"We had 2-3 years of constant road work as a result of storm Sandy (gas line and water line replacement) and there was a crack that expanded over time in the living area on the second floor. We needed to know if it was structural or cosmetic. Anthony arrived on time and began to examine the crack as well as take measurements to determine any significant changes. He was familiar with the land issues in this area, which I appreciated. He explained as he went along and also went to every room in the home and outside for any other evidence of cracks. He was extremely thorough in his inspection and advised how to correct the issue. In addition he also gave tips regarding procedures for any renovations on the property which was extremely helpful. There was a fee for the inspection and an additional fee for a written report. I would definitely hire again if I have any issues."

"Juan Medina is an exceptional engineer. He helped me design a dormer, house structure and was my inspector for DOB from start to finish. He is competent, generous, and professional all throughout. He made the entire process as simple and painless as possible. A reasonable and trustworthy engineer is hard to find and I would encourage anyone to use Juan Medinaâ s services."

"Evan was great to work with! He is very responsive, kind, knowledgeable and professional. He was quick to get our work done (drawings for a permit request for a fence) and very communicative the entire time. I would recommend him to anyone looking for an architect for their home projects."

"Permit Architects was fantastic. Esther, George, and their team helped get our renovation plans approved by our building's co-op board and DOB. The process was smooth and fast. I highly recommend them and would definitely work with them again."

Structural Engineering questions, answered by experts

In Queens, start spring by checking foundations for cracks from freeze-thaw cycles and inspecting basements for leaks. Transition into summer by examining roofs and siding for storm readiness. In fall, clear gutters and assess drainage to prevent winter water issues. Winter is best for monitoring attic insulation and snow loads. This routine helps address common Queens issues like humidity, coastal winds, and shifting soils.

Helpful?

Queens homes built before the 1950s, or those showing signs like wall cracks, sloping floors, or doors that stick, often need structural attention. Properties near subway lines or in flood-prone areas are at higher risk for foundation settlement. If you’re planning a major renovation or live in a historic district, a structural assessment ensures your home meets safety and local building standards.

Helpful?

Before starting in Queens, review local permit requirements and check your property for any existing violations. Gather property surveys, previous permits, and insurance documents. Hire a qualified structural engineer and contractor familiar with Queens’ building types. Arrange for underground utility checks before excavation, and consider environmental testing for older homes. Plan your project timeline around Queens’ seasonal weather to avoid unexpected delays.

Helpful?

In Queens, prioritize a foundation inspection, as many homes here are built on clay-rich soils that can shift. Assess load-bearing walls, especially in older row houses or homes with past renovations. Roof structure evaluations are key for hurricane and snow preparedness. Also, consider basement waterproofing to address common local flooding, and check for termite damage, which is prevalent in certain Queens neighborhoods.

Helpful?

In Queens, use dust barriers to contain debris, especially in homes with older paint or plaster. Clearly mark and secure work zones, and install temporary gates on stairs. Keep pets in a separate, quiet area to reduce stress and prevent escapes. Maintain open emergency exits and communicate daily safety updates with your family. Scheduling noisy work outside school hours and respecting local noise rules can also help.
