negotiate."

David arrived on time to inspect a townhouse we are considering to purchase for our daughters family to live in. Starting at the roof and working his way to the ground floor he inspected virtually everything in every room. He pointed out things as we accompanied him and answered every question to my satisfaction. A written report was provided within 24 hours. Items were marked as OK, marginal, or deficient. It helped us negotiate a better deal with the seller. It also prepared me with an idea of what to budget over the next year or so for repairs & replacements.

RaSaun Murphy completed my home inspection. He provided a thorough inspection of my Condo. He provided a thorough report and I was able to fix issues that would have come about in the Buyer's inspection. He offered to come back and reinspect when the issues were fixed to provide and updated report. It wasn't necessary, my Condo sold with no Buyer's inspection, because they saw the first report. Kudo's to him. Thanks.

Dear Mr. David Goldberg, I appreciated how detailed you were! My daughter is a first time home buyer and we really appreciated your honesty and integrity during her inspection. Thanks for your flexibility in scheduling and being accommodating to the situation. The report you entered with your findings was complete, very informative and easy to understand. We were able to compare your report with the findings from the home appraisal, and determine the real condition of the house. I appreciated you pulling me aside to point out and explain any concerns you had and not allowing me to be railroaded by my ?Johnny-come-lately? real estate agent. I, also, am grateful for the things you recommended that we need to fix in the future and how to best go about executing this. This information was invaluable. We will be more than happy to use your service again and highly recommend your company to any new or existing home owners in need of a worthy and detailed inspection. Thanks, Jackie and Desiree

We were unable to find pros for your Home Inspection project in Ashburn, VA

However, we may have pros in another category that can help with your project.

What a home inspection involves

The most common areas of the home that are typically inspected include:

Plumbing systems

This includes drainage, indoor and outdoor pipes, sinks, and other plumbing fixtures within the home.

HVAC systems

It is important to ensure the home’s HVAC system is in good condition - HVAC repairs can be quite costly.

Electrical wiring

To avoid the risk of electric hazards, inspectors will ensure that the circuit box, breakers, and outlets are all in good condition.

Floors and roofs

The home will also be checked for any damage to the flooring material, subfloor, and roofing fixtures.

Preparing for the cost of an inspection

The average home inspector cost is about $315 for homes under 1,000 square feet ($400 and above for larger homes).

Individual inspector's pricing models depend on the nature of the inspection as well as their experience and expertise.

Make sure any inspector hired is properly certified. Looking through professional associations such as ASHI or NAHI ensures a qualified professional.

If you need specialized testing such as mold, asbestos, or lead inspections, be prepared to incur an extra $200-$300.

The importance of hiring a home inspector cannot be overstated. A property may appear perfect on the surface but it may have hidden problems in multiple areas of the home. Why hire a home inspector? Because they have the training and experience to thoroughly inspect a home for any underlying issues.

With a home inspection in hand, you can negotiate with the seller for any necessary repairs before purchase.
