They not only discovered and diagnosed the problem quickly, they consulted with us on the solution. Additionally, their work was outstanding. They performed everything quickly and efficiently, cleaned up everything behind them, and informed us that the condo association would cover the cost (which is why we don't know how much it cost). Outstanding service!
Compare this with the first company we used, Complete Chimney & Fireplace of some unknown location in Virginia (absolutely no brick-and-mortar address on their card, their website, or their forms---only "Dan" and a phone number (and a PO Box). They did a perfectly adequate job replacing the fireplace box tiles, and they also did a largely adequate job replacing our surround, except for the bad collective decision (between "Dan" and his helper and the two of us) to not make the bottom piece of granite long enough. -- This is work that they can do, but it's not their specialty, clearly. They also didn't give us half the advice that Mr. Raycroft did, and they never went on the roof to notice that the cap over our chimney was both smashed in--and the wrong cap. "Dan" and his guy were also nice enough, they got two jobs done for us, and they also cleaned up after themselves, but we just can't figure out how they got the highest ratings on Angie's List. Complete Chimney & Fireplace is a good hire if you already know all you need to know about chimneys, mantels, and surrounds, and you simply want to hire a company to carry out the specific instructions that you provide. Rooftop Chimney Sweeps, Ltd., is for the rest of us, IMHO.

So the company now has my 90 dollars and refused to even do a minute of work for it. I would love to hear from other chimney services how a "unsafe chimney" would prevent them from even vacuuming out and cleaning the fireplace. Angie's List, this company should be investigated. Refusing to do any work unless I paid them to perform other repair services? Sounds like extortion to me. How is that legal? The crew alerted us to/showed us digital photos of loose bricks/crumbling mortar at the chimney line and on the crown, as well as cracks and misalignment in the terracotta chimney liner. Everyone, including us, also acknowledged the need to remove a 3-foot sapling that was growing from the rake and was causing displacement of bricks/mortar. We took bids from Winstons, American Chimney and Masonry and Priddy Clean (all from Angie's List). Each of the teams seemed to know their work, and their diagnoses were consistent and recommended actions generally the same. The recommended course of action was to: (1) remove the terra cotta liner and replace it w/ a stainless steel liner; (2) repair 10 courses of bricks in the chimney using as many of the old bricks as possible; (3) re-cement the chimney crown; (4) remove the sapling and repair the damaged bricks/mortar in the rake; (5) replace the 1940s era damper w/ a modern one. We were confident any of the three companies would have done a good job. Priddy came in w/ the lowest bid, so we went w/ them. Winstons' bid also included a proposal to build a gutter-like ridge along the roof-line directly above the rake, to prevent future rain runoff from causing erosion and creating the conditions for a repeat of the sapling situation. As part of the contract finalization w/ Priddy, the sales manager agreed to include the ridge project and tell the work team to do so. We didn't amend the contract, but I expected it wouldn't be a problem as it was a small part of the overall project. The team came out the next day to set up the saffolding. The following day it completed the liner work. The weekend passed and early the following week they completed the chimney, crown and rake work. That part of the project was completed in less than a week after we signed the contract. I called the sales manager to ask for digital photos of the chimney liner work and to remind him of the ridge. He told me Priddy only did digital photos if the customer asked for them before the work was completed. I would think such a photo would be standard operating procedure, but I let it go. On the ridge, he vaguely recollected agreeing to it - even though he had said he'd include it in the work order. He said he'd have to check w/ the work team and he'd get back to me. I had to call 2-3 times over the next couple of weeks to get follow through. He finally arranged to have a technician come out to look at what had to be done. When the technician came, I explained the need. He understood and said he'd draw up a plan. He then told me it would cost $800 to build a roof cricket, which sounded like a more extensive project than I had requested/needed. I explained the work was supposed to be a part of the original contract. We agreed that I would speak to the business office the next day. When I followed up the next day w/ the business manager, she stated that a roof cricket was beyond what the company was prepared to do as part of the original contract. I told her I wanted the situation addressed at the original contract cost, but made clear I didn't require something as extensive as what she described a roof cricket would be. After some more back/forth, she agreed to send a team out the next day to build a gutter-like ridge that would extend beyond the edge of the roof over the rake, so that any rainfall would fall clear of the rake -- what I had asked for originally. It took another 1 1/2 weeks and several emails to the business manager before a team came out and completed that last step. Overall assessment: Although the chimney liner and chimney crown work are not visible, I don't have any reason to think the work was not well done. The course work on the chimney and the gutter/ridge look good from ground level. I'd give an A on the work, but a C on the responsiveness/punctuality side. If I needed future chimney work, I'd probably ask for a bid from Priddy among others and decide then if we would hire them again."},"url":"https://www.angi.com/companylist/us/md/beltsville/priddy-chimney-solutions-reviews-162748.htm"},"position":9},{"@type":"ListItem","item":{"@type":"LocalBusiness","name":"2 Hats Chimney & Ducts","address":{"@type":"PostalAddress","addressRegion":"VA","addressCountry":"US"},"review":{"@type":"Review","author":{"@type":"Person","name":"Matt E."},"reviewBody":"Dave came out and inspected my chimney and fireplace. He was on time! The total cost to repair everything ($1800) was outside my budget. This included all sorts of things including replacement of glass doors, clean out doors, chimney crown, chimney cap, and some brick repointing. I haven't done any comparisons because, like Dave, most chimney repairmen charge to do an assessment. Therefore, I don't know if Dave's quote was competitive. However, his rates are online, which is convenient. My house was a forclosure so I wasn't sure what to expect. When I said I couldn't afford it, he suggested the items that needed more immediate attention, gave me an estimate of how long it would last before more major damage would occur, and also explained that it would be safe to go ahead and use the fireplace. The fireplace is important to me (I go through almost a whole cord per year) so I was thankful that Dave gave me the go ahead to use it and I will likely call him back when I am ready to have the work done."},"url":"https://www.angi.com/companylist/us/md/laurel/2-hats-chimney-and-ducts-reviews-219993.htm"},"position":10}]}

This company is fantastic. They repaired a cracked chimney on my house in preparation for my selling it. I am based overseas so did everything with them virtually. They were very upfront that they would not know until they were on top of the roof to do the work the extent of the repair...

We ran a competitive selection among 5 companies for the very big job planned for our house: re-line 2 flues, re-build two fireplaces, and repair/re-build exterior masonry on the chimney. Chim-Chim Churee's quote was significantly less expensive than any of the others and their work turned...
AMAZING!! Thank the Google gawds for helping me find Shifflett Roofing. Tim and his crew are super. I had them over to look at repairing the flashing on a couple of chimneys on my new house. Tim gave a very fair price and kindly pointed out some SERIOUS problems that the home inspector...
