"Oliver and his partner were more than excellent. He was honest with his assessment and gave me a quote right away (not the cheapest, but it had the most value based on his experience/knowledge - HIS BID WAS VERY FAIR!!!). We talked with 4 vendors before deciding on New Age Masonry and couldn't be happier with our decision to hire them. We have been burned in the past with other contractors, so I am always on edge when dealing with them, but Oliver gives me a new reason to relax on that a bit. Please give him an opportunity, even if he isn't the lowest bid, because you will not be disappointed in his work. Very, very satisfied customer."

"Another outstanding job by Olsen. We requested and received a proposal last fall for work to be done. Proposal was easy to understand, covered all work wanted and provided on very timely basis. Early spring they delivered brick samples for our approval and began work a few days later. Work was preformed very quickly, very professionally and of the best quality. They thoroughly cleaned up each day and after completion. We strongly recommend Olsen to everyone needing masonry work. Another satisfied customer, again."

"My experience with 83 Masonry was EXCELLENT! We hired them to tuck-point and partially rebuild our two chimneys. They started the project on time and showed up everyday ahead of time. We have new roof and AC, so before they started any work, they have protected the roof and build protection canopy over the AC to make sure nothing would get damaged. Very professional, knowledgeable, punctual and safe. Not only were the chimneys fixed, they improved the look of the house. We are EXTREMELY happy with the craftsmanship and we would recommend them for any type of masonry work."

"Atlas was the last of several companies to come and assess what was causing a crack in our family room wall and making our back door unusable because we couldn't open and close it without difficulty. We also had seepage in the basement. Other waterproofing and foundation companies had us digging up our basement and installing extra sump pumps and drain tiles. The foundation companies said we should install piers for prices ranging from $5,000 to $18,000. (We ended up hiring a plumbing company to replace a broken sewer pipe outside with a new one installed in the basement to address wall seepage, but a large wall crack remained that we needed to address.) Atlas was able to meet our hectic schedule and arrived on time to assess our problems. The engineer they sent out was the only one of the companies who listened carefully to what was happening to our house. He carefully measured the family room looking for slope. He carefully checked for other cracks in the remaining walls and ceiling in the family room to establish cracking patterns. He checked out our foundation in the family room, which is a slab over ground but also an empty space where stairs from the basement leading outdoors used to exist. He targeted that area because that's where the largest slope and cracks were located. He was able to report how much our family room was sinking after measuring the room. He said he believed because the foundation was constructed over an open space, moisture had been gathering for years and rotting the wood that was the base of the family room. I mentioned that white spots formed on the walls in winter, and he said that information most likely confirmed his theory. The engineer was at our house for about an hour. He asked for a few days to work up an estimate. We told him we were going on vacation, so he had more than two weeks to put the estimate together instead. As promised, shortly after we arrived home, the estimate arrived via email, along with drawings and a detailed explanation. The engineer returned to our home to go over everything with us, and we decided to sign a contract. Everything continued to move smoothly. Workers arrived promptly at an agreed upon date and time, and got to work immediately. They were walking the long way around to the work site, so I invited them to walk through the attached garage. They moved their materials into the garage, and when they left, they swept the garage cleaner than it was when they started. As they were about to leave, I pointed out that drywall repair was supposed to take place where the crack was in the wall. They checked the contract and acknowledged that was true and immediately went to the store to purchase the materials they needed. They apologized for the oversight and repaired the wall, again leaving the family room spotless. This work was completed before winter began, and I waited to write the review because I wanted to see if the white patches appeared on the wall again as the temperature dropped. The engineer said the white patches should not appear. So far, so good. We have had cold enough temperatures for the white patches to appear. Also, the back door works perfectly now. We also had them fill the crack in the basement wall since it had started to seep after 18 years of dormancy. They injected a product in the wall and covered the full-wall-length crack with another material. So far, nothing has leaked even during substantial rains. We feel Atlas is highly professional. The engineer is the only one who really listened to our house problems and spent time with us. We had multiple foundation and waterproofing companies come in, but Atlas was the only one who we felt wasn't trying to sell us a product over what was really necessary. Hopefully, we will not need their services again, but if we did, we would call immediately."

"Perma-Seal was out to insulate my attic this week and did an excellent job. David did a thorough inspection, explained everything, answered our questions, and even told us that we didn’t need certain work that we thought we needed. He was very honest, polite and personable, and gave us a fair quote with some options without being pushy. Luis and his crew began the work two days later. They were prompt, courteous, professional and knowledgeable. Luis explained how the project would be done and shared progress photos with me along the way. He even curtained off the area around the attic ladder to contain any waste and cleaned up everything perfectly. I would highly recommend Perma-Seal to anyone who is considering their services."

"This was a big, expensive project for our five-unit building. Our front stairwell has been disintegrating for years now. Gibran and his crew did a great job. We had some complaints about the appearance of the side walls of the stairs. Gibran was responsive and sent his crew back to finish the job. The railings he installed were custom made and very high quality."

"Professional Concrete is fantastic. Hector was incredibly responsive and his team was really capable. They were really flexible; I had to coordinate with another contractor replacing part of the fencing near where Professional Concrete was working. They were really accommodating and focused on doing both jobs (what they were doing and the fence company) correctly. I will definitely be hiring them again for a patio next spring."

Masonry questions, answered by experts

Begin by checking if your home sits in a historic district, as this requires special material approvals. Secure all necessary structural permits through the city. Schedule your masonry work between May and October to ensure proper mortar curing temperatures in IL. Fix any grading or drainage issues first to prevent recurring water damage. Photograph existing conditions for your records and book your professional assessments early in the spring.

Helpful?

In Elgin, chimneys are highly vulnerable to ice damage and require frequent masonry work. Older unreinforced brick or stone foundations often crack due to seasonal pressure from local clay soils. Front steps and porches frequently suffer from spalling caused by freeze-thaw cycles and sidewalk salt. Retaining walls, brick veneer exteriors, and window sills also face heavy exposure and demand regular inspections to prevent severe structural deterioration over time.

Helpful?

To protect your home from harsh IL winters, masonry work requires consistent upkeep. Start by scheduling a spring inspection to catch freeze-thaw damage early. Address necessary tuckpointing to replace degraded mortar joints. Treat any white mineral stains caused by humid summers. Apply a fresh sealant before freezing temperatures arrive in late fall. Manage your drainage to keep water away from the foundation, protecting the structure from expansive clay soils.

Helpful?

Completing prompt masonry work immediately stops winter freeze-thaw damage from escalating into severe structural failure. Repaired mortar joints block moisture from entering your basement during heavy rain. Over the long term, proactive maintenance dramatically extends the lifespan of your foundation against expanding Elgin clay soils. Sealed and intact brickwork also improves your home’s energy performance by reducing cold air drafts and preserves your property value for generations.

Helpful?

Watch out for contractors who skip pulling required city permits for structural masonry work. Avoid professionals who propose winter projects without specific cold-weather curing protocols. A reliable contractor must assess underlying drainage issues rather than just treating visible damage. For older Elgin homes, ensure the quote specifies the exact mortar type to prevent brick damage. Always demand proof of general liability insurance before allowing anyone on your property.
