Douglas and Alan came to inspect the roof and they were both friendly, respectful, and professional. Douglas inspected the roof and took photos of several issues, one was hail damage. He recommended I pursue a claim with my insurance company. He met the adjuster later that week and it was determined that the hail damage was not enough to file a claim, however the claim adjuster agreed with Douglas that the roof needed to be replaced (shingles). Douglas looked at all the issues from my big, clean attic (which is unfinished) and worked hard to give me a good deal, and even though I was depressed to spend the money, I felt like I was getting a good deal. Unfortunately, the crew that came was not as professional and respectful as Douglas and Alan. They started in early morning and covered the yard with drop cloths, etc. they went all day and into the night because rain was coming overnight. At around 8:15pm, my son and I left to do an errand and came back at 9:45pm. I noticed a bunch of litter near my garbage can which had been moved. I went to investigate and found that a crew member had DEFECATED ON MY RETAINING WALL BEHIND MY TRASH CAN IN THE ALLEY!!! I was livid. They were still working on the roof with headlamps on in darkness. I asked a crew member to stop, because I was so angry and also knew the nailing was bothering my neighbors on a school night at nearly 10:00p.m.. Not speaking much english, he said "10 Minutes, rain is coming". I was completely floored that the roofer had used my property as a toilet, and left all the evidence. At 10:15p.m I went to the store to buy disposable gloves and picked up the litter but not the you-know-what. The next day, I looked around and saw that they had cleaned up pretty well(but not the ****), and was coming back to clean more and finish. My ADT sign was broken, but mostly everything looked good. My neighbor told me that my gutter screens were missing in areas on my gutters. I went up to the attic, and to my dismay all of my things that I had stored up there, keepsakes, etc., were covered in a thick black/brown dirt residue. From the pooping in the yard, to the dirt all over the attic and my things, and then looking out the windows seeing mangled screens and missing screens and large chunks of shingles in the gutter - I was furious. Douglas called and I told him about it all, and he came over and looked at the attic and gutters - I was so angry, I forgot to show him the gross gift his roofer left on my retaining wall. He had someone come and fix the gutters, but did not have time to vacuum my attic. He said he would come on Monday. I had movers coming on Tuesday. I wasn't going to do it myself, I had no time. Alan came on Wednesday and vacuumed it up when he was finished, I showed him the crap. He was apologetic, and said he would call the owner. I have been so upset with this company, and more upset that the owner has not called me. The roofing job put my move off by a week. THeir messes have traumatized me and caused me to reschedule my move. No, I will never use this company again.

He is meticulous in his work and it doesn't slow him down because he is that good. On the first day at my project, Marshall arrived promptly at 8am. He brings a long silver covered trailer with him. He brings all his tools with him to the job sight so the will be no reason to "return to the shop" that would delay the work day. The trailer interior is very organized. There are shelves that hold small and medium size tools and larger implements are clamped in place and nothing is out of place. The lumber was already delivered, so Marshall began to work as soon as our introductions were over. Marshall worked mostly alone. He had an assistant on two days when heavier lifting was done. During the two weeks when Marshall worked at my house, the weather was around 90 degrees. He worked Monday through Friday from 8 or 9 am until at least 5pm and some days until it was dark. He said it was more comfortable working when the house shaded him from the sun. He asked me for an afternoon off once. I have never had a contractor ASK for an afternoon off. The portico turned out beautifully. I hope Marshall has had a chance to come by during the summer and see how the finishing touches of my wife's decorating has improved his masterpiece. After meeting Dan, the lead contractor, my wife and I decided to hire them. Mind you, we chose above the rest instead of someone that other family members had previously worked with and had gotten great results. We hired ATR Flooring as Dan's experience seemed as though it would yield great results. Almost from the very beginning we had issues with punctuality and scheduling. It was a classic situation of over promising and under delivering. We were told the job would be completed in 1-2 weeks and the job went on for over a month. Their workmen were coming in weekends (including Sundays) at various hours. It was hard to know exactly when they would come to get work done. We certainly felt they were fitting us in rather than scheduling our work. In the end, we were most unsatisfied with the results as ATR removed our original baseboards and somehow managed to ruin them?! They removed them to stain them (btw, my wife had to match the colors of the floor, not ATR) to match the floors. When they returned them, two of them had sustained cracks (were broken) and one was about a 1/4 shorter??!! How the h*** did that happen without some deliberate action?! Anyway, Dan asked for payment with the promise that he would return to either repair or replace the damaged baseboards. I've not heard from Dan or ATR since the day the walked out of my house. BTW - I paid them nearly in full, sans $100 that was supposed to be paid when the job was done. Typically I don't pay for unfinished work or subpar results. Again...I trusted them to do the right thing. I didn't follow up with them as later that summer my father was struck with terminal cancer so I spent much of my time caring for him in his last days until he passed. I would think they would live up to their word and be proactive about keeping their promise to take care of this....the right way. I would NEVER, EVER use these guys again. In fact, we've had additional flooring done since then and we've not called them as they've proven that they can't be trusted. BUYER BEWARE! I had used them before, a couple years ago, and had a good experience. I have a very small city yard, and the flat rate of 59.00 was appealing to me. There was a lot of rain this spring, so it took a while for them to come out. When they finally came, the service man was polite and quick. He couldn't get the roller through the opening of the fence in the back yard because of a retaining wall. He said he could do it if we lifted it up over a jutting brick. I was dressed in work clothes and couldn't do it, but would have if I didn't have to leave. He said he would return with another man to finish the job, I just had to call the office and tell them. I called the office, told the woman what happened, and she was extremely RUDE. She stated that and quot;We tell all our customers you have have a certain width of fence to get the machine throughand quot;. This was an absolute lie, no one told me this and they had no problem before. I told her I was a previous customer and she accused me of lying because she couldn't find me in their system. I told her it was 2 years ago and then she said they changed systems, so I must have been dropped. The communication with this woman was extremely unprofessional, and accusatory - and I am the customer! At the end of the conversation, she said they would come and finish the job. They NEVER came. They just sent me a bill with a finance charge! I will never use this company again, I never feel good about giving my hard-earned money to people who are downright rude and get away with unfinished work. They scheduled our installation appointment that very day. They called the week before our scheduled appointment and said they had an opening a few days earlier, so we were able to have it installed even sooner. They arrived on time and completed the work quickly. They walked us through exactly what they did, how it works, and how to take care of the system. They servicemen that arrived were on time. They were considerate, professional, explained their pricing in detail, were upfront, honest, and when they were unable to perform the services I originally had hoped for, they did provide alternative for the use of the coupon I had purchased an did resolve an existing issue I had elsewhere in the house. What went wrong...in ADDITION to the coupon purchased, I had to pay for the "service call" an additional 60 or 60 dollars...this was NOT disclosed when I purchased the coupon, nor was it disclosed when I made the service appointment. So, I was very disappointed, to say the least, when on top of what I had already paid, I was told I had to pay more. In addition, the service I had wanted, the bath fan installation, was exceedingly simple. The switch for the fan was already wired, and the wiring to where the fan was to be located was already installed as well. The job simply required a junction box in the wiring, and finishing the wiring to the fan itself, as well as cutting a hole in the wall for the simple fan install. The fan was already purchased and waiting for them. I could not understand how they came up with the astronomical pricing they calculated for completing the install. The total price was $700-$900 for a junction box, a hole in the wall, and connecting the fan to existing wiring. Because of the winter weather, we wouldn't be able to install the venting to the exterior, however, I did explain that simple carpentry was something I could accomplish in the spring, and only wanted the wiring completed for now- since I have a healthy fear of electrical work. Overall, the professionalism, attitudes, concern, and willingness to find another task for use of the coupon was very good. Their pricing was ridiculous and neither the coupon, nor the ad for the Big Deal, nor the scheduling of the appointment ever indicated an additional fee would be charged for using the coupon...of course they'd have to come out to the house for me to use the coupon...so why wasn't the service call fee disclosed or included? I most likely won't use them again going forward, since they weren't able to adjust pricing beyond the prescribed price list they were told to use. I think there needs to be room in the pricing to accommodate all situations and some pricing should be at the discretion of the professionals who are present to actually determine the extent of the labor and materials involved in a particular job. "I would recommend Iron & Oak to anyone. We decided to replace an old and falling apart solarium on the back of our house and wanted a three season screen porch on the same footprint. We had a number of contractors out to bid on the project.. some that provided low-cost, cookie cutter aluminum porches, some that were custom builders. In the end for us, due to the communication, dedication to quality, and reasonable value, we went with Iron & Oak. The entire process: the initial consultation with Peter, the planning of the project with Jake, and the team that they brought out to build the porch were all A+. On top of that, there is a value working with good people. Even when there were bumps in the road during the construction process, which is the norm and for the most part unavoidable, Iron & Oak was clear with their intention to take care of us as their customer and they followed up on that. They went above and beyond with this project and we are so happy that we made the decision to work with them."

"Since we bought our house in March, we have dealt with many contractors. Jose & Angela are by far the most professional and honest among all of them. They took care of a drywall+door installation and a bathroom fan replacement. Among the 4 contractors we contacted for this, they were the only ones showing up in person to provide a quote. The others only asked for pictures to provide quotes. The quote from Jose & Angela was very reasonable. A couple of times, the project required some extra costs due to the specifics of the door and the fan we purchased. Jose was very transparent in motivating the additional costs and quickly updated our contract both times. At each step, we knew what we were paying for and why. The final job was absolutely high quality. Moreover, Jose and his team did all they could to minimize the impact of dust, etc, on the rest of the house. They will certainly be our first choice for any future work on the house that falls within their expertise."

FAQs for contractor service projects in Mendota Heights, MN
Generally, general contractors charge between $50 and $150 hourly, though not every contractor charges by the hour. If charging based on the project, you can expect a markup of 10% to 20% of the construction cost. You can expect to pay between $300 and $500 daily if charged by the day.
General contractors are the ones that coordinate home construction projects. They are in charge of the day-to-day oversight of the subcontractors to ensure that the project is completed on time and to resolve problems as they arise. General contractors:
Complete pre-construction planning, both with the customer and crew
Provide realistic cost estimates
Develop construction timelines
Ensure deadlines are met
Acquire permits as needed
Purchase supplies and materials
Before hiring a general contractor for your home project, it’s a great idea to write down a list of questions to discuss with each prospect. Some example questions to get you started include:
Which types of insurance do you carry?
Can you provide a list of references?
What is the expected timeline for this project?
How will my project be supervised?
Will you hire subcontractors for the job?
What is the best way to communicate changes?
Will you obtain all of the required building permits?
While city and state laws vary on general contractor licensing requirements, hiring an unlicensed general contractor could lead to poor quality work, costly future expenses, and potential code violations. Be sure to check our state licensing tool to review the local general contractor guidelines for your area.
As you browse our pro listings, take note of the “Angi Approved” badge. Angi Approved businesses meet our standards for certification which include:
The owner, principal, or relevant manager passed a criminal background check
Required to have applicable state and local licenses
Maintain an average star rating of 3.0 or better on our network, if they have at least one review
Paying to advertise their services
Meeting any other eligibility criteria required by Angi
Keep in mind licensing is different from certifications. A license is a legal requirement to operate a business, while certifications are voluntary.
Yes, most general contractors require a down payment for project completion. A reasonable down payment for a contractor is 10% to 25% of the total project cost, though that will vary based on project size and location. The down payment helps cover the upfront costs of materials and permits and helps ensure payment for the project at hand.
