Customers say: True professional

"Tom at TAS Engineering was professional, friendly, helpful, patient and highly competent and efficient. He did the assessment of my attic structural issue and identified the simplest and most cost-effective solution. He ensured that my contractor did the work to his specifications and provided the certified engineering letter that all had been addressed properly. This was exactly what I needed. I would highly recommend him and would hire him again."

Customers say: Quick response

"Darren was professional and courteous. He called to let us know he was running a bit late. He was great at explaining things and very thorough. He got an official report to us in a timely manner. But most importantly he assured us the house we were about to purchase was structurally sound. He even suggested ways to keep the small structural shifts in the older home from occuring."

"From the start I knew Ryan was the right person, because he called me, the only one of the engineers that actually called me. He communicated regularly, let me know straight up the results and explained it all to me. Is also willing to answer questions from my contractor."

"When I discovered that we needed a structural engineer, I was overwhelmed by trying to seek out a reputable engineer. I happened upon DL Engineering, Inc. on Home Advisor and decided to give them a shot; I'm very happy that I did. Garrett came out to observe a residential property for movement of the foundation. He was extremely professional, thorough, and personable. He answered all of my questions and didn't hesitate to show me various findings and explain why or why not it was an area of concern. Garrett provided me with a very detailed evaluation and I would highly recommend both Garrett and DL Engineering."

"Had exterior crack and had companies come by saying I need extremely expensive piers put in and it seemed like they gave different opinions about each other and the work that needed to be done. Like they were trying to sell me. I decided to get a professional opinion by a structural engineer who had no monetary gain by my decision on what to do. They recommended just filling in the cracks and keeping an eye on it and it may not need any further actions and that if it does it is not something that requires immediate attention that would need to be done right now. If I do need piers in the future it might not need as many as the sales people were trying to sell me and if I don’t it will save me from other repairs the piers may have caused besides how much they would be. Definitely worth the money and if I have any other issues with it they will be the 1st people I call for their professional opinion."

"Dan was one of 3 engineers that I contacted for a structural change to the first floor of my residence and to the crawl space below. He was the most knowledgeable, the most reasonably priced, and promised to do the work in the most timely manner. If I could, I would give me 6 out of 5 starts for this. I read one very negative review on Angie's list along with the great reviews. I took it on myself to communicate with Dan just befor the due date for the drawings. Also, there was a small issue in one of his drawings which Dan corrected in 2 days. I can only think that the one negative review was caused by this lack of communication. An easy thing that a client can remedy for an excellent engineer."

Structural Engineering questions, answered by experts

Yes, an LVL beam is more affordable than the cost of a steel I-beam, totaling between $50 and $200 per linear foot as opposed to the $100 to $400 per linear foot you’d pay for a steel I-beam. Not only is the wood material more affordable than steel, but it’s also more similar to traditional wooden beams and doesn’t require as much retrofitting to connect joists.

The process of hiring a structural engineer starts by finding reliable professionals in your area and comparing quotes from at least three of them. From there, you can narrow down your selection by asking some leading questions:

  • Do you have experience working in my specific area?

  • Do you have professional indemnity insurance?

  • What will your structural report cover?

  • Do you charge a flat fee for a structural report or by the hour?

  • How long have you been in business?

  • Do you have a list of customer references?

The best way to determine if ceiling cracks are structural is to hire a ceiling contractor to inspect the cracks and provide a professional opinion. That said, you might be able to make an educated guess based on the size and appearance of the crack. Larger cracks, cracks accompanied by sagging or discoloration, and cracks that travel from the ceiling down the walls are all signs of structural issues.

Yes, they offer plans for repairs or reinforcements to address issues.

The essential difference between an architect and an engineer is that architects typically focus more on the aesthetic design of buildings, although not without consideration for the structural integrity of the building. Engineers focus more on the structural, technical, and practical aspects of whether and how an architectural design can be built as drawn. You may need to hire both types of professionals if you’re designing and building a new home.
