- 4Ever RemodelingWe could not have been more please with the work. I've never experienced or even heard of a construction project going this smoothly. They did the design, drawings, picked out all the fixtures and helped us choose finishes. Then they took the kitchen down to the studs, new windows and back door (included masonry work to resize one of the windows), new drywall, new cabinets, new hood, new lights and electrical, new tile backsplash, new quartz countertop, new sink and plumbing, new cabinets in the pantry, and then fresh paint on all the walls, ceiling, and trim. Pretty much the only thing they didn't touch was our floors, but even those they took steps to protect well throughout the project. All of the construction was done in just 28 working days!! They finished almost a full week early on a schedule I had thought was unrealistically short! I couldn't believe it! Everything from the initial quote to the final punch list was efficient, well managed, professional and of the highest quality. I've been recommending this crew to everyone in my network and family

- Hogan Design & ConstructionWe had engaged Hogan Design & Construction for several minor projects around the exterior of our home. In addition to being very responsive to our requests, the work has always been done well, has been very fairly priced, and was completed on schedule. This company has become our "Go To" provider of of household repairs and improvements, and we would most certainly rely on them when it comes time for major projects. On a scale of 1 to 5 stars, we would rate them at least a 6! Well, the first major project came in the form of a total kitchen remodel, and is essentially concluded. Not ever having previously embarked on such a major project, we did not know quite what to expect, but Brad and Johnny did a great job of preparing us for the disruption the project would create. That made things much easier. Not to mention that it was quite interesting to experience first-hand the progress of design, demolition, "gutting," reconstruction, and installation of new flooring, cabinets, fixtures, and appliances. The workspace was cleaned daily to minimize the impact to our other living spaces. The outcome is amazing, surpassing anything I could have envisioned. HDC is first-class, responsive, courteous, patient, and they delivered on-time. Well done to HDC and their entire staff and team of subcontractors

- 4Ever RemodelingOverall very happy with our experience with 4Ever Remodeling. They took our completely unfinished 1920s basement and created an in-law suite with extra-large bath. They were great at handling the City of Chicago permit process, which was one of my biggest concerns. Work included: Rebuilding basement stairs (sturdiest stairs I've ever seen). Adding a full bath with jetted tub, two-person shower, tile, all new plumbing including ejector pump. New exterior windows to comply with egress codes (really impressed with the exterior brickwork - you can't tell at all that any changes were made. They matched the grout and design perfectly). Installation of a large wet bar with dishwasher, shelving, quartz counters and cabinetry. Cabinets are very high quality. HVAC for basement and they extended the AC throughout first floor as well. Lighting, flooring, drywall, insulation etc. Highlights: Particularly impressed with their carpenter who did gorgeous, perfectly aligned work. Their designer, Magda was very helpful in guiding us and helping make selections (we've never done a project anywhere near this scope before). Communication was very clear and responsive. Workspace was immaculate at the end of every day. As with any project of this size there were a few nits: Their electrical team was slow to address a few concerns the inspector had and they disabled an outlet on the first floor. Granted, they were given an absolute trash mess of wiring to start out with. Also, the bathroom painter did not cover the tub when painting the ceiling, and I had to spend some time scraping flecks of paint off with a credit card. Those minor issues aside, I feel confident the project was done right, everyone that sees it absolutely gushes about the result, and I'm jealous that my in-law kitchen and bath are nicer than my own on our first floor! I'd definitely use 4Ever again (and in fact are considering a second project right now)

Gino came to the site to take measurements. He was honest about what needed to happen. He came in at an extremely reasonable price and turned the work around in an extremely short time period. No one ever likes to have these things happen, but I can say I am glad Gino was there for me

"A mixed review—great final product, terrible process. We were incredibly upfront about our budget and our priorities. We explained that the contract absolutely needed to come in below $40,000—knowing that there would be change orders and unexpected costs along the way that would likely increase that number. After some back and forth, Matt came back with some options—it came in at $47,000 but then he broke out a few "extras,", we could get it under $40,000. These “extras” were not important to us, so we were thrilled! I was out of the country at the time, but Matt told my wife that we needed to sign before a certain date (and put down a deposit) to “lock in the price” and that when I came back, if there were issues with the design we could revisit that with no penalty—which ended up not being true at all. A few problems occurred almost immediately. As we looked at the floor plans they had drawn up, we couldn’t quite understand how they fit this extra bathroom into our space.- Turns out, they didn’t measure correctly and added two feet of floor space to our upstairs.
So we just asked for our money back. We circled back to our conversations with Matt about the fact that we could get a refund if the plans didn’t work out. He says that is not an option. The director of sales, Kevin, calls us and we explain. He defends Matt, tells us we want “luxury items” and that is not realistic for our price, We explain we want our money back—he says that is not an option. So we start over, use the 4th bedroom like originally planned, tell him the priorities that we told Matt, and we go back to the architects. Kevin says, “We can definitely do this for under $40,000.” So we keep walking down the road, similar things happen, but not to the same extent. Our numbers starts creeping again. We show the architect the e-mail I had from Kevin saying we can do this for under $40,000 and just like that, they take off $7,000 instantly. Why couldn’t have we done that before? We finally got to a place with a good plan and we were happy with the scope of work they were going to do, so we started. Our project manger really struggled. I would say 75% of the time she was on site it was to collect a check.
Lastly, we have the change orders. We get that there are unforeseen costs go into construction. The problem is, some of the change orders were for things that were out in the open. On a load bearing wall, the change order came 2 weeks after the work was done (most of the change orders came after the work was already done— which was entirely different than the process they laid out at the beginning) and was pretty high. $1,700 to put in a small header. They told me that if I didn’t pay for these change orders, that the contractors were not going to get paid. He literally said, “You are taking money out of Oliver’s pocket if you don’t approve this change order…” I could go on but at the end of the day, we love our master bath/closet. We REALLY enjoyed working with Rod—our architect. But overall--rough, rough process.
Update: After my review, I received a call from the owner, Dan. We spoke at length about the project and he was very apologetic. He learned some things about our project that he previously did not know and I was able to expand on our experience to help him better understand some of the challenges. He was grateful for the feedback and assured me that the entire team is doing a debrief of our project to prevent some of these mistakes from happening again. Specifically, he mentioned that the "change order" process will be tightened up to avoid confusion for the home owner. I really enjoyed my conversation with Dan and it meant a lot to me that he reached out. If Design First indeed addresses some of these issues, I would have no problem recommending them or using them for a future project.

"My project was a 3-Flat Gray Stone building back porches needed to be torn down and re-built to the current City of Chicago building codes. Stephen was very responsive and he had collaborated with my builder, J. Sitko Construction, on previous projects. Stephen clearly understood the building issues and he provided me an overall understanding of the process and procedures necessary for this project. Need New Land Survey Architectural Drawings suitable for bid, permit acquisition and Construction Specific timeline to complete each step Stephen is a good communicator and the process and approvals went extremely well. The work was very professional. Definitely I would recommend JSG Design LLC !
