"Buyers Beware – Total Waste of Money We purchased the premium home warranty package through Home Warranty Inc (homewarrantyinc.com) when we bought our home in October 2024, including the add-on for sprinkler system coverage. As anyone familiar with North Dakota knows, sprinkler systems must be winterized in September or October to prevent freeze damage. Ours was professionally blown out as soon as we moved in. Fast forward to spring—sprinkler systems in this region typically aren’t used again until late May, after the last freeze. We hired a professional sprinkler company to perform the spring startup and inspection. They found that multiple valves weren’t working properly. I filed a claim with the home warranty company immediately. Despite having the coverage, they denied the claim, saying it was a "pre-existing condition." That’s absolutely ridiculous, considering the system was winterized upon move-in and wasn’t even operational until months later. To make matters worse, this company has no partnered service providers in our town. You're expected to find your own technician, and good luck finding one who’s willing to work with them. Even if you do, you're likely stuck paying a significant amount out of pocket if anything needs to be replaced. This company is a complete scam. They take your money and leave you high and dry when it actually matters. I would never recommend them to anyone."

Either the buyer or the seller can purchase coverage, and who pays for a home warranty depends on the situation. Some sellers buy a year of home warranty coverage to entice buyers to purchase their home, while some buyers purchase coverage to ensure they’re not on the hook for expensive appliance and system repairs shortly after closing on their home.

Every home warranty is different but a majority of them cover appliance repair and replacement, provided the issue arises from normal wear and tear. Make sure you check your plan however as some will only cover new appliances which can be aggravating, as new appliances usually come with their own product warranty, whereas the warranty for an older appliance may have long since expired. Check with your home warranty company to see if an old appliance is covered before calling a professional appliance repair person.

A seller’s home warranty normally excludes intentional damage, issues that arise due to a lack of maintenance, and cosmetic repairs. Each warranty can also have specific exclusions, like certain types of heating or cooling systems and certain components within your appliances and home systems. Most home warranties will also have coverage caps, and once you reach payouts that match the caps, all repairs will be excluded.

Most home warranties transfer with ownership, but it depends on the home warranty provider. Some companies automatically transfer the coverage from the seller to the buyer; some require additional paperwork to complete the transfer, and others may not allow a transfer at all. Check the policy or sample contract or ask your home warranty provider to confirm before selling.

Many benefits come with buying a home warranty when selling your home, but there are drawbacks to consider, too.
