I am in the process of selling our home and the buyer's contractor sited significant issues with our foundation and quoted an exorbitant amount to fix. This is extremely disturbing as I did not suspect any issues prior. I scoured Angie's list and found AFM. Looking through their website and their certifications, I decided to reach out. I submitted a request late Friday evening and received a call early Saturday morning from Tony. I was very pleased by his expeditious response. We scheduled time for him to come visit on Sunday and he meticulously accessed the issued with our foundation. This turned out to be a minor issue that would require a small effort to fix. AFM also was able to turnover the inspection report within a day. I could not have asked for a better experience with AFM and Tony. If you are looking for piece of mind, AFM will not disappoint.

We had 2-3 years of constant road work as a result of storm Sandy (gas line and water line replacement) and there was a crack that expanded over time in the living area on the second floor. We needed to know if it was structural or cosmetic. Anthony arrived on time and began to examine the crack as well as take measurements to determine any significant changes. He was familiar with the land issues in this area, which I appreciated. He explained as he went along and also went to every room in the home and outside for any other evidence of cracks. He was extremely thorough in his inspection and advised how to correct the issue. In addition he also gave tips regarding procedures for any renovations on the property which was extremely helpful. There was a fee for the inspection and an additional fee for a written report. I would definitely hire again if I have any issues.

Foundation and structure inspection

He did a concise assessment of the structural integrity of the property and answered all of my questions. I took detailed notes because everything he said was so useful. I would definitely hire him again.

He responded quickly. I sent him the requested material and he came in on the 19th of July. We sat down and discussed, with me, the problem that I was having. Then, we proceeded to the lower floor, the finished basement area. He took numerous pictures. The turtle and his tank were moved from in front of the axis door. We were able to open it up and then open the second area to actually have him photograph the space between the houses. He then asked for access to the flat roof. Which was easily done, he exited through the upper floor bathroom, and again, took numerous pictures. Then he came in, and I opened the window on the stairs that he was able to look out and again, take numerous pictures. It was a dark area and I asked him if he wanted me to plug in the work light. He indicated, he did not need that light. He just took his pictures. Then I was asked what I wanted in the report and I just simply replied the truth. I wanted him to be honest about where water could have been coming from. At that point, he packed his things up and went to another appointment. I kept checking to see if there was a report. It wasn't until two days before my birthday, I called to ask where the report was. He responded, "oh I'm sorry," and that it would be available the next day. My contention was that, it was almost a month. I wouldn't be so worried if he had taken copious amounts of notes. But he hadn't, and I knew that he would forget. The report was dated August 12th, but I only saw the report August 14th. It finally came to me the 14th, but was dated August 12th. They said they would send me another copy, which they did August 14th. When I saw the initial report, it made me furious. He had not addressed the question of where the water was coming from. He was focused on the structure. The report was redone, but still had numerous errors to which he has ignored. To him, that's the end. He's not going to make any corrections, that is it.

We got AFM from Angie's list and are very happy that we found him. Anthony was professional and obviously knowledgeable. He assessed the problem and made very reasonable recommendations for a reasonable price. If we need an engineer or house inspector again, he will be our first call.

Mr Marmo was punctual and showed up on time. He took the time to explain what was happening to the structural integrity of the kitchen beam and gave us advice on how and when to fix. He was very patient in answering our questions. I would hire him again.

Excellent. I can not speak highly enough with regard to my experience with AFM Inspections & Engineering . My schedule was accommodated which was very important to me since I was eager to have it done as soon as possible. The inspection was very thorough and my many questions were answered. The written report was prompt and professional. I would recommend this company with out reservation.

Anthony returned my call promptly to discuss the services he offered and pricing. He arrived promptly as scheduled and conducted a very through inspection of the basement walls and inspected other structural concerns. He explained everything he found verbally and did not rush the inspection. There was an option for a written report which was an additional cost but did not push that option. I chose to have a written report prepared that was completed under a week which included the details of the inspection with photgraphs of the areas of concerned highlighted. I would differently hire Anthony of AFM Inspections for any additional inspections or related services offerd by AFM Inspections.

Even though the house is 100 years old he said the lolly columns in basement were providing structural support and no change or upgrade was needed. He said there was no need to level the second floor and if it was him he would not do it. He said there was no need to change roof unless it leaked. His assessment of crawl space moisture was vague to me. He said adding two two by fours as added support to the ridge beem in attic was helpful insurance as there is a crack in the ridge beam. We'll get to that when the weather is warmer. He said I needed and electrician to discuss and upgrade electric.

We're out of state and don't get to our parents house often, and it needed a complete inspection before we fix and clean anything to put it up for sale. Tony was able to fit us into his schedule within a week. He was prompt, courteous and very thorough. Aside from providing a standard home inspection, Tony was also qualified to provide a structural inspection since we wanted to let the future owner know of the home's expansion potential. While that type of expertise added to the cost of a standard inspection, it was well worth it. Tony also discovered asbestos in the basement, although it was undisturbed, but nonetheless good to know and was our choice to consider having it removed by qualified professionals. He first provided a handwritten quick summary, more like a checklist, right after the inspection before he left. Then a week later, he emailed a comprehensive and very detailed report in PDF format with info about the entire property - from exterior to interior, top to bottom and front to back. This is info you need to know whether you are preparing to sell or to buy and it is as detailed as it can get. Kudos to Tony for leaving no stone unturned, now we know what we're getting ourselves into as we start work on the house.

This was such a great find! I needed an PE Engineer for a problem in my Co-op. Anthony of AFM Engineering was perfect. He came quickly and promptly. He came with equipment and I got a full and through report within 3 days of his inspection. I wish I found him earlier. I would recommend him whole heartedly!

Reliable & Knowledgable Explained repair needed to fix structural problems

Anthony was great to work with, and provided a great inspection of the house structure. He quickly found what issues needed repair and provided a few solutions. He went out of his way to spend more time than necessary at the property, finding out the best way to deal with structural issues. He was very funny and down to earth. I would recommend him to anyone looking to get a truthful, down-to-earth structural inspection and explanation of possible issues.
