My primary business is consulting on buildings that have construction defects that allow moisture intrusion, rot, mold, etc. I also work with builders on new buildings to assist in the sequencing and selection of products to prevent moisture intrusion, promote long-term building performance, ie., concrete curing, roof flashing, window and door installation, moisture barriers, basement waterproofing, etc.

"Buyers Beware – Total Waste of Money We purchased the premium home warranty package through Home Warranty Inc (homewarrantyinc.com) when we bought our home in October 2024, including the add-on for sprinkler system coverage. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

Home Warranties questions, answered by experts

Many homeowners find that a home warranty is well worth the investment. Home warranties are like small insurance policies for individual items in your home, including appliances and home systems. Home warranty coverage can mean the difference between paying a few hundred dollars for repairs or replacements every time something breaks down in your home and paying a flat rate of $85 to $125 per visit for a service fee. If you have an older home or are buying or selling one, a home warranty is likely worthwhile and could save you money.

Either the buyer or the seller can purchase coverage, and who pays for a home warranty depends on the situation. Some sellers buy a year of home warranty coverage to entice buyers to purchase their home, while some buyers purchase coverage to ensure they’re not on the hook for expensive appliance and system repairs shortly after closing on their home.

Most home warranty companies will accept either monthly payments throughout your contract term or a one-time payment upfront that covers all monthly payments for the entire contract. In most cases, paying for the home warranty contract in full up front will mean paying less in the long run, as most providers offer a discount for full-contract payments. Keep in mind that, in either case, you’ll still likely have some costs throughout the life of your coverage, like paying service fees for each service call you make and paying repair and replacement costs after you reach your coverage limits.

Every home warranty is different but a majority of them cover appliance repair and replacement, provided the issue arises from normal wear and tear. Make sure you check your plan however as some will only cover new appliances which can be aggravating, as new appliances usually come with their own product warranty, whereas the warranty for an older appliance may have long since expired. Check with your home warranty company to see if an old appliance is covered before calling a professional appliance repair person.

While a work warranty covers contractor repairs post-construction, a home warranty acts as a safety net against future breakdowns and unexpected expenses. Home warranties provide discounted repairs and replacements for essential home systems like plumbing and electricity in exchange for an annual fee.

While home warranties can provide a welcome safety net to some homeowners, they’re not a guarantee. The cost of a home warranty might not always be worth it. Other homeowners may be better off stocking away those funds in an emergency savings account in order to cover the cost of unexpected home repairs.
