I set the appointment with Rudy after reading all the reviews on Angie's List and felt very comfortable. And boy was I impressed! He went room by room and was extremely thorough! Moreover, he explained things, recommended things that would make items last longer.
We spent almost 5 hours going through this larger home which didn't stop Rudy from performing all his tasks in each room. We walked the exterior and he made suggestions that would preserve the roof and siding while picking up on things that were put on my punch list to be fixed. Things we would have missed if Rudy didn't point them out.
I would not hesitate to use Rudy again and believe I will even use him to do a pre home inspection on the house that I am going to be selling. That is how thorough he was that I will use him within the next month.

He found every problem I would be interested. Everything from a few small cosmetic issues to general safety hazards all the way up to accurately guessing the roofs age which will need to be replaced with in a couple of years.
I found Safe Home Inspections on Angie's List and I would recommend their services to anyone looking into purchasing a home. Price was based on tests done and Size of home.
Home inspections are just visual assessments so they are very limited in scope.
Communication was very efficient and it took one phone call to schedule the inspection
Rudy showed up about 10 minutes late (no biggie), and started from setting up his computer in the kitchen.
After some paperwork we started the inspection from looking at the ground level (lawn, outside walls, foundation, etc.).
He was very helpful with explaining every step of the inspection and did not mind me trailing him everywhere.
After visually inspecting the roof (using binoculars) we moved inside where he checked all the appliances, sockets, faucets, plumbing and so on. What was important, the inspection included the attic. Rudy brought a ladder and popped his head into the opening to check for insulation and such.
From time to time Rudy would go to his computer to update the notes and after ~3 hours we were done (He came back after 48h to get the radon reading).
The report was delivered later that day and it was very easy to read with good quality pictures.
Rudy was very helpful and willing to answer any questions that a first-time home buyer like myself might have. He even made a couple of extra trips to the house in order to setup the radon sampling, helping me get timely results that were necessary for contract negotiations.
I was very pleased with Rudy's professionalism, knowledge, and frendliness.
The only complaint we might make would be that Rudy was so clearly interested in issues of household safety that some of the things he identified as defective or marginal could be subject to some interpretation. Nonetheless, we were glad to have them brought to our attention, and expect to have no unpleasant surprises further along in the selling process.
So--if you want a scrupulously honest inspection of a house, do hire Safe Home. We will do so again.

Rudy also conducted the Radon test required by the state. He set his equipment for the required time period and set the report promptly when complete.
Being from a law enforcement background I am very skeptical on these types of services however was very happy to have chosen Rudy to conduct the inspection. The other reviews positive reviews were accurate and I would use him again and/or recommend him to anyone who needs an inspection done.
We then spent the next 4 hours walking every inch of the house from outside to inside. He focused on some key areas of this house and gave me advice and recommendations along the way. He tested every single outlet in the house, ran all appliances, ran all faucets, opened every single window, etc. He was very thorough. After each "phase" of the inspection (basement, outside, inside, etc.) he stopped for about 20 minutes to make notes on his computer.
Cost was $350 for the inspection and $125 for the 48-hour RADON test.
Rudy said I'd receive the inspection report that night, and he did not fail. I was emailed a 50-page inspection report, complete with digital photographs of the problematic places. Two days later I received a computerized report of the RADON inspection as well, with hourly read-outs of the radon level, and a graph. Very thorough.
I'd wholeheartedly recommend Rudy Sapp.
