"No formal inspection was done. We discussed issues over the phone and, with that information, I decided to work with my remodeling contractor for resolutions and further reviews. HC did respond very quickly and I'm very happy with the working discussion they had with me - it was at no charge. They provided an approximate quote for a formal inspection and written structural report that I think was reasonable and competitive. Humza was very helpful."

"The job went extremely well. Eli Dagan and his team were fabulous! Eli was great at answering any questions and keeping me up to date throughout the entire project. Eli helped me design the house and bought his engineering and design team to help me with anything I needed. Eli then pulled the permit and he took care of everything throughout the entire project, without any headache to me. His team were professional, clean, and very nice throughout the project, even though I changed things a couple of times. I would recommend Eli and his tam to everyone and will definitely be working with him in the future!"

"I recently contracted with Brothers and Brothers Builders to complete renovations on two bathrooms and expansion of the master bedroom walk in closet. This was my second remodeling project having completed a home rebuild a while ago, so I have prior experience working with contractors. Working with Brother and Brother Builders was just a great experience and the finished work is outstanding. Our Project Manager was Daniel Perez who did an excellent job communicating with us on a regular basis, was immediately accessible by text, staying on top of the project, and fulfilling our visions. He is very knowledge and made several suggestions along the way that really enhanced our design. He has a “can do” attitude. Even into the project I would ask him to do little extras and he always accommodated us with a great smile. Daniel even noticed finished items he did not like and had his crew return to redo the work. He was a delight to work with. The on-site managers, Nick and Oner, were also helpful, professional, and very accommodating. In fact, the whole construction crew was great. The project was completed as per the time line and within the contracted amount, no surprises. With regards to the finished product, we could not be happier. Brother and Brother Builders really provide quality work, attention to detail, customer service, stress less remodeling, all in a timely manner. Their quality of work and professionalism is unmatched. Take it from one who has experience with remodeling projects, I highly recommend Brother and Brother Builders."

"I worked with Design Everest (Josh) when I needed to bring to code some unpermitted work on my home that had been altered prior to 1978. Design Everest was prompt to supply drawings of the structural work required. When my contractor found existing conditions that called for the engineers to review their plan, DE was very quick to review those existing conditions, change the plans and write cover letters (twice) to the City inspectors describing and confirming 'as built conditions' met code were sufficient from the original build. I am very happy with the end result, and although I questioned the cost of their bid at the onsite, I believe that what was discovered during construction and with the changes made, the cost turned out to be worth it the expense. I highly recommend using this firm."

Structural Engineering questions, answered by experts

A 4-inch-thick concrete slab can support around 4,000 pounds per square foot if a contractor reinforces the slab with rebar, while that same slab without reinforcements will support closer to 1,000 pounds. For the purposes of a patio, 4 inches in thickness without reinforcement should suffice unless you’re installing heavy kitchen equipment or a hot tub on it. In those cases, reinforcing your slab and sticking with 4 inches of thickness should provide plenty of strength.

Most structural engineers offer free quotes, regardless of the size of the job. For simple inspections when buying or selling a home, engineers typically charge a flat fee that may be based solely on your home’s foundation type and square footage. For larger projects, like new construction and major home renovations, an engineer will either perform an analysis of your project and site and provide you with a formal estimate, or they will do a more in-depth assessment and in-person site inspection before coming up with a per-hour or per-project cost estimate. In most cases, the estimate is free.

You should avoid drilling or cutting into load-bearing beams because removing material will weaken it and increase the risk of structural damage or even collapse. If you do need to drill into a load-bearing beam, speak with a structural engineer first to discuss where it’s safest to drill and the width and depth of the bit that’s safe to use.

Although the two terms are closely related and often used interchangeably, pier and beam foundations and crawl spaces are different things. A pier and beam foundation is made up of concrete piers and wooden beams and creates a space under the home known as a crawl space. There are several types of foundations that create crawl spaces, often collectively known as “crawl space foundations,” but the crawl space itself is separate from the foundation.

In many areas, advice from a structural engineer or an architect will be required by your building department before you can remove a wall, but even if it’s not necessary, it’s a good idea. Accidentally removing a load-bearing wall—even if a general contractor advises that it’s safe—can cause major structural damage, putting you and your family at risk and potentially costing thousands or tens of thousands of dollars in property damage.
