SAFE HOME INSPECTIONS

We can't say enough good about Rudy after having a couple of bad inspectors, we will never use anyone other Rudy! He is very thorough & ethical.

Went very well! Rudy was on time and very polite. He got right down to work and the inspection took 3.5 hours. Very complete for a 1200sq ft house. The report was awesome, I loved how long it was and made me feel very comfortable. Also made lots of helpful suggestions for things we could fix. 10/10 would recommend.

Rudy was on time and took his time with each location. He was thorough and was careful to explain what he noticed about each item, good or bad. I asked a lot of questions and felt that he cared about my understanding of the answers. The homes we looked at were each over 2000 sq ft and required a bit more than 2 hours to inspect. The report arrived in my e-mail before midnight on the day of the inspection. The report comes complete with photos that clearly show items circled or with arrows indicating what is being shown. I felt Rudy was fair to each property, not trying to sway our opinion one way or the other, letting us make our decision based on what he found, but was honest about any items that needed to be taken care of for safety or comfort.

Rudy was the most thorough inspector I've ever worked with, and was also friendly, informative, and helpful.  I would recommend him to anyone.

I set the appointment with Rudy after reading all the reviews on Angie's List and felt very comfortable.  And boy was I impressed!  He went room by room and was extremely thorough!  Moreover, he explained things, recommended things that would make items last longer.

We spent almost 5 hours going through this larger home which didn't stop Rudy from performing all his tasks in each room.  We walked the exterior and he made suggestions that would preserve the roof and siding while picking up on things that were put on my punch list to be fixed.  Things we would have missed if Rudy didn't point them out.

I would not hesitate to use Rudy again and believe I will even use him to do a pre home inspection on the house that I am going to be selling.  That is how thorough he was that I will use him within the next month.

The inspection went perfectly. Rudy was very professional, light hearted and thorough. We started on the outside of the house, and worked our way in ending at the basement. He checked EVERY outlet (And this house had A LOT) and nitpicked the place apart.
He found every problem I would be interested. Everything from a few small cosmetic issues to general safety hazards all the way up to accurately guessing the roofs age which will need to be replaced with in a couple of years.
I found Safe Home Inspections on Angie's List and I would recommend their services to anyone looking into purchasing a home. Price was based on tests done and Size of home.

It was my first experience with a home inspection, so I can't compare it to anything, but I think it went well.
Home inspections are just visual assessments so they are very limited in scope.
Communication was very efficient and it took one phone call to schedule the inspection
Rudy showed up about 10 minutes late (no biggie), and started from setting up his computer in the kitchen.
After some paperwork we started the inspection from looking at the ground level (lawn, outside walls, foundation, etc.).
He was very helpful with explaining every step of the inspection and did not mind me trailing him everywhere.
After visually inspecting the roof (using binoculars) we moved inside where he checked all the appliances, sockets, faucets, plumbing and so on. What was important, the inspection included the attic. Rudy brought a ladder and popped his head into the opening to check for insulation and such.
From time to time Rudy would go to his computer to update the notes and after ~3 hours we were done (He came back after 48h to get the radon reading).
The report was delivered later that day and it was very easy to read with good quality pictures.

The inspector, Rudy, did a good job and appeared to be about as thorough as you can expect for a home inspection.  There weren't any high tech gadgets that one might hope for (but I doubt most inspectors would use anyway). 
Rudy was very helpful and willing to answer any questions that a first-time home buyer like myself might have.  He even made a couple of extra trips to the house in order to setup the radon sampling, helping me get timely results that were necessary for contract negotiations.
I was very pleased with Rudy's professionalism, knowledge, and frendliness.

We have used Rudy three times now and each time the experience has been flawless. Rudy is very personable, patient and makes the inspection process as painless as possible. The home inspection was very thorough. I was actively a part of the inspection. The report was delivered within hours of completion and included pictures of everything.

Rudy was great.  He was very prompt.  The inspection was done within the week of my call.  He met with my realtor and did a very throrough inspection.  Within days, a complete written report with photos was e-mailed to me in VIrginia.  I purchased my home with confidence after his inspection.

Rudy arrived on time and got to work right away. The inspection lasted almost 4 hours. Rudy was very methodical as we worked our way around the house, then through the house. He explained what he found, and made suggestions as we went through. I had his full written report by the end of the business day. His report was very concise & helpful.

Rudy Sapp personally spent over four hours on our inspection (it's almost 3000 square feet) and documented many small issues in addition to clarifying the larger ones we already knew about. During the process we were at home so that he could ask questions and make remarks as he went. He set up his laptop at our kitchen table and came and went from it to the various parts of our house, always taking his shoes off when coming back in from outside. At the end, he went over what his report --46 pages--would look like when provided with photos that he had taken. When we sell our house and buy another, we would definitely use him again, as he is the ideal buyer's inspector. For us as potential sellers, of course we weren't quite so keen about having every single defect reported, but that's our problem-- we did get a very complete picture of what we need to do before putting the house on the market, and can fix many small items ourselves. Clearly Rudy's work was far superior to the inspection work we had paid for just three years ago when we bought the house, where lots of small things were overlooked. In addition, he was personable, neat and clean, clear in his communcations, completely professional in his manner. He knew current building and safety codes in detail. It was definitely the most thorough inspection we had ever paid for, with a report that was not a boiler-plate, but a narrative document with many pictures delivered in a useful .pdf format.
The only complaint we might make would be that Rudy was so clearly interested in issues of household safety that some of the things he identified as defective or marginal could be subject to some interpretation. Nonetheless, we were glad to have them brought to our attention, and expect to have no unpleasant surprises further along in the selling process.
So--if you want a scrupulously honest inspection of a house, do hire Safe Home. We will do so again.

Great!  Rudy was very professional & thorough.  He starts with a walk
through of the outside of the house & then goes through room by room

If I could give Mr. Sapp a higher grade than an A then I would.  He is a breath of fresh air to the service industry.  Mr. Sapp spends an incredible amount of time with the client and in preparing his reports.  His inspection ultimately saved me $4000.

Rudy Sapp, President and chief inspector of Safe Home Inspections, was presonable, thorough and professional for our home inspection.   We met in person at the house. He began with a clear explanation of his process and the report we could expect from him to document the effort. He encouraged questions and took his time to answer them to my satisfaction.  We went through the house, the grounds and the two barns on site.  During the 5 hour inspection he maintained a fine attention to detail and documented everything.  We received the full report later that same evening.  I would use Rudy again.
Rudy also conducted the Radon test required by the state.  He set his equipment for the required time period and set the report promptly when complete.

Rudy Sapp of Safety Home Inspections was great. We wanted to have an inspection done that was independent of any other of the parts/entities from acquiring our first home; we also read his excellent reviews on Angie's List. He was professional, yet easy to talk to in person. He spent about 3.5 hours on the home inspection and walked us through the entire process while explaining the good and not so good things about the house. He made professional recommendations to us verbally which reflected on his report (which also contained great detailed photos - very important) and also made suggestions to us on how to maintain and improve the home for the future. He did take some time during the inspection to take down notes on his computer but it was time well spent since we got the report that evening. He also conducted a radon test which a report was sent to us after the 48 hour test period (he has an in-house lab to analyze the air samples). He also has taken time to answer many additional questions on the phone prior to and after the inspection.
Being from a law enforcement background I am very skeptical on these types of services however was very happy to have chosen Rudy to conduct the inspection. The other reviews positive reviews were accurate and I would use him again and/or recommend him to anyone who needs an inspection done.

Without exception, the best experience I had throughout this remodel Project.  We did a 203k loan to remodel our home.  Rudy went above and beyond his progress inspections to help us.  He was un-intimidated by, and helped protect us from, our first, rather obnoxious and dishonest contractor, My Three Sons, Michael Butcavage.  He worked with us tirelessly, and without asking for a single extra nickel.  He came whenever called, met me on MY schedule, even at work.  He drove from his home to mine, a 40 mile trip without complaint in any weather.Once we changed contractors, he went out of his way to help them complete the work by providing the funding necessary and working within the framework of the loan to keep them going.  I would recommend Rudy to ANYONE for any inspection, 203k, or just plain advice!

I found this company here on Angie's List, then visited their website to find out more. The inspection report we got is just as good as the example you see online. I walked through the house with Rudy as he explained everything he was looking for and what was right and wrong with the home. He took a ton of photos and circled on each one specifically what he was referencing in the report. I definitely recommend going through with him, as much information as you get in the report, you get tons more by seeing it first-hand. He even gave me regular maintenance tips for the future and things to look out for. Can't recommend highly enough, this is what you want in an inspection and radon testing service.

Rudy Sapp was great. I called him Thursday night before memorial day and he had an opening on the Tuesday after memorial day. He was perfectly on-time for his appointment at 1:30pm. Upon arriving, he explained exactly what he was going to do, and we signed some paperwork. He then setup the RADON test in the basement of the house.
We then spent the next 4 hours walking every inch of the house from outside to inside. He focused on some key areas of this house and gave me advice and recommendations along the way. He tested every single outlet in the house, ran all appliances, ran all faucets, opened every single window, etc. He was very thorough. After each "phase" of the inspection (basement, outside, inside, etc.) he stopped for about 20 minutes to make notes on his computer.
Cost was $350 for the inspection and $125 for the 48-hour RADON test.
Rudy said I'd receive the inspection report that night, and he did not fail. I was emailed a 50-page inspection report, complete with digital photographs of the problematic places. Two days later I received a computerized report of the RADON inspection as well, with hourly read-outs of the radon level, and a graph. Very thorough.
I'd wholeheartedly recommend Rudy Sapp.
