Start by asking friends, family, and neighbors if they know any reliable roof inspectors. You can also ask contractors that you’ve worked with in the past—they often have a network of people they can reach out to. Once you do find a roof inspector you like, check their online presence, read customer reviews, and give them a call. 

Make sure they’re properly licensed and insured in your area. It’s also a good idea to hire inspectors licensed by both the National Roof Certification & Inspection Association (NRCIA) and the International Association of Certified Home Inspectors (InterNACHI).

For real estate transactions in most states, it is up to the buyer to pay for a home inspector to conduct a home inspection. With the buyer footing the bill, it allows them to choose an inspector they trust to conduct the inspection and review the report themselves to note any major and minor issues.

It depends on the bank and the extent of the issue. Some banks will lend against homes with minor foundation damage, but most won’t if the issue is structural since the home acts as collateral for the mortgage. Banks that offer renovation loans might still finance a home with structural problems. More minor issues like settling cracks and intermittent problems with humidity are unlikely to stop a bank from financing.

Hiring a structural engineer who inspects foundations is the best way to find out if your foundation is up to code. These pros know building codes in and out and can inspect your foundation and prepare a report detailing anything that doesn’t meet code. A structural engineer can also recommend fixes for any problems they spot—you’ll just need to hire a foundation contractor to do the work.

Ideally, no one will live in a house with elevated radon levels, as prolonged exposure increases the risk of serious health issues like lung cancer. However, homes with radon can be made safe through mitigation systems, such as active soil depressurization. Testing for radon regularly and addressing high levels helps ensure a safe living environment.
