"We're out of state and don't get to our parents house often, and it needed a complete inspection before we fix and clean anything to put it up for sale. Tony was able to fit us into his schedule within a week. He was prompt, courteous and very thorough. Aside from providing a standard home inspection, Tony was also qualified to provide a structural inspection since we wanted to let the future owner know of the home's expansion potential. While that type of expertise added to the cost of a standard inspection, it was well worth it. Tony also discovered asbestos in the basement, although it was undisturbed, but nonetheless good to know and was our choice to consider having it removed by qualified professionals. He first provided a handwritten quick summary, more like a checklist, right after the inspection before he left. Then a week later, he emailed a comprehensive and very detailed report in PDF format with info about the entire property - from exterior to interior, top to bottom and front to back. This is info you need to know whether you are preparing to sell or to buy and it is as detailed as it can get. Kudos to Tony for leaving no stone unturned, now we know what we're getting ourselves into as we start work on the house."

"It was a pleasure working with Evan. We had an unexpected situation where our previous architect just stopped responding to us, and Evan was able to help us quickly push our project forward. He understood that we were delayed by the incident, respected our time and delivered everything in a timely manner. Evan was very communicative, supportive, and clear on his direction which made the whole seemingly daunting DoB filing process a breeze. We also got amazing references for expeditor/contractors from Evan which helped speeding up the project by a tremendous amount. Highly recommend!"

"We engaged Gaudioso Construction to perform full-scale gut renovation of the first floor and kitchen remodel at our Forest Hills home. We could not have been happier with the quality of their workmanship and are confident in recommending Gaudioso for the most complicated projects. Gaudioso’s team of carpenters, plumbers, electricians, tilers, sheetrockers, and painters were all skilled and quite prideful of their craft. Gaudioso’s guys were not your typical get in and get out, cut corners at every turn kind of workers. They all worked methodically and meticulously spending the time where time needed to be spent. While pictures of the end product are always great, one needs to see a project from beginning to end to fully understand the skills needed to ensure your walls are straight, your pipes don’t clog, your electric doesn’t spark, your floors (and hence your cabinets) are level, and and every inch of your remodeled space feels exactly right. Gaudioso’s people have mastered those skills which is seen in the photos. The project was based on an architect’s drawings and was subject to inspection by the NYC buildings department. The project consisted of the following in order of complexity: - Bearing wall separating a terrible galley kitchen from the dining room was removed - A 20ft steel beam installed to support second floor of house (in place of bearing wall) - Steam heating pipes within the walls were re-routed to make way for a kitchen island - Waterlines and waste lines to the bathrooms above were all re-routed to make way for a higher ceiling and increased floor area - Existing kitchen plumbing completely removed, replaced and relocated - Electric in kitchen completely removed, replaced and brought to code (incl. upgraded breaker box) - Complete reframing & sheetrocking of the entire space - Non-bearing wall removed, ceiling, adjacent wall, and floor repaired and matched with existing - Cabinets, lighting fixtures, faucets and etc all installed - Floors removed, replaced and finshed. All of the items above and numerous other ancillary items were completed within the expected timeframe and without any matters of concern. On matters of preference, Gaudioso addressed in a way that told us they wanted us to be happy. One last thing, if you’ve read this far. Gaudioso took ownership of anything his people did touch or (what he believed) should have touched. During the course of the project there were two unexpected occurrences. In both these situations, most contractors would have thrown their hands up and said “that’s your problem”. Gaudioso, without being asked, scoped the occurrences into his realm of responsibility and fixed both issues at his own expense. Any project comes with its heartaches, especially one of this scale. It’s best to hire a contractor with a strong track record and people that are up to the task. Gaudioso is one you can rely on to get the job done without the typical contractor issues."

"Permit Architects was fantastic. Esther, George, and their team helped get our renovation plans approved by our building's co-op board and DOB. The process was smooth and fast. I highly recommend them and would definitely work with them again."

"I have lived on Tweed for 27 years === I bought my home in 1995 knowing I would take it down and build a dream home one day. For about 12 years I dreamed about how to capture the special land --- looking at many styles I kept going back to Jo Machinist homes and knew she was the architect for me. Jo has amazing taste and knew exactly what to do she worked with me on how to capture the sun rise and set (and the shadows) , how to frame an iconic tree and bring the Hudson River and the bridge into each room. Some of my favorite parts are the 140 foot retaining wall to secure the land, the levels to have the vanishing edge pool looking at the river while keeping the sun on the pool most of the day with an amazing cabana next to the pool. Jo always told me she would make my home my dream and together we did. I feel like I live in a SPA everyone who visits wants to move in. It was more than jus the house it was the entire property she transformed. Thanks, Deirdre Quinn"

Architects questions, answered by experts

For architectural service projects in Queens, prioritize safety by addressing lead paint in pre-1978 homes and adhering to NYC building codes for stair guardrails. Install window guards as required by Local Law 55. For pets, consider designing secure yard fencing at least six feet high and using durable, low-VOC materials for better indoor air quality. Rounded corners on countertops also enhance child safety.

Helpful?

The humid subtropical climate in Queens, NY, heavily influences architectural service projects. Designs must account for heavy precipitation, potential hurricane-force winds, and freeze-thaw cycles. This means specifying robust waterproofing, wind-resistant materials, and foundations designed for soil expansion. Roofs require enhanced snow load calculations, while high humidity necessitates proper ventilation systems to prevent moisture issues and ensure long-term structural integrity.

Helpful?

A frequent mistake during architectural service projects in Queens is skipping required DOB permits for structural changes. Homeowners also overlook local zoning, such as setback requirements in R3-2 or R4 zones, and restrictions in historic districts. Another common error is underestimating FEMA flood map requirements, which mandate elevated utilities in many areas, leading to costly redesigns and project delays if not addressed early.

Helpful?

For architectural service projects in NY, a seasonal routine is key. In spring, inspect your roof and foundation for damage from winter's freeze-thaw cycles. In fall, prepare for cold weather by testing the heating system and weatherproofing windows and doors. During winter, monitor for ice dams and protect pipes from freezing. This proactive approach helps maintain the integrity of your home's new structures and systems.

Helpful?

Yes, combining an architectural service project with other upgrades in your Queens home is a smart strategy. For example, renovating a kitchen alongside electrical and plumbing work allows for shared demolition and streamlined inspections. Similarly, pairing a roof replacement with insulation or solar panel installation means only one period of roof opening. This approach reduces overall project duration and can lead to contractor discounts.
