"I had a great experience working with Omid Gharavi of OGV Structural Engineering for structural engineering permit services for my home in Baltimore. He was knowledgeable, professional, and easy to work with. The drawings he prepared and stamped, along with the engineering letter, were approved by the county without issue, allowing me to move forward with my home project. I truly appreciate his expertise and would highly recommend his services."

"I had a great experience working with A & A Structures LLC for the structural engineering work on my home renovation in Bethesda. They were easy to work with, extremely fast, and delivered permit-ready documents that were clearly tailored for Montgomery County DPS—right down to the correct file naming conventions, which matters more than people realize. When the county requested minor revisions, A&A responded immediately, made the updates without hesitation, and even worked directly with my developer to clarify requirements. All of this was handled under the original fee, which I felt was an excellent value. Professional, responsive, and clearly experienced with Montgomery County’s approval process—I would absolutely recommend them and would use them again without hesitation."

"We tasked Gary with a very quick turn around on a project involving a total renovation of an existing structure as well as an addition. We had a very tight time constraint and Gary was able to accommodate us, utilizing his expertise to help us make thoughtful changes to our original design and educating us on Maryland code where needed! His final product is beautiful and it was exciting to see the “after” Reno elevations! I would use him again without a second thought and recommend him to my friends. Kelly Z."

"Todd has been a pleasure to work with. We asked him for help in designing plans for a renovation for our 1960s home. The existing home had a one-car garage, and we wanted to expand that to a two-car garage and add an extra room for a second work-from home office, as both my husband and myself work remotely. After reviewing our lotâ s survey, it was discovered that we were too close to the property line to expand the current garage, which necessitated putting the new garage on the other side of the house. This added another layer of complexity to the project, as we now needed to incorporate the existing single-car garage space into our home as usable living area. Todd listened to our ideas for repurposing the space, and provided good recommendations of his own. As others have mentioned, he worked well with our builder and quickly answered questions from the county permit office, expediting the permit approval process. We would have no hesitation in using Todd for our next project."

I am a licensed Professional Engineer providing structural engineering services for residential and small commercial projects. I work with homeowners, contractors, and design professionals to help move projects through the permit process by providing structural calculations, drawings, evaluations, and engineering letters as needed.\n\nIn-person structural inspections are available in Maryland, DC, and Northern Virginia. Remote structural consulting is available in Delaware and North Carolina.\n\nTypical projects include load-bearing wall removal, beam and header sizing, additions, decks, foundation concerns, and framing evaluations. My goal is to provide practical, code-compliant structural solutions that are clear, efficient, and tailored to the project.

Structural Engineering questions, answered by experts

When comparing quotes in MD, be wary of unusually low bids, which may signal subpar materials or skipped steps. Look for detailed breakdowns specifying code compliance, soil testing, and permit requirements. Vague language or missing information about inspections is a concern. Reliable professionals provide clear timelines, references, and transparent communication, helping you avoid costly surprises and ensuring your project meets all safety and quality standards.

Helpful?

For a smooth project in Rockville, begin with a thorough soil test and determine if your property is in a historic or HOA-regulated area. Locate underground utilities before excavation, and discuss your plans with neighbors if required. Meet with local code officials early to clarify permit needs. Schedule work around seasonal weather, verify your contractor’s credentials, and plan for parking or delivery logistics to avoid delays.

Helpful?

Completing structural engineering projects in Rockville enhances home comfort by improving insulation, moisture control, and airflow. Upgrades like basement finishing or open floor plans increase usable space and modernize living areas. Addressing foundation or structural issues early prevents future damage, boosts safety, and adds long-term value. These improvements create a healthier, more enjoyable environment for your family and help protect your investment.

Helpful?

In Rockville, the longevity of structural engineering work depends on careful soil analysis, especially with the area’s expansive clay and high water tables. Using moisture-resistant materials and proper drainage design helps prevent foundation issues. Attention to freeze-thaw cycles and humidity is crucial for material selection. Ensuring all work meets local building codes and addressing unique neighborhood guidelines further protects your investment and supports long-term structural stability.

Helpful?

To keep projects in Rockville safer for families, secure all work areas with barriers and clear signage. Request dust control measures to maintain indoor air quality, and ask about non-slip surfaces and rounded corners in new construction. Ensure railings and guards meet safety codes. For older homes, have professionals check for lead paint or asbestos, and consider radon mitigation for added peace of mind during and after the project.
