A certified home inspector is trained and has the experience necessary to make a thorough and trustworthy assessment of the condition of a home. Asbestos can be found in many building materials, especially if the materials were installed more than 20 years ago. Asbestos-containing materials (ACM) can include:

In most cases, no. The purpose of an inspection is to highlight any glaring issues with the property that the buyer might use to negotiate or want to rectify after closing, but there’s no law stating the inspection must pass. A buyer can accept any problems identified during a failed home inspection. The only exception would be lender-required repairs, which could hold up the mortgage.

The typical inspection period when buying a home—the time you have to conduct a home inspection and either agree to move forward with the sale or back out of it—is around 10 days. The inspection period can range from a week up to around 21 days, depending on the area, the state of the market, and how quickly the seller wants or needs the deal to progress.

After you pass your wind mitigation inspection, you’ll receive a report you can send to your insurance company when you request a discount. This report is valid for five years. If you switch providers within that five-year window, your new insurer may ask you to get another inspection if you want a discounted premium.
