"Steve was great! He came early, clearly explained what to expect, how he would complete the work, and was very interactive with me and my wife by allowing us to follow him around the inspection of our new home! He always allowed us to ask questions and keeps an open line of communication even after the inspection. He provided a clear report within a day! He takes card also!"

"Tim was great to work with, took the time to explain what he looks for and what should be done to correct it. We had a small window to have our home inspection and Tim made our time frame work, he was on time did a Thorough inspection and wrote the report and summary and explained everything to us. Pricing was competitive. I would recommend Gylnn Inspection Services without hesitation."

"We had a very expensive home repair spray foam installation under the house floor. The people were shady, and I needed to have it inspected to see if they did what the contract said. They came out and were very professional and very timely , did what I needed done and gave me the report to send back to the company to prove the findings. We are so grateful to ugly duckling inspections. Thank you"

"Greg met all of our home inspection needs. He was prompt, conducted a very thorough inspection, and answered all of our questions. This was our first time buying a home and we were a bit nervous and had a lot of questions. He patiently walked us through all aspects of the inspection and did not skip a beat answering our many questions. Getting our report back the next day was a pleasant surprise and took so much stress out of our home buying experience. Highly recommend!"

"I researched mold inspection companies and read excellent reviews on Craig Cooper the local Mold Inspection Sciences inspector. I met Craig I told him he had a great reputation and I expected him to live up to it. He did and far more. Craig's pre-remediation inspection identified the type of mold. But Craig went beyond that. He is a great teacher and he educated me on the probable cause of the mold, various methods of mold removal, and provided the information I needed to select a remediation company. Brad of the MIS staff was also extremely helpful. I selected a firm that used a remediation method that Craig and Brad had recommended. The work was completed in a timely manner and passed with flying colors."

Home Inspection questions, answered by experts

Knowing what to expect during a mold inspection can help make the process easier. Prepare by closing doors and windows for 48 hours, turning off HVAC systems for at least two hours, and avoiding disinfectant chemicals for at least 48 hours.

The mold inspection process takes between 24 and 48 hours. Your professional will check walls, fireplaces, air ducts, vents, and windows for visible spores. They will also take an outdoor base air sample. Your pro will send these samples to a lab for testing and advise you on the findings.

As long as the home inspection reveals no problems with the property’s structure, it shouldn’t be an issue buying an underpinned home. In fact, a properly underpinned property can be more stable than houses that have never had structural issues. However, you could face a higher insurance premium if the property has a history of structural problems. You should always request a structural engineer’s report before making a final decision.

The unseen issues with a home are often the ones that turn out to be the most stressful. While inspections aren’t a legal requirement, they can highlight significant issues, such as damaged foundations, excessive mold, leaky basements, or problematic plumbing. These can cost thousands of dollars to repair, and the work can be invasive.

Knowing these things that fail a home inspection in advance allows you to decide if you want to proceed with the purchase. The seller may even cut back the sale price to help cover any renovation expenses or take care of them before closing.

Pipes should be inspected regularly so you can catch any red flags early on. Common issues that you might run into with your pipes include clogs, damage like cracks and leaks, corrosion, or other signs of wear. When you stay on top of an inspection schedule, you'll avoid costly problems like burst pipes.

Indications include cracks in walls, uneven floors, and sticking doors or windows that suggest foundation movements.
